Leland NC Real Estate Market Update August 2026

Hey, everyone. Welcome to a a quick market update for the Leland area. Hi. My name is Brian Schrader. I'm with the Coastline NC real estate team at Blue Coast Realty Corporation down here in Coastal Kent, North Carolina. Hey. I just wanted to do a quick video. We hadn't done one in a while, but this one's gonna be for the Leland area. So enough about that. Let's dive right into the chart here and take a look at some of these data points here. But Leland, let me just go ahead and we'll start off with the sales the average sales price in Leland sits around around 433,000. Now they cover Leland's got a lot of new construction, a lot of new developments out there. So it's a little bit of a different marketplace compared to the Wilmington market. But here you can see that, it's definitely a lot of new listings that are hitting the market. You know, this chart goes back to 2023, so you can really try to get an understanding of where these trend lines are heading. But you can see a lot more new listings hitting the market. And then in return also too, we have a lot more closed sales as well. But if you look at the months of house housing supply for Leland, we have around around four point two months of housing supply. And days on market in Leland sit around seventy, seventy two. Now some of these numbers here, they also include the new construction homes, which a lot of times they're listed without even a house being built yet. So, again, Leland is still a very attractive marketplace. Percentage of list price to average, you're roughly getting around 98% of asking sellers are. So a little bit more negotiation there compared to two years past, so to speak. But, Leland's definitely a good market. It's, you know, tipping from seller's market more into that medium. I mean, the buyers are getting a little bit more competitive with getting incentives and some negotiations on the table as well, both with new construction and also resale properties.
