Southport Meadows Homes & Townhomes for Sale in Southport, NC

Hey, everybody. Welcome back. Today, we're gonna talk about a new community called the Southport Meadows. It's a community brand new, built by Pulte Homes. I actually had the honor to have the one of my clients for the second homeowners in that neighborhood just moved in a few months ago. They are tickled to death. I I met them a few years back. We toured the different areas, and they just fell in love with this place. But Southport Meadows is a community that's really close to downtown, Southport. Here's a shot of Bald Head Island, but, you know, you got Southport, you got Oak Island, you got all the different restaurants down along the waterway, which makes this, neighborhood really special. So here's a shot of the water park, the pier. This is where you got the restaurants such as the Frying Pan, Provision Company, Fishy Fishy, some of my favorites down here in the Southport area. You also have a quick drive to the beautiful beach of Oak Island, miles of miles of stretch of white sand, pretty water, and it is a very laid back atmosphere. But we're gonna talk about this community, its features. Before before we get into that, we're gonna see where Southport Meadows is located here on the map. You see the red arrow there. It's it's right behind the historic district of Southport, really close to Oak Island. It's about forty five minutes from Downtown Wilmington. So here is a site plan that they have here. They've got a couple of different options there. They do have some, townhomes. They got single family homes, but this is the overall layout. They are gonna have or do have a clubhouse pool and pickleball courts. There's gonna be two entrances to the community. Here's a shot of another map that I do in all my videos. Here's a shot of the flood map. And, in this community, there are new houses or home sites that are in the a e v e flood zones, So you don't have to worry about carrying flood insurance if you have a mortgage on your property. Let's talk about numbers here. Taxes here in this area based on assessed value. So if you own a house at The Meadows At Southport, the let's say if they it was assessed at 450,000, you'll roughly pay around 4,238 per year in annual real estate tax. The HOA there is $11.88 per year, and that concludes access to the clubhouse cabana, the community pool, the dog park, the fitness area. Covers the maintenance around the common area, the maintenance of the roads, the sidewalks, and also the pickleball courts as well. The townhomes there are a little bit different. They're $2,352 per year, and that includes all of the amenities that we just talked about previously, and it also includes lawn care. So the townhouses here include the lawn care, but they do not include the master insurance on the actual dwelling itself. Another cool thing about this neighborhood, it is a natural gas neighborhood, which is pretty unique to our area. Here's a shot of their homeowners association, kinda break down the single family homes, break breakdown the the villas. They also have a one time capital contribution of $500 at closing that goes towards, you know, funds for, you know, paint and signs and stuff, so they have capital to work with. But here's some preferred lenders. There's the taxes, closing attorneys, and and a a few other information pieces on utilities. But I'm gonna show you here. They have a model here, but this is kinda just going through so you can get a just a quick little glimpse of what you can build there. They've got quartz countertops, granite countertops. They have a, you know, some different selection packages to choose from. There's the gas stove that we talked about. But, again, these are well appointed, but you can, you know, build them a lot of different ways in a lot of different price points. They also have their own mortgage company. There's also some incentives usually that runs with these properties, whether it's rate buy downs, closing costs. There is a fabulous on-site agent. Her name is Lauren Bachman, and she was a pleasure to work with. So if you go over there, check out the model, you definitely wanna speak with Lauren. She was great to work with with my client there, one of the second ones here in the neighborhood. But here's the bonus room upstairs. They have a bunch of different floor plans to choose from, and Pulte's been around for a long time. They're good quality builder here in the area. I've had other homeowners that have built in other communities with this builder, and they do a fabulous job. Here's some of the plat the they kinda break it down and make it a little bit easier so you have different choices to to choose from with different pallets. The townhouses there are not a 100% done yet. They're in the works. They're being built now, but here's a rendering of the exterior of one of the townhouses. And here's a shot of what their interiors are gonna look like. Again, well appointed. They're gonna have, like, sort of like an open floor plan as well, LVP flooring. Here's a shot of one of their one of the living areas there. And then here's another shot of one of their master suites. And then it might be hard to see, but here is a layout of what the townhouses are gonna look at. You might wanna pause this video and take a closer look, but theirs got some room dimensions on there. They will have a two car garage, and they will have the master downstairs, which is very important for a lot of my folks. But they will have an upstairs unit with a loft and a third bedroom option as well. So getting back to the community, here's kinda driving in. There's the model right here in front of us. It's great to stop in there and check it out, but they have their clubhouse and pool, which are built now. Still waiting to get, I think, the c o on the pool, but it won't be long. But this is their phase two that they have. You can see the land plan. They've got the roads in, the curb and gutter. So this is gonna be where they're gonna be building next. But you could see a lot of the, the construction's already been done. You're gonna have sidewalks throughout the neighborhood, pickleball courts, weight and area pool, clubhouse, fitness center, dog park. It's a really nice neighborhood. I will put prices since they change all the time in a link in the description of this video. It'll have a page. It'll have everything for sale here at The Meadows at Southport. But there's the shot of their pool. I know that the the two homeowners that are in there now can't wait to have access to that amenity, but just kinda flying over here. You can see they've sold quite a bit in this in this neighborhood. A lot of homes going up, so it's a good entry point into the neighborhood. You could see here, in the distance, these are townhomes that are going up. So they don't have a model yet. I don't think it'll be long. It'll probably be maybe another two to three months before the townhomes will be complete. But definitely looking to be close to the beach, close to Southport, you might wanna check out the the meadows here. And, again, there's the model. They've got, great staff to work with.
