Brunswick Forest Market Update: What Closed Sales Tell Us (Dec 2024–Dec 2025)

If you’re thinking about buying or selling in Brunswick Forest, the best way to understand today’s market is to look at what actually closed — not just what’s listed. Below is a breakdown of 173 recent closed sales in Brunswick Forest from December 9, 2024 through December 5, 2025, showing pricing, trends, and what buyers are paying right now.

Here’s what a “typical” closed sale looks like in Brunswick Forest over the past year:

Takeaway: Spring and summer brought higher pricing momentum, while fall saw a meaningful cooling.


What Buyers Paid by Bedroom Count

Brunswick Forest remains dominated by 3–4 bedroom homes, and that’s where the pricing data is most reliable.

Median prices by bedroom:

  • 3BR homes (97 sales): $562,500 median

  • 4BR homes (65 sales): $630,000 median

  • 5BR homes (7 sales): $732,000 median

Price per sq ft (median):

  • 3BR: $242/sf

  • 4BR: $241/sf

  • 5BR: $214/sf

What this means: Bigger homes bring higher total prices, but the “value per sq ft” tends to soften as square footage grows.


Newer Homes Command Higher $/Sf

When we grouped sales by build era:

  • 2006–2010: $540k median | $206/sf

  • 2011–2015: $585k median | $234/sf

  • 2016–2020: $640k median | $245/sf

  • 2021–2025: $573k median | $259/sf

Interpretation: Buyers are paying a premium per square foot for newer construction, even when the total price isn’t always higher (newer homes are sometimes a bit smaller).


Market Momentum: Last 90 Days vs Prior 90 Days

To see what’s happening right now, we compared the most recent quarter to the one before it:

  • Median price: $540,000

  • Median $/sf: $241

  • Median DOM: 38.5 days

  • Median price: $625,000

  • Median DOM: 42 days

Bottom line: Prices softened in the most recent quarter, but homes are still moving at a healthy pace.


What This Means for Buyers and Sellers

For sellers:

  • The strongest pricing window this year was spring through mid-summer.

  • Buyers are still active, but they’re more price-sensitive than they were earlier in 2025.

  • Homes priced correctly (and presented well) are still closing near list price.

For buyers:

  • Fall pricing cooled, offering more negotiating room than the summer peak.

  • Newer homes still bring a premium, especially for move-in ready condition.

  • The core market sweet spot remains $520k–$700k, centered around ~$590k.

Is Hampstead the Best Place to Live in North Carolina?

Hey, everyone. Welcome to another area update. Today's update, we're gonna talk about Hampstead. We're talk we're gonna talk about the special features of Hampstead. We're gonna go over the whole entire area. Hi. My name is Brian Schroeder. I'm with the Coastline NC real estate team at Blue Coast Realty Corporation down here in Wilmington, North Carolina. Been doing real estate for the past twenty plus years. So let's dive into it. Let's take a look at Hampstead and its special features. One of the cool things about Hampstead is that it sits right behind Surf City Topsail Island along the Intracoastal Waterway. So there's a lot of areas that, if you're into boating, you're into kayaking, paddle boarding, there's plenty of areas and communities in this location. One of the neat thing about Hampstead is you have Surf City. This is the bridge going over to Surf City which is located on Topsail Island which is gonna be the closest beach to Hampstead. You also have another one south which is Wrightsville Beach. It's about thirty five minute drive to get to Wrightsville. But as you can see here, plenty of pretty white sand, blue water. Here's a shot of the Surf City Pier on Topsail Island. But this is a neat island because it's about 21 miles long and it covers two different counties. Another neat thing about Hampstead, you're about a fifty minute drive to Downtown Wilmington, the historic riverfront where there's restaurants, shops, tons of different things to do, concerts. But, there's a bypass which we'll talk about. It's probably got another year or two to go. But once that bypass is open, it's gonna give people easy easier access to the Downtown Wilmington area where you can get into the historic district. But let's take a look here on the map. As you can see here, the red arrow, that is where Hampstead is located, just North of Wilmington. And as you can see here, it's close to Topsail Island, the South End of Topsail Island. So it's right behind the Intracoastal Waterway. But as you can see here, since it is a coastal, town, you're gonna have a lot of little tiny creeks that kinda come up and around these certain areas. This is a flood map. You'll see that the green, area that's shaded is the ve zone, and the brown area is the a e zone. And anything outside of that zone is considered the x flood zone, which basically means that you're not required to carry, flood insurance in those areas. So it's a pretty neat little area, but we're gonna talk about, some of the numbers here. Taxes are based on assessed value. So if you own a home that's assessed at $350,000 in Hampstead, you'll roughly pay around 34, 30 per year in annual real estate taxes. There's a lot of different communities nestled all throughout, and they all usually have, like, an HOA that it it ranges from various different aspects. Some have a lot of amenities. Some have very few amenities. But definitely give us a a shout or call us if you have any questions on HOA. Now let's dive into it here. Hampstead is known for their school district. You can see here's a chart. They have a really good high ranking schools here in the area. Top schools, I would say, is one of the biggest or the second the area. Others are being close to the beach, being close to the water, having boat access, and also, it's known to some great restaurants like Driftwood Craft Kitchen. You got Debbie's on 17. You got some really cool spots along the Intracoastal Waterway. Here's Sailfish just South of Hampstead in Scotts Hill. It's on the waterway. Got some really good places to get some good southern style food like Sawmill Grill. But, you know, here's neat things. Like, you can imagine pulling up your boat, to a dock and listening to live music, going to, you know, go eat at Sailfish here. Here's a shot of the Intracoastal Waterway. Here's some people coming out of the Sailfish restaurant. But it makes Hampstead a really cool town because it's coastal. They, another neat thing is they have Kiwanis Park. So it's a really cool park. As you can see here, they have tons of different playing fields. You'll roll up there on the weekends. You'll see soccer games, lacrosse games, pickup, you know, ball, ultimate Frisbee, you name it. But they have a variety of different playing fields. They got beach volleyball. They've got a cool playground for kids and stuff to go visit and stuff like that. But it's a neat thing having this park here in your area. They've got multiple baseball fields, which are lit. And as you can see here, some shots of the playground and everything. But it's a really cool asset having this neat park here in Hampstead. And they actually just completed a couple brand new pickleball courts, tennis courts, basketball courts, as you can see here in this video clip, which is pretty neat. I would say another unique thing about the Hampstead area is that they have marinas. They've got places where you can store your boat, whether it's dry stack or buying a a wet slip in this is a clip of South Harbor Village. It's also a community as well. Also too, if you are looking to maybe just have a boat at your house and you wanna drop it in, they also have wildlife public ramps, with direct access to the Intracoastal Waterway. Here's a shot of one off of Sloop Point Road. And also for your marina needs, they also have Sleep Point Marina. That's good to have that here in your backyard in Hampstead. If you're looking to get some tune ups on your offshore fishing vessel, or boats for the Intracoastal Waterway, it's nice having marinas in the area that you can just roll up to. Another thing too about Hanstead is that they have a couple new a brand new developments that are on the waterway. Here's a shot of Delamar. It's a brand new community. They got lots along the Intracoastal Waterway. What I'll do is I'll post a link, in the description of Waterway. What I'll do is I'll post a link, in the description of this video on Hampstead to some of these different communities. I'm not gonna be able to get to them all, but some of the main ones that are coming out of the ground. But this is Delamar, brand new. Got some, you know, this is one of the last few developments on the Intracoastal Waterway. They got some, you know the developments in Hampstead are kinda scattered throughout, but here's one, Pecan Grove. It's a really cool one. It's got access to the Intracoastal Waterway. It's got some pretty trees. They're still building new in this neighborhood, but it's got access to the Intracoastal Waterway, which is pretty cool. Throughout the Hampstead area, you'll find some other pockets and neighborhoods. Here's another one. East Wind, they've got some new construction. It's got water access. It's got parts of it along the Intracoastal Waterway. But you've got, you know, a couple pockets of new home neighborhoods throughout Hampstead, and they got some really cool great for, you know, existing neighborhoods as well. This is Eastwind looking now at the Intricus Waterway. There's another one called Windwater. It's a little bit more established. But all these different neighborhoods, some of them have pools, some of them don't. But Hampstead's got a lot of great ones. Some, again, you know, have access to the Intracoastal Waterway, but all are really close to Topsail Island, which makes it nice. Real convenient, which makes Hampstead a really cool place to to live. Some of them even have their own marina. Here's a shot of Salters Haven. It's a marina front community. They got their pool, clubhouse, fitness center, and it sits touches the Intracoastal Waterway. Sits right behind Topsail Island, but it's another neat one. If you're looking for a place that's, you know, you can keep your boat, you definitely have to own in this neighborhood to get a slip here, but it's another neat one. You also have some communities with golf horses here. You've got Old Point, you've got Castle Bay, and you've got Ironclad, which is in Belvedere. So if you're looking to play some golf, you do have some cool golf courses here in the Hampstead area as well. So that hopefully, this has been beneficial. School districts are driving the people, you know, to move to this area. The beach, water access, and being close to, you know, everyday convenience factors like, you know, Wilmington as well. Coastal NC Map Tour - Calabash, OIB, & Sunset Beach Communities

Hey, everyone. In today's video, I'm going to give you a map tour of Lower Brunswick County. Hi. My name is Brian Schroeder. I'm with the coastline n c real estate team at Blue Coast Realty Corporation down here in Southeastern North Carolina. I've been doing real estate down here for the past twenty plus years, and I get a lot of clients that don't know the area that well. So if you're new and you're researching this area of where you might wanna move to, retire to, you might wanna watch this entire video. Again, this is going to be Lower Brunswick County. Some people have been here before. Some people have vacationed here, one of our great beaches, but a lot of people are new to the area. So I'm gonna go over some of the special features of Lower Brunswick County, the beaches, and some of the top communities in this area. So enough of that. Let's dive right on into it. Okay. Here's a shot of Lower Brunswick County. As you can see here, you got Wilmington up here to the top. You've got these five barrier islands that face south, which is very unique. You've got a little town here called Shlote here in the middle. What we're gonna do, we're gonna focus in on all this area down here from Shilohut South all the way down to the South Carolina border. So this is the area that we're gonna focus in on. There's a lot of great communities in this area, but first, we're gonna talk about the different features of these barrier islands. So you got two really unique beaches here. You've got Sunset Beach down here to the south. It's a little tiny island. Doesn't have a whole lot of homes, a whole lot of commercial on it. That one's facing south. It's the last barrier island before you get into South Carolina. And just to the east of Sunset Beach, you have Ocean Isle Beach, which sits right in this region here. And this these two islands really make this whole area very special because they're very quaint. They're beautiful. And kinda getting down to if you look at Sunset Beach a little bit closer, you'll see here that we dive into it. The one unique thing about Sunset Beach, there's a lot of dune structure between the actual homes and the actual Atlantic Ocean. Sunset Beach also has some areas where you can buy a house that has their own personal dock on the backside as you can see here. It has a inlet to one side here, Tubs Inlet, and at low tide, this is a incredible area to look for shells. You could practically almost walk across to the the other end of Ocean Isle Beach that you can see here right in this this clip here. But the so neat thing about Sunset Beach, if you look all the way down now these islands face south, so we're gonna be talking about East West here. But if you look down here on the West End, this is a really cool area. One unique thing about Sunset Beach is you can take a nice walk all the way down basically to the South Carolina border. You get down here. This is the Little River Inlet. This is actually was called Bird Island way back in the day. There used to be an inlet that used to it was, I think, right around this area here, but over time it's been filled in. But this is a great area if you like nature. One of the neat things about Bird Island and down here on this part of the island is that they have these really cool nature trails where you can see right in here. You could take a trail through the backside of the Barrier Island to get to the Intracoastal Waterway, which is pretty neat. There's also the Kindred Spirit Mailbox, which a lot of people like to go write notes in. But this is a neat little area to come visit, walk down. And as you can see here, when you get down here to the other end, you could see the jetty here. One side of the of this area is in North Carolina, and the other side is in South Carolina, which is pretty neat because you can look across the the little river inlet here, and you can actually see some of South Carolina all the way down on a good clear day. So that is Sunset Beach. Not a whole lot of commercial here on the island. Just to the north, you got Ocean Island Beach. Cool thing about Ocean Island, again, it faces south, but you do have some restaurants here. Once you come across the Causeway, you've got some really cool restaurants. There's Sharky's. There's the Ocean Island Beach fish center, which is right in here as well. If you like fishing, you might wanna look and take in the charter out from these guys. They run charters offshore and also behind the barrier islands. But this is sunset or this is Ocean Island Beach. Again, two little small beaches here. But we're gonna dive into some of these other areas. You've got Shiloh up here, and once you're you live on this side of Shiloh, like this whole entire area down here, the hub, you know, for everyday convenience factors, like your and also your big box stores like Costco and everything, you're gonna be wanting to go instead to Wilmington North, you're gonna wanna go to the South Carolina border down here. That's where those stores are. It's a lot closer once you're on this side of Shalott to go down into South Carolina instead of North Carolina for this big box stores. But getting back to some of the the really cool unique communities down here, once you get off of Sunset Beach, there's another cool community. You have Sea Trail Resort, which is right in here. You got the golf. You've got the beach right next door, which is a really unique and what I'll do is I'll post some links in the description. If you're really interested in real estate, that'll drive you to pages that have everything for sale. You can check out pricing, comparable sales, and see what these community offers in greater detail. But Seatree is a nice community. It's got the golf. It's got the, you know, community pool, which is really neat. They do have some nice amenities. Right next door, you have a really cool golf course called The Pearl, which is really unique. And then as we move a little bit farther down, another unique thing about this area is this little town of Calabash. Calabash is pretty cool. A lot of great restaurants down there. You're looking to get some seafood. They do have this riverfront area there. That's where all the shrimp boats come in off the Atlantic, which is really cool because they got some really good food down there in that area. Now just North of Calabash, there's another area. We're gonna look at it here in a second. This area right in here, is known as Carolina Shores. There's Carolina Shores North And South. But if you hear those terms this this area has a lot of different terms. You got Calabash. You got Carolina Shores. You got Sunset Beach and Ocean Isle. But all in all, there's not it doesn't take that long for for someone to get from Carolina Shores to Sunset Beach or Ocean Isle. They're kinda all kinda one in the same here. Moving along here, there's a couple of really cool communities in this area. You have the Thistle, which sits right in here. Another great master plan community with amenities. It's got the golf course. You also have, the lakes, Calabash Lakes right in here. You also have another cool one called The Farm, which sits right in here. And, again, these are all master plan communities with, you know, they're all different. They all have some have more amenities than others. Some have the golf course, some have an outdoor pool fitness center, and some have both. So, again, I'll post links on all these different communities in this area so you guys can get a better description of those. Okay. Moving up the street, another neat one right across from Seatrail is Sandpiper Bay. It's a really neat one. It's got the golf course. It's got amenities. It's got pickleball, fitness center. There is another section, Sandpiper Village, which have condos, which is kind of a separate owned community to itself. But that's Sandpiper Bay. Another unique community that people check out when they come down here is Ocean Ridge Plantation. Now, Ocean Ridge Plantation sits right in this area here. It is home to the big cats. It also has another section called Haddington Place right in here, and also another section of Ocean Ridge called, Summerhill Glen, which sits right in this area here. But that is Ocean Ridge. Again, master planned community. It's home to the big cats. You got four really cool golf course. You got Tigers on them. You got Lions Paw, Panthers Run, and Leopards Chase in this area. Again, nice community master plan community, mostly custom homes in there. They've got pools. They got fitness. They've got walking trails. It's another neat one in this area. Now as we go up along the coast, another cool one down the street here is going to be Sunset Ridge. It sits right in here. It's a Bill Clark Homes neighborhood. Sits right in this area. They got some nice homes. They've got two pools and some amenities there as well. Right up the street from that, you also have the the sanctuary at Sunset Beach, and that sits right in this area here. Another Bill Clark Homes neighborhood. It's a nice one. It's got, a nice amenity, outdoor pool, and some fire pits, and some cool amenities as well. Another community you might wanna put on your list here, it's a little bit closer to Ocean Isle. This one is the retreat at Ocean Isle Beach. It sits right in this area. One neat thing about this community is that you are close to the grocery store, the Causeway, the bridge to get over to Ocean Isle, so you're only about a mile from the beach. Some people even have their own golf carts that are street legal that you can ride all the way over to the Barrier Island, which is pretty cool as well. Okay. If we kinda scale back a little bit here, we've talked about some of these that are close to the ocean. We're gonna talk about some that are just just a farther, just a few miles back in this area here. We're gonna look at Brunswick Plantation. A lot of you guys have heard about that. They have multiple golf courses there. It sits right in this section here. This is where Brunswick Plantation it is gated. They do have the golf course. They have the pickleball. They have the tennis. They have the fitness center, but it's another great community, that you might wanna put on your list. Right next door is another section, another community called Crow Creek. They have like a custom home section right in here, but they also have another section right on the other side with some condos, townhomes, and they do have nice amenities, pools, tennis courts. They got the golf course as well. You've got Eagles Run, which sits right in here. You also have another community here that's a little bit older. This is Meadowlands. It sits right in this area here. It also has a golf course, amenities, and pool, this section here. There's also Calabash Station, which sits right in this region right in here. And then you also have Spring Mill Plantation, which sits right in here. And then there's also a new one, the Carolina clubs. It's, a new one by Chesapeake Homes. It sits right in here. You can see on Google Earth, there's not a whole lot posted right here, but all this land has been cleared out. It's another great new development if you're looking down here in the Calabash area for sure. Now that's Calabash area, but if we kinda take 17 North and we get up here past Ocean Ridge, there's a couple other communities in Shalope we'll bring up. There is, there's River's Edge, which here on this map, River's Edge is a really unique one. It sits right along the Shiloh River, but it's a master planned community with an 18 hole honored Palmer Golf Course, which is really unique. Sits right along the river. They got indoor pool, outdoor pool, tennis courts, pickleball. They have some really nice amenities as well. You also have Rook Woods, which sits right in here, outside of Shaloud. And just south of Shaloud, you have another gated community called Brick Landing. It sits right in here. And unique thing about it, it's it's really it's got the golf course. It's got some really cool holes along the Intracoast Waterway. It's got, the a boat ramp right next door, which sits right in here, wildlife ramp. So if you're into boating, it's, you know, easy access to the, Intracoastal Waterway. But that is, in a nutshell, the Lower Brunswick County. I know I've covered a lot of different communities in this area. Again, I'll post links in the description, to this video on all these different communities so you can if you're interested about real estate and what these communities offer, they'll be in the description of this. I'll drive you to a page. It's got everything for sale. We'll talk about the amenities. It'll have information on HOA's taxes, all that good stuff. See The Latest New Homes at Indigo Preserve!

Today's video, we're gonna talk about Ingo Preserve located in Leland, North Carolina. Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate team at Blue Coast Realty Corporation down here in Southeastern North Carolina. This location of this community is really cool because it's right next to Brunswick Forest with the Brunswick Forest Village Center. As you can see here, you got tons of shopping. You can walk up here. You can ride your bike up here. There's restaurants. There's pharmacy. There's medical, coffee shops, and much much more. There's even right at the street, the very first, indoor pickleball, court center, where they have 12, individual pickleball courts. It's indoors, it's well lit, they have full bar, and you also are about fifteen minutes from the historic riverfront of Downtown Wilmington, which has a lot of perks, Cause you have the restaurants, you got the shops, you got the old historic, feel the neighborhood, the downtown area, which is really cool. There's a lot of things to do in Downtown Wilmington, which makes it, really cool location. Another big thing is you're not far away from any beach. You have a series of beaches that face east. Here's a shot of Wrightsville Beach. This is Johnny Mercer's Pier. As you can see here, really pretty sand, blue water, There's also plenty of, waterways, the Intracoastal Waterway, the Cape Fear River, plenty of boating, plenty if you're into fishing, if you're into kayaking or paddle boarding, this is a really great area to be in because we have a lot of different areas that, offer these types of amenities. But tons of different, you know, backwaters, the marshes, little barrier islands with nothing on it. You can go exploring whether you got a boat, paddle board, or kayak, but it's really really good fishing, behind a lot of these islands as well. And then also too, if you venture south, we have a series of five islands that face south. You've got here's a shot of Oak Island, but you got Oak Island, Holden Beach, Ocean Isle, Sunset Beach, and Bald Head Island. So let's take a look here on the map. As you can see here, the red Arrow, Indigo Preserve is located about, fifteen, twenty minutes from Downtown Wilmington. It's basically directly west. sits about, I would say maybe twenty five minutes north of, the Southport area, which is the mouth of the Cape Fear River. But you can see there, good access to different area beaches. You can see where I was talking about you can get to those east facing beaches with ease and also ones that face south, directly below Indigo Preserve. So we're gonna take a look at the flood map that I do with all my, community updates. Here you'll see that nothing is in a zone a e or a v e zone. So what that tells us is that everything thing is in zone x. So if you have a mortgage on your property, you are not gonna be required to carry flood insurance, on that dwelling. Moving along, let's take a look at some numbers. Taxes are based on assessed value. Taxes on a $400,000 house assessed, are gonna be around $2,600 per year of annual real estate taxes. The HOA there, I'm gonna break it down in a couple different sections. The single family homes are around, $1,200 per year. In the, two sections of townhomes. They have a traditional, two story townhome, section, and that HOA is gonna be $3,300 per year. And they have a special section of I call them duet townhomes, two homes side by side attached at the center, one level, and they're gonna be around $3,600 per year. Major difference between the single family home HOA and the townhome HOA is exterior maintenance and insurance is covered under the townhomes where on a single family home, it is not. the amenities are all included under both HOA's, and they're gonna be, include a pool. I I think it's gonna be one of the largest pools in Brunswick County, if I'm mistaken. they have a playground. They have, fitness trails throughout the neighborhood, pickleball courts, fire pits, and an open air pavilion and sidewalks. So those are the amenities. Here's a rendering of their pool that they're actually working on right now. But as you see, it's quite large. It'll have, views overlooking the lake as well. But when we dive into the neighborhood, here's a shot of some of their single family homes. You'll see Hardie board, exteriors, well appointed. Here's a shot of the duet townhomes, the two homes that are side by side. One level which is pretty nice if you're looking for that maintenance free lifestyle, these are a good pick. And then here's a shot of their traditional two story townhomes that they have with in the neighborhood as well. But getting back, to the neighborhood, you'll see here, this is a shot of that amenity center that's being built as we speak. You can start to see the shape of the pool that they're digging out currently. But it's gonna have a nice, view of the the pond behind it. It's gonna have a nice clubhouse. So it's one of the unique features of this Doctor, new homes community Indigo Plantation. You'll see that there's plenty of building, pad sites throughout the neighborhood. I mean, I would say that there's a handful of homes that are lived in here, but you'll see, you know, when you come into the entrance, they've got sidewalks throughout. Here's some you can see some of the duet townhomes, the one level maintenance free, side by side townhomes, which are kinda nice. But you can see they got plenty of future development going. But as you drive down the street, you can see that they're well appointed. Here are the duet townhomes, two side by side, really convenient. Nice thing about these is that they let a lot of light in on that exterior wall, which is pretty nice when you're talking about a townhome. But if you look here, this is where they have a row of model homes. So if you wanna take a tour, definitely, give me a holler. they've got a couple different models you can walk through. You can walk through them and you can actually see their standard features that they do and all their model homes that you see here. Lot of sidewalks, little park, little green space areas that they left out, which is kinda nice. Again, from this location, you have Brunswick Forest, another neighborhood that's right next to you. They have around a 100 miles of walking, biking trails throughout, and you can actually access those, trails because it's not gated. Driving down the street, here is some of the exterior features of some of the single family homes. They have a variety of different models and plans to choose from. What I'll do is I'll post a link in the description of this video that'll drive you to a page that has the model home plans, and also will have current pricing on what's available and what's offered. Here's a shot of their traditional two story townhomes in this section here. As you can see, they've got, two buildings up and another one on their way. And then in the very back here, you'll see that this community is gonna grow and they have future development on the backside of Indigo Preserve. So it's a neat neighborhood. It's a good way if you're looking to get, into the Ground Floor of a brand new, new homes neighborhood. It's a good fit. But, this this location here is great having the convenience factors of Brunswick Forest, the village center right next door. You got House of Pickleball right up the street as well. I heard they're trying to work out a deal with memberships to, with owners and residents of this community. Discover Summerwoods in Bolivia NC

Hey. Welcome back, everyone. Today, we're gonna talk about another little niche type community in the town of Bolivia in Brunswick County called Summerwoods. Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in the Greater Wilmington NC area. So let's dive into it. Let's take a look at Summer Woods. It's a little niche community. it's, you know, got 2 different sections. It has an existing section, and it's got a section that you could see there in the backside that they're newer homes. Closest towns are gonna be, Wilmington and also the town of Southport. You're kinda splitting hairs there. But here's some shots of the historic district riverfront of Wilmington. As you can see here, there's a riverwalk. This is where you'll find restaurants. Here's a shot of Southport, the water park down here. Again, really cool spot to check out. They got some great restaurants down there. Your closest beaches are going to be Wrightsville Beach and Holden Beach or Ocean Isle or Oak Island depending on which way you wanna go. So you're kinda in that area but let's take a look here in the map. You could see here the star, where the red arrow is pointing. That's where Summer Woods is. It's kinda in that middle of Brunswick County. It's right near the town of Bolivia, but you're probably about a 25 minute drive, north to the historic riverfront of downtown Wilmington and probably about a 25 minute drive southeast to the, mouth of the Cape Fear River down there in Southport. But here's a shot of the flood zone maps that I do in most of my community updates. You'll see that in Summerwoods, there is not any, any shade of brown. There's some on the, exterior there that's not within the gates of Summerwoods. So you're not required to carry any kind of flood insurance in this neighborhood if you have a mortgage, on the property. So let's take a look here at some numbers. Taxes are based on assessed value. If you have a own house in Summerwoods that's assessed at 370,000, you'll roughly pay around $1400 in annual real estate tax. The HOA there is gonna be around $840 per year. And what that covers, it covers the community clubhouse, community pool, fitness center, picnic areas, sidewalks, and tennis courts. But as you could see here, I wanna show you a couple houses. Here's, some of the styles of some of the newer ones that they've built in the last remaining section of, Summer Woods. And here's a shot of some of the architecture on some of the, older style homes there that were done, a couple years prior to. But let's get to the community. Here's a shot of the clubhouse and pool area. They do have a couple lakes. They got a little fire pit there and some tennis courts to the side as well. But as you can see, the community overall, it's not too big, not too small. It's, kind of that nice medium. But if you're looking for a nice community, more on the smaller end with some nice amenities that's kinda in between, you know, that Wilmington area and Southport area, and Shiloh, you might wanna consider Summer Woods. again, it's kinda quiet. There's not, a whole lot of, you know, like your Bolivia, the town itself is not that big so you're kinda out of the hustle and bustle. So, you know, if you're looking for that peace and quiet, you might wanna check out this community. Explore Porters Neck Plantation

Hey, everyone. Welcome back to another community spotlight. Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in the Wilmington NC area. I've been helping people relocate, to the areas for the past like 20 years. So we're gonna talk about, today's community spotlight. It's gonna be on Porter's Neck Plantation. It's a pretty cool one. So, let's just kinda dive into it real quick. Porter's Neck Plantation is located just north of the Wilmington NC area. it's considered, part of New Hanover County and it's a gorgeous golfing community with rich amenities that has access to the intracoastal, uh, waterway. It's sits right behind figure 8 island and it is a beautiful community that, has custom homes. As you can see here, driving through the neighborhood, you'll see that it has a lush landscape. And all the homes in this neighborhood are custom with custom designs and landscaping, and it looks pretty. They kept a lot of the trees here in the neighborhood as well. Closest beach is gonna be Wrightsville beach that you can access by car unless you have a pass to figure 8 island which is a island that is has a private bridge. But we'll take a look at that here. If you can see, this is the north end of Wrightsville Beach. And if you stretch your eyes in the distance, that's figure 8. downtown Wilmington here, you can see here it's about, 15 minutes away where you can reach the river walk and the restaurants and all the activities that downtown has to offer such as the, concerts and all the cool historic homes. Let's take a look at where it's located on the map. As you can see here with the star and the red arrow, it's just north of, the town or city of Wilmington in, it kinda hugs that intercoastal waterway. It's about 15 minutes, south of Hampstead to the north, but we're gonna take a look at, like I do in all my videos. This is a close snapshot of the development and as you can see here, this is a flood map zone. This kinda shows all the different zones such as a e, v e and zone x. Most of Porter's Neck that you see here is gonna be in zone x which means that you're not required to carry flood insurance on your property if you own a mortgage. some of it does touch that a e zone. There's a small little creek that kinda winds in there. So you might have, you know, a handful of houses that might fall in that area. And as you can see here over the intracoastal waterway, you get into that v e zone, that you usually see on the beaches and whatnot. Alright. Let's take a look at some of the figures here in Porter's Neck Plantation. Taxes are based on assessed value. So if you own a home that's assessed at $650,000, you'll roughly pay around $34100 in annual real estate tax. The HOA there on a single family home is gonna be around, $1,200 per year. And what that covers, it covers the, the boat dock, the boat ramp, which we'll see here in a second. It covers the gate and all the common area maintenance throughout the community and street lights. Now I will say porters neck, to join, you can be a member of the porters neck country Club and you really don't have to actually have to live in the actual neighborhood. So it is private. So the membership for a full membership, it's around $26,000 to join. And they had a sports one. They have a full golf. So there's different breakdowns of the, monthly dues so to speak. But it is private. They do sell outside memberships. But what that gives you, they have a 18 hole Tom Fazio course which is gorgeous. They have great tennis, courts, pickleball courts, tons of swimming, lots of lap lanes which is pretty unique, which we'll see some of these amenities in the second. They have a fitness center, bocce ball, and of course, dining and club, socials at the, the main clubhouse. So let's get back through it. here, this is the neighborhood. You can see here, here's some of the clubhouses. You can see how close Porter's Neck Plantation is to the Intracoastal Waterway. But they have 2 very unique spots on the waterway which we'll see here in the next clip. they have a boat ramp which is really nice. So if you own a boat, you have direct access to this area right here which is pretty neat. direct access to the intercoastal waterway. They also have another little park there, on the, the waterway. You can get to, the, you know, the inlets. You can get to the ocean pretty easily. It sits, this area sits right behind figure 8 island. Here's that other park that they had that touches the Intracoastal Waterway where you can launch canoes, kayaks and, other, watercraft from this area. But as you can see here, it's really pretty. You can canoe, kayak, paddle board, all behind these little tiny, estuaries behind the beaches and the barrier islands which makes this community really neat. It's a really cool but once you get back inside the gates of Horsnack, you'll see here. Here's some shots just driving through the golf course. It is a pretty golf course. It's a pretty community. They kept a lot of the trees, throughout the neighborhoods. And when you kinda tie that in with the custom homes, it really makes it look really gorgeous. Here is a shot of their fitness center, clubhouse. You can see the lap lanes, there with the pool and the, outdoor pool as well. There's 2 of them. And they also have, pickleball courts, tennis courts. Here's a shot of the fitness center. And this is all included in that, the dues, the membership to the country club. But this is the activity center. you can see they have tons of different tennis courts and the pickleball courts there in the distance. You can start seeing some shots of the golf course, but it's a really, if you're looking for that active lifestyle, looking for an active community, Portis Neck might be a good one for you to take a look at. Here's a shot of their main clubhouse. It's got a full restaurant. It's got dining. They do social events there, and some of the shots here of the golf course. So it's a really, really pretty community, and lots of custom homes. As far as building goes, there's a maybe a handful of lots that are still available that you can build on. But, most of these properties that you're gonna find here are gonna be, resale properties, that been, you know, you know, 10 to 15 years old so to speak. Explore Brunswick Plantation in Calabash NC

Hey, everybody. Welcome to another community spotlight. Hey. My name is Brian Schrader. I'm with the Coastline NC real estate team at Blue Coast Realty corporation down here in Southeastern North Carolina. Today's update, today's community is going to be Brunswick Plantation. It's a, active adult community. it's also a vacation resort area, and we're gonna talk about, some of the benefits of the location, what it has to offer, the HOA, the taxes, the whole nine yards. But here you go. This is a shot of their main golf course clubhouse It is a golf course community with pools, clubs, activities. they offer a a variety of different real estate options, which we'll talk about in this video. But, things we're gonna talk about the closest town is gonna be Calabash, which sits about maybe ten minutes away from Brunswick Plantation. Here, you'll find fresh seafood, restaurants, things to do. It's got a cool little river walk. Closest beach is going to be Sunset Beach, which is about a ten to twelve minute drive to get this gorgeous beach here that you see in the overview. this is probably one of the best little barrier islands known to North Carolina. It's the last barrier island before you dive into the South Carolina border. But let's talk about that in a Let's take a look at the location map. Here you go on the red Arrow. That's where Brunswick Plantation sits. It's just above that South Carolina border. It's about a fifteen minute drive to North Myrtle Beach where you can get into a lot of different activities and things to do down there. Also, to the, north, it's about a forty five minute drive to Downtown Wilmington, and you're also about a fifteen minute drive to the town of Shalote, which is kinda in the middle of, Brunswick County. And as you can see here, you're just kinda surrounded by all these different barrier islands. Sunset Beach is the closest, then Ocean Island, Holden Beach, Oak Island, and, they're great great, places to visit down here. And it makes this place a special place because a lot of people, look at this area as a vacation area. A lot of people also look at this area as a great place to retire as well. Let's take a look as I do in all my community updates. this is a flood map zone. so this is where Brunswick Plantation sits. You'll see that, there are quite a few properties that are in that AE zone. So if you do own a property in that area and you have a mortgage on it, you're gonna be required to carry, flood insurance, and that premium is, based on elevation, certificate with the insurance company. So, anyway, check out one of my other videos on, on flood zones if you're interested in that topic as well. But we're gonna move on here to some of the figures here. Taxes in Brunswick Plantation are based on assessed value. So if you own a single family home, home there that's assessed at 370,000, you'll roughly pay around $1,500 in annual real estate tax. taxes on condos, let's say, you know, if a condo is assessed at $2.80, you'll pay around $11.50 per year in annual real estate tax. the HOA, on a single family home, there runs around a 100 per month. And the condos there, I guess on average, there there is a couple different variations, but you'll roughly pay around $460 per month on some of the condos there. But, again, let me know if you want me to check out a certain section because they have different areas of condominiums and some townhomes in there. And this fee is just an average. So if you wanna get real specific, give me a call. But the regular HOA on a single family home covers the pool, clubhouse, the fitness center, the gate, common areas, the ground maintenance, the master insurance, the party room, and, pickleball and sidewalks throughout. So the, HOA owned the condos are gonna cover the insurance, the master insurance on the building. So, like, things like the roof, and it'll cover exterior, features of the building and also that wind and hail policy as well. Basically, people on the condominiums would just have to get a renter's policy for their contents. Okay. Moving along. The Brunswick Plantation has around 27 holes of, golf there. It's a Willard Bird, David Johnson design. It is a semi private golf course. There's initiation fee of $400 to join, and they also do sell outside memberships there in the community. So So let's go through driving through the community. You can see that it's well manicured, meaning a lot of lush landscaping. It's been around for, you know, quite a few years. And, as you see here, we'll give you some shots of some of the amenities. but a lot of people like this community because it's got the golf, it's got the pool, it's close to the beach, and it's got a lot of other activities that go along with it. Here's a shot of the golf club straight on there that you'll see. And over to the left, we'll get some shots of the pool and clubhouse. Brunswick Plantation has different amenities throughout. So this is their main one behind the gates. They also have some exterior, other sections that are attached to Brunswick Plantation that we'll talk to here in a but anyway, here's a shot of their spa and indoor pool, tennis courts, and pickleball at the main facility. And, you know, each condominium complex there has its own pool. So you see here there's a cluster here of the condominiums with its own little private pool there for that section. But these condominiums here, a lot of people like it for rental properties. They do allow short term rentals here on the premises. Some of these areas have, a lockout room so you can, rent out one area and keep the other area to yourself. But just flying around, it's got some, really pretty, shots of the golf course here, nestled within the community. And we're gonna talk about some of these other sections. they are still building new here in Brunswick Plantation. They offer, some town homes. They have some sections across the street and other areas, which we're gonna get to here in a But just kinda flying around, give you some shots. Here's another section of some of the condominiums, that are are great short term rentals there. And if you're looking for that, you know, maybe that vacation spot where you wanna be close to the beach and also have, access to a golf course with some amenities, this might be a really good fit for you. So this is the condos here. We're gonna move on here in the next clip. We're gonna take a drive over to the other section, which has been around for the past, like, three years. Again, all these areas are gated, so you have access to either a guard house or you can get your own gate code, if you're a property owner here in the community to get access to these sections. Now flying around, this is the other section. This is one of the newer ones. You can see in the distance that they still have building pads there that they're building new. But, this section here has its own, amenity center. Now it doesn't really matter where you live within Brunswick Plantation. You're allowed to use any of the amenities as long as you're part of that HOA complex. you can see this is where, another section here they're building over there to the left. So if you're looking for that new construction with all these great amenities, this might be a good fit for you. they have their tennis courts and pickleball courts that are complete, and they're just now putting the finishing touches on their amenity center with this beautiful outdoor pool here that you can see here in this video. They also have some other sections, that are growing. I know Doctor Horton is building in here, Lennar Homes. There's a lot of, great builders. But in here, you're gonna find single family homes, condos, and townhouses throughout the neighborhood. Sunset Beach NC - A Special Place!

Hey, everyone. Welcome back. Today is gonna be a special one. Today, we're gonna talk about the last barrier island in in North Carolina. It's called Sunset Beach. It's a special place. So we're gonna take a look at some of the benefits. We're gonna get some aerial shots, and I'm gonna show you why Sunset Beach is a special, special place that you should visit or even live. Hi. My name is Brian Schrader. I'm with the coastline and see real estate team at Blue Coast Realty Corporation down here in Southeastern North Carolina. So Sunset Beach. Let's take a drive down here. As you come across the Causeway Bridge, you'll see that Sunset Beach sits right on the other side of the Intracoastal Waterway. It is a neat little island. It's got pretty water, pretty sands. It, ranges in size. It's about two miles where the houses are, but it also extends down into another, area. used to be called Bird Island, but the inlet kinda filled in from from from tip to tip. It's about four miles long from Sunset Beach to, the end of Bird Island, which we're gonna get to that here in a little bit in this video. But on the map here, you'll see it sits right above the, Myrtle Beach area. It's about forty five minutes from Downtown Wilmington, and it sits right behind Calabash, right on the Atlantic Ocean. neat thing about, Sunset Beach is, you can get sunsets, because this island faces south. So it actually, points, you know, it's it's east west as you're going from one end to the other, But you'll see that, the homes here kinda sit back off the island. It's got a lot of great natural dune structure, so it's real protective. you know, if you look at a lot of the other barrier islands in our area, that shoreline, the dune structure is not as intense. But we're gonna take a drive You can see, all the all the homes here are, you know, residents, vacation homes, second homes. They're all gonna be built, up on pylons because of, you know, if they do get storms, you can get storm surge in this area. But this is a shot, an aerial looking, actually, it's looking east. I wanna say north, but this is the East End of Sunset Beach. You can see if you stretch your eyes in the distance, you got the inlet, and then on the other side of that is Ocean Isle Beach, which is just about ten minutes away as well. But the neat thing about the island, you got a lot of great backwaters, behind the island which is great for fishing, kayaking, paddle boarding, and even going up on that north or that east end. It's a great area to, look for cool shells and stuff. best time to go is low tide or after a big storm. you usually could find some great stuff up there. But just kinda flying around, you'll see that, again, see how the home sits back. The the water there, you know, since we're so close to the Gulf Stream, you kinda get that bluish green hue to it, which is kinda nice. Another cool thing about Sunset Beach is that, the sand there, it's really fine. You can actually ride a regular mountain bike on the actual beach. In the beach, at low tide, you get a lot of area to ride in and walk in. But just kinda coming down here, you'll see we're working our way down to the middle part of the island. There are some homes on Sunset Beach that have canals. So, a lot of those areas have, you know, you're in private dock where you can, you know, pull your boat in on the backside of the island and you can get out in and out of the inlet with ease. You can go to the North Out Tubs Inlet or you can go to the South out the Little River Inlet which is actually in South Carolina. But looking here, here's the pier and as you stretch your eyes, you'll see where the houses stop, but the island keeps going. it used to be that there was an inlet down there and there was another island called Bird Island, but that's been filled in. There's some shots underneath the pier, but, this is looking back, off the west end looking east. You'll see the Causeway Bridge. a lot of the backwaters there, great for fishing, lot of red fish, drum, flounder, and speckled trout all up in these areas. But you'll see this end here, it's pretty neat. I'll tell you another little secret, on this end here. You get some homes that have, direct access here to your own little private docks for kayaking and boating. But, there's also a nice little parking lot at the end here. And this last beach exit is an exit that, is handicap accessible. So if you have someone that is in a wheelchair, it's got one of those wide wheel, chairs that they can come down, you can actually access the last exit. And they have a nice little ramp. There's no steps there which kinda makes it nice, but if you ever wanna go for a long walk, you can hit this last exit and go all the way down to the South Carolina border, which we're gonna turn our camera around here in a second and take a look at. But this is walking down, you know, flying down the other end of the island. There's a lot of, nature in the backside. This is a natural nature preserve area in Sunset Beach. And if you stretch your eyes, you can see the little river inlet down there, and you can also see a little bit of of South Carolina. And that's gonna be Myrtle Beach or North Myrtle, so to speak. But this whole area, it's great for taking a a bike ride. We're gonna ride down to the end, just so y'all can see it. It's a nice walk. It's about a two mile walk, but when you get down there, here's the little river Inlet, Myrtle Beach. It's got a really big, rock jetty down there, but this is a great place, for you to ride your bike. They even got the kindred spirit mailbox down there. it's pretty famous down there. People will write notes, put in the, mailbox and whatnot. But this is actually Bird Island, even though that inlet's been filled in, but this is a nature preserve area, which is really, really cool. and that's what makes Sunset Beach so special because it's a small island. A lot of the commercial, is off the island. a neat fact, in 02/2010, they built the Causeway over the Intracoastal Waterway. But before then, it was one of the last wing bridges ever on the East Coast. So it's a pretty pretty cool place. Definitely one to, to check out, put it on your list, you know, to vacation or if you have interest in, you know, picking up an investment property, vacation rentals do really well down there as well. But what I'll do is I'll post a link in the description like I always do. But Sunset Beach, it's a great little island. It's a special.
