Discover SeaScape at Holden Beach

Hey. Welcome back everyone. Today we're gonna talk about another great community in Brunswick County. Today we're gonna talk about Seascape. Seascape is an incredible community. It's got water access. It's It's right behind Holden Beach. Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in Southeastern North Carolina. So let's take a dive into Seascape. Seascape, it is gated. Here's a shot of the gates. It sits right behind Holden beach and part of it touches the intracoastal waterway. It's got a, marina. So if you're in the boating, it's a really cool neat community. There's a shot, I can see Holden Beach in Oak Island as well and parts of the marina. Closest beach, about 2 miles away is going to be Holden Beach. As you can see here, it's pretty. it's a little bit more of a laid back atmosphere there. There's not a whole lot of commercial on the actual island itself but it's really cool. neat thing about seascape, you can get to Holden beach by by car or by boat. you're you're really close by boat to both islands. you can see there the west end of Oak Island. But let's take a look at it on the map. You'll see it's in it's in southern and southeastern Brunswick County. sits right behind Holden Beach in Oak Island. It's about 45 minutes away from downtown Wilmington. It's about, 30 minutes from the South Carolina border as well. But let's take another closer look at seascape. Here's a shot of the flood map. You'll see that, I would say maybe 5% of the homes, since it touches the Intracoastal Waterway are gonna be in that AE zone. So you might be required to carry flood insurance if you have a mortgage on the property. But I would say 90, 95% of the homes and home sites in this community are in zone x, which means you're not required to carry, flood insurance if you have a mortgage on the property. So let's dive in and take a look at some of the numbers here. a lot of people ask me about real estate taxes. Taxes in seascape, if you, have a home in seascape that's assessed at let's say 690,000, you'll pay roughly around $29100 in annual real estate taxes. The HOA, on the homes there are going to run you around $2,025 per year and what that covers, it covers, a lot of different amenities such as the boat ramp, the, clubhouse, community pool, fitness center, the gate, the indoor pool, maintenance on the common areas, the roads, the meeting room, the party room, the boat and r v storage, the spa hot tub and street lights and trails throughout. Now they do have, another separate, marina p o a and that's gonna run $1,568. But we're gonna take a look at some of these amenities here. As we pan out here, here's a shot of their I think a little small fitness center there. As you can see see here, here's a shot of their indoor pool. Here's another shot of their clubhouse and outdoor facility pool as well. The another cool thing about Seascape, they do have a beach club, over on Holden Beach. But, it's another neat amenity here. within like, 3 minute drive, you can get over here to the clubhouse. But another neat thing, Seascape is kinda designed to where they have different style architecture theme neighborhoods throughout. They got a French colonial, they have a craftsman, they have a low country. so the they're really big on the architecture of some of the homes here throughout the neighborhood. You got, a section that's down on the Intracoastal Waterway. Here's a shot of the boat ramp in the marina. But you got some with views along the Intracoastal Waterway. You got some homes that are tucked behind, you know, the maritime, Live Oak Forest within the community as well. But what I'm gonna do, I'm gonna post a link in the description like I always do. It'll drive you to a page to where you can check out what the prices are for some of the homes. In home sites, they are still they do still have building home sites available in Seascape. So I would say it might be about 50% build out. But here's some shots looking at Holden Beach, the Intracoastal Waterway, and the Marina. You can see some of those, those houses down around the marina front and the Intracoastal Waterway. We're gonna have some really great views of the, the the waterway in the Atlantic Ocean. They do have some properties that do have their own, docks and private boat slips. So if you have any questions, feel free to always give me a call here at the number. Best Retirement Communities in Brunswick County NC

Hey, everyone. Welcome back. Today in this video, we're gonna discover some of the best  active adult master plan communities, retirement communities in Lower Brunswick County. Hi. My name is Brian Schrader. I'm with the Coastline NC Real  Estate Team at Blue Coast Realty Corporation down here in Southeastern North Carolina. Been doing real estate down here for the past twenty plus years. So enough of that, let's dive right in today's video. Now real quick for some of you guys that are new to our area, this is our location. We're located down in the Southeastern Portion of North Carolina. And if we get a little bit closer, these red arrows are the communities,  the top retirement communities and active adult communities in Lower Brunswick  County, that we're gonna focus on. As you can see, they're  all gonna be South Of Wilmington. if you've looked at some of our  other videos, we did some of the best ones in Leland and also some of the best master plan  slash retirement communities in Wilmington in some of our previous videos. So this is the areas that we're gonna discover. And then just so you know, the all of these areas that we're gonna be closest towns are gonna be Southport. Here's a shot of Southport here, the river walk on the on the water. Now this is where the Intracoastal Waterway, the Atlantic Ocean, and the Cape Fear  River meet at the, downtown area of Southport. Here, you're gonna find  restaurants, things to do. Southport's One of the closest towns to some of these communities. Also, on the other end of the spectrum, we also have the town of Calabash here. This is where the big shrimp boats come in. Some of the best seafood in the in the country comes in through this port here. And, this is going to be the closest town to some of the ones that we're  gonna talk about that are a little bit closer to the South Carolina border. Now all of these communities, have a couple great things in common. They are all close to a lot of these barrier islands. We have four here, that you can get to by car, that face south. Here's a shot of Ocean Isle Beach. Gorgeous, pretty sands, pretty waters. it makes these communities, a special place because you can get  to them within a few minutes drive. So this is, Ocean Isle. We also have a shot here of Oak Island, which is another one of  the barrier islands in Brunswick County. Here's another shot of Holden  Beach here. Pretty sands, pretty water. And then the last island before you  dive into South Carolina is going to be Sunset Beach, which here is a shot of Sunset Beach. Another pretty shot. Another key factor from all these different  communities down here in the area. So enough about the area  and the beaches. The first one we're gonna talk about, Saint James Plantation. it's a golfer's paradise. They have multiple, amenities throughout the neighborhood. Price range in there is gonna range anywhere from $2.80 up to, $2,500,000. Here's a shot of some of their amenities that they have here.  Saint James is is very active. They have 81 holes of golf throughout.  They have an oceanfront beach club as well. So it is really, an active community. It's probably the the one of the top ones here in the area. But Saint James, they have plethora of different style homes. They have single family homes, custom homes, town homes, condos. They do have rentals there within the premise of the, the neighborhood. they have about, I think, four different entrances to the community, but  it sits right behind, the Intracoastal Waterway. They have a marina  there with, boat storage. They have water access, direct  water access to the Intracoastal Waterway. So Saint James, lot of different features here. closest town is gonna be Southport. I did a video on the golf courses here. It is a private country club, so you have to join. But let's, take a look at some of the figures here at Saint James. Taxes are gonna be based on assessed value. So if a home is assessed at around $600,000 in  Saint James, you'll roughly pay around $2,400 in annual real estate tax. The, HOA on a single family home is $10.50 per year. basically covers the gate and, the beach club. And then on a single family home that includes lawn care in Saint James, you might find  an HOA that's around, just under $3,000 per year. They also have condos there, and the  HOA is gonna roughly be around $4,800 per year. And it depends on the the building  and the the section of condos or townhomes. But what that's gonna cover, it's  gonna cover the exterior maintenance, the pool, in that area, and the, it covers the, roof they're really special because you can basically lock the door and go. But that's, Saint James Plantation. And, what I'm gonna do is I'll post  a link in the description of this video that'll take you to a page that's got everything for sale  so you can check out, you know, what's what's, available in the current market, and it'll  give you a breakdown, condos, the townhouses, the single family homes, and even some  building lots because they are still building, homes here in Saint James Plantation. Alright. Moving along, the next one on the list is Ocean Ridge Plantation. It's It's a little bit farther south. Its closest beach is gonna be Sunset Beach. Here's a shot of some of its amenities. The price range in Ocean Ridge is gonna  range anywhere from $5.50 up to $9.90 currently, it's another incredible master plan community. They've got the golf courses. They've got amenities. They got a fitness center. They have a beach club over on Sunset Beach. the homes there, it contains, single family homes, custom  homes, and, you won't find any condos or townhouses in Ocean Ridge Plantation. So it's all single family, but just kinda flying around, you'll see the golf courses are gorgeous. They're home to the big cats. So you got Lions  Paw, Panthers Run, Tigers Eye, and Leopards Chase as its newest golf course. But it's definitely one to check out if you're looking to, to be close to the  ocean, and, you know, looking for a custom home with a lot of golf, a lot of activities. Let's take a look at the numbers here. Taxes are based on assessed value. So if your home is assessed at 650,000, you'll roughly pay around $2,900  per year in annual real estate tax. The HOA there is, $25.22 per year. And what that covers, it covers the, clubhouses, the community gardens, the pool,  dog park, exercise room, fitness center, the gate, the walking trails throughout,  the beach club over on Sunset Beach, and sidewalks throughout tennis courts. So that is, that's Ocean Ridge Plantation. So we're gonna take another  look at our next community moving on. the next one we're gonna go to  here is, gonna be Brunswick Plantation. This community is right  down the street. it's right off of 17. Again, it's a golf course community. They do have multiple amenities, indoor pools, outdoor pools, activities. Price ranges in there, it's around $2.30 to up to around $8.15. as far as the home prices, they do have condos, they do have townhomes, and they do have  single family homes throughout the neighborhood. So it's another  neat one to put on your list. A lot of people that are looking to  retire, looking to, have a second home will, love Brunswick Plantation. Again, here's some shots of the condos here. They do rent  those out. Here's a shot of the townhouses. But that's, Brunswick Plantation  as far as looking at some of the homes here. But if we break down some of the  numbers, taxes on 350 are gonna run you around $1,400 a year in annual real estate taxes. The, HOA there is $12.40 per year and, on a single family home. And if you own a condo, it varies from, section to section in there. But roughly, they, pay around, $5,400 per year in HOA fees. Now on the condos, that covers the exterior maintenance, the maintenance  on the building, and the landscaping, and all the amenities that go with it such as the clubhouse,  the pools, the fitness center, pays for the gate, and then maintenance through the common area. The golf course is semi private, so you can pay, you know, pay as you go. You can join a membership if you'd like as well. and they also do have tennis courts So that's, Brunswick Plantation. Next one on our list is Winding River. Winding River is a another golf course community. it's home to, Carolina National. They do have a beach club on Holden Beach. They have a fitness center. They have outdoor pool. it is also active, but it's another master plan retirement community that you might wanna put on your list. it's very scenic. the price ranges in here range from $5.10 up to 1.5. They do have a marina, down on Lockwood Fala. They do have a river house down there as well, which is a pretty unique amenity. But, here's some shot of the fitness center. They do have custom homes and a few town homes  there, but primarily single family homes, throughout this neighborhood. But, Winding River is another great one to put on your list if you're looking  for that active adult retirement community. closest town here is probably gonna  be the town of Shalope, but here's some shots of their little boat ramp and marina there. They do have, RV and boat storage. Here's a shot of the river club Beautiful, beautiful, scenic views, overlooking the river.  But, Winding River, it's a pretty one. you can go from the boathouse all  the way over to Holden Beach where they have their beach club, but, it's definitely one  to check out, if you're looking for that, retirement active, coastal lifestyle. Breaking down the numbers on Winding River, if you own a home there that's valued or  assessed at 600,000, you'll roughly pay around $26.50 per year in annual real estate tax. The HOA there is around, a little over 2,000 per year, and that  covers the clubhouse, the, the pool area, the jogging pass, the boat and RV storage,  pickleball, and they have a meeting room, tennis courts and trails, and much, much more. Moving on to, our next one, we're gonna talk about River Sea Plantation. It kinda sits right next to Winding River. it does not have a golf course in there. It's got a boat ramp, and it has water access. But, they have a pool, tennis courts, pickleball courts, and  some trails throughout the neighborhood. But it's definitely  one to put on your list. The price point in there is gonna  range anywhere from 400,000 up to, $8.50. for single family  homes, they do not have any condos or townhomes, in this neighborhood. But Riversee, it's nice. It's got a lot of trees around it. A lot of people like that. A little bit more space. here's some shots of the tennis courts. Here's a shot of their kayak and boat launch down there on Lockwood Folly. But it is one that is, it's a it's a nice neighborhood. It might not be as active as some of the other ones, but  it's definitely one to to check out, if you're looking for just maybe a little bit  more space, looking for maybe less amenities, maybe less of a, price point on the, HOA dues. So River City definitely made us on the list. But let's take a look at the numbers here. Taxes, are based on assessed value. So, again, if you own a home  in Riversea Plantation, and the house is assessed at around 600,000, you're roughly  there around $2,500 in annual real estate tax. The HOA there is only $13.20 per year,  and that gives you access to the, clubhouse, community pool, fitness center, covers the gate. They do have a in a small indoor pool as well, common areas, the parks, boat RV  storage, tennis courts, and the trails, throughout the neighborhood. Next up on our list is going to be Palmetto Creek. Palmetto Creek is a, another master planned community.  It's active. They have the pickleball. They have the tennis. They have an outdoor pool. it's a definitely a neat community. Definitely put on your list if you're looking for that low maintenance lifestyle. Some they have a lot of, townhomes, patio homes here in this neighborhood. Price range here is gonna be around, $3.95 up to $6.25. and they do like I said, they do have some townhomes there and single family homes. But here's a shot of their pool and clubhouse. They have a resort style pool. They have a canoe and kayak launch as well. it's really close to Oak Island, the West  End Of Oak Island, the bridge there, so you can get to the beach with ease. But Palmetto Creek is definitely one to check out. you know, they got  this beautiful clubhouse, game room. It's, it's a pretty neat neighborhood. Looking at the, the numbers here on Palmetto Creek, if you own a home  there that's, assessed at 500,000, you'll roughly pay around $2,100 a year in, taxes. The HOA on a single family home is around $12.60 per year. Covers the, the amenities. And then, the townhomes there, if you own a townhome, you'll roughly  pay around, you know, $5,740 per year, but that covers the, exterior maintenance,  the roof, the, master insurance, and all the amenities that go along with Palmetto Creek,  such as the clubhouse pool, pickleball courts. They have a putting green. They  have a kayak launch, and the, roads there are maintained by the HOA because it is gated. And, that kinda wraps up my video on the top, you know, master plan retirement  communities in Southern Brunswick County. If you missed the other video  on Leland, that's one to check out. RiverSea Plantation New Homes

Hey, everyone. Welcome back to another community spotlight. Today, we're gonna talk about Riversea Plantation. Hi. My name is Brian Schroeder. I'm with the coastline NC Real Estate Group at Locust Realty Corporation. River Sea is located along the, Lockwood Valley River, as you can see here. It's, uh, 2 closest beaches are gonna be both Holden Beach and Oak Island. So you have best of both worlds. And your closest towns are gonna be the town of Shalote and also the historic downtown, Riverfront of Southport, which you can see here in this clip Here you'll find the water park walking trails, a fishing pier, tons of different restaurants. There's coffee shops. So it's a it's a nice little town to visit. So let's take a little closer look on the map to see where it's located. As you can see here on the red arrow, that's where Riversea sits. You can see it's close to both Holden Beach and Oak Island. It's also about 45 minutes, um, south of Wilmington and about 45 minutes north of Myrtle Beach. So if we take another closer look at the community, you'll see here, this is a flood map. You'll find that since it is on the Marsh front and waterfront, you'll see that some of the homes sites will fall into that AA area, which is that brown area. What this means is that if you have an own home in that area that has a mortgage on it. You're required to carry some sort of flood insurance on it. Now most of the actual neighborhood, I would say, around 80% of it is not in this just mostly the homes that are on that Marshfront or waterfront along the Lockwood Valley River. So let's take a look and, uh, we're gonna talk taxes and HOA's, if you own a home in Riverside that's, assessed at around 600,000, you'll roughly pay around $25100 per year in annual real estate tax. The HOA there is around $1320 per year, What that covers is the clubhouse, the community pool, the fitness center, the entrance, the indoor pool, common area parks, the RV in boat storage, which is nice. The pickleball courts and tennis courts, and they also have a network of trails throughout the different, areas throughout the neighborhood. So taking a look, here's a shot of their, their clubhouse is a good place to where you can meet, you know, and have different functions and activities. Here's another shot of their indoor pool area, overlooking the outdoor pool area, also have a a small fitness center so you can get some exercise in. And then, we're gonna go back out and take a look at the community. As you can see, here's a shot. You can see the glockwood following river If you stretch your eyes in the background, you can almost see the Atlantic Ocean. You can see it's really close to the ocean, but not right up on it. River Sea is neat because, it's well laid out. You'll see that there's a lot of the trees that have remained. There's ponds that, uh, you know, throughout the neighborhood. Here's a shot at the Outer Pool And Clubhouse. You'll also find that they have trails throughout with boardwalks connecting one side to the other. Here's a shot at their pickleball and tennis court. Which are, you know, it's a it's a pretty active community. They also have a unique boat ramp where you can launch boats, kayaks, and canoes directly out to the Lockwood Valley River, which leads to the intracrystal waterway in Atlantic Ocean. Here is a shot of the community. You'll see that there's ponds throughout. You can see a lot of the trees have remained, They're also are they're still building in this neighborhood, which is nice if you're looking to pick up a home site and build a custom home. Uh, this might be a good fit for you. The neighborhood also has Little Park in walkways that kinda intertwine throughout the neighborhood. Here's a shot of one of their parks. It's one of their center pieces in the middle. Here's a shot, driving down the street. You'll see that most of the homes are gonna be custom homes. There's spec homes. There's a shot of, some of the construction that's going on. There's a couple of builders that have, gone into the neighborhood, and you should see here in the next couple of months, a couple of spec homes coming out of the ground. as you see here, here's a nice home being built that backs up to the woods. So it's one of the nice things about river seas that you got some you know, home sites that back up to water. You got some home sites to back up to nature. So, if you're looking for that privacy, here's a great shot of a a home site gonna come on the market with a nature upon view. So it's a really unique neighborhood. Explore Lockwood Folly Golf Community

Hey, everyone. Welcome to another community spotlight. Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation, down here in Southeastern North Carolina. Today's community spotlight, we're gonna talk about Lockwood Folly. Lockwood Folly is a neat little community. It's kinda tucked in this little maritime forest. As you drive in, it's got a long driveway to get to the actual gate of the community. But its location is very key. As you can see here, it's close. It sits right on the Intracoastal Waterway. It's close to both Oak Island and Holden Beach. Holden Beach by car, by boat both islands. So it sits at the mouth of both of these, the Lockwood Folly River Inlet. But as you can see here, we're gonna talk about the community aspects, the golf course, the amenities. The closest beach here by car is going to be Holden Beach. As you can see here in this clip, it's a it's a great beach. It's a one of the top rated family beaches in the United States. So here's some shots of it. Kinda just flying over some of the dunes here in the Atlantic Ocean, but let's take a look at where it's located on the map. As you can see here, the red arrow that's where Lockwood Folly sits. Lockwood Folly sits right along. It's kinda in between the Intracoastal Waterway and at one side of it borders the Lockwood Folly River, as well. So you can see really close to Holden Beach. It's about 3 miles from the, entrance to Lockwood Folly to Holden Beach. So as you can see, you can hop in your car and get to Holden Beach within minutes. This is kinda where you're gonna find, also too, right before Holden Beach, you'll find grocery stores, convenience factors and the next closest town is gonna be the town of Charlotte. It's about a 15, 10 minute drive as well to get to that area. But, let's take a look. This snapshot here is a snapshot of the flood zones. as you can see this is this is coastal. This is borders. One side is the river. One side is the intracoastal waterway. So, you know, you're gonna find some of these properties are gonna be in those a e and v zones. So what that means is that you own a property in these areas and you have a mortgage on it, you're gonna be required to carry flood insurance. But as you can see, I would say maybe 75% of the community is outside of those zones. So there's a shot of that. So any questions, feel free. you got questions on insurance, premiums, all that good stuff, just give me a holler. I'll post a number, at the end of this video to where you can reach out to me. But speaking of numbers, let's talk about the numbers here. So, taxes are based on assessed value. So if you own a home in La Quinta Valley that's assessed at 400,000, you'll roughly pay around 15.50 per year in annual real estate taxes. The h o a there is, 1628 per year and what that covers, it covers the community pool, the gate, the golf course, is actually, it's it's public. We'll talk about that there in a second. But it covers all the common areas around that, the roads. They also have the clubhouse with a meeting room. They have pickleball courts. They have an incredible boat ramp. So if you're in the boating, you can launch directly from the community. They also have a, community dock out front along the intracoastal waterway, restaurant and RV and boat storage and also tennis courts. The golf course there, it's a 18 hole willard bird design. It's semi private. They do sell outside membership so you don't have to live inside the community to get a membership and the memberships do not require an initiation fee which is pretty neat. But here you are pulling up to the gate here now. They do have a gate but, it's not really manned. so it's kinda more of a I think at one point in time, it was manned, but, I guess the HOA decided it wasn't important to do that. But here are some shots of the golf course. You'll see that a lot of the trees, still remain in this, in this area, which is pretty nice. They didn't clear cut it. So when you drive through the neighborhood, you kinda get a nice homey feel. There's a lot of, live oaks through the neighborhood, which is pretty cool as well. But as you can see here, here is a, some video clips of their pool area, clubhouse. It sits right along the, the waterway. It's got a little dock there as well. And, you know, just flying around, you could see how pretty this is to be able to come out here and have access to, this amenity. there's also some, pickleball courts and stuff in the background, but you can see there's some of those live oak trees, 100 year old trees that are still left on the property. And as you kinda stretch your eyes, you'll see this is part of the, Intracoastal Waterway as well. But here's some shots of the pickleball courts, the basketball courts. They also have bocce ball as well. And, they also have a series of tennis courts too. So there are, those are the amenities that you'll find within Lockwood Folly that residents enjoy pretty much all year round. but you'll also see this is another cool one. This, is leading them to their boat ramp. This is off of the Lockwood Folly River. So if you, have a boat, you have access to their boat and RV storage, but you can also launch right here from this boat ramp. This is a cool thing if you're into fishing. this area here, you can easily get up into the Lockwood Folly River for fishing or you can go go out the Intracoastal Waterway and be out in the ocean within probably a 8 minute boat ride. So pretty cool location here, if you're into fishing or boating because from here you get to a lot of other little tiny barrier islands that sit behind the beaches here of Oak Island and Holden Beach. So it's nothing to zip up from here into the, you know, town of Southport which is basically east from here in your boat. They got a lot of cool restaurants that are right on the waterway you can dock up. There's a few in the, there's the point in Shaloud as well and there's a few down at Holden Beach. So this is looking back. A few of the houses here do have their own private dock and boat slips in, Lockwood Folly. So most of them are gonna be found on the Lockwood Folly, inlet or Lockwood Folly River. But kinda getting back into the community as you drive through, the community has a lot of trees, so a lot of the homes are nestled within here. I'm gonna post a link in the description of this video so you can get an idea of what prices are on some of the homes and availability. But again, here's another aerial shot. You see the golf course, the homes nestled within the the forest, and you see the Lockwood Folly River, in the background as well to the right. But Lockwood Folly, it's it's a neat area. Again, you know, it's it's one of those neighborhoods. If it's kinda like quiet because it's away from the, you know, a lot of the the towns and the the, you know, the hustle and bustle, so to speak. So if you're looking for privacy, but want a golf course and want water access, it might be a great community to check out. so there's still there's a few home sites still available in here, but I would say the majority of the neighborhood is, build out. I would say probably about 90%. So most homes, are gonna be, you know, existing homes. again, I'm gonna post a link that's got everything for sale on it so you can check out the age of the homes, the the properties, and what's available, and what things have sold for in for any other questions, feel free to always give me a a call here at the number. Top 55+ Retirement Communities in Leland NC

Hey everyone. Welcome back. Today in this video, we're gonna discover some of the top 55 plus active adult retirement communities in the Leland area. Hi. My name is Brian Schrader. I'm with the Coastline NC real estate team at Blue Coast Realty Corporation down here in Southeastern North Carolina. So if you, take a look at the, the video here, we're gonna talk about, we're right here in this Wilmington area, just, the Southeastern Part of North Carolina. It's coastal. It's subtropical. We get great temperatures, average temperatures in the, wintertime around fifty two to fifty three degrees. But Leland sits here on the map, as you can see, just, West of Downtown Wilmington. You're about fifteen minutes from the historic riverfront. But that's, this area right in here, this is part of, Brunswick County. you get the benefits of being close to Wilmington, close to, like, all these historic shops and restaurants downtown. Here's some clips of that real quick to kinda give you an idea of what it looks like, but here about fifteen, twenty minutes from all this historic, riverfront area. There's a nice river walk down here as well as you can see here in this clip here. This is some shots of the river walk along the, Cape Fear River. communities in Leland, especially these active adult communities, it's nice knowing that you have a small town right next to you with, different types of, you know, activities, nightlife, theater, the Stallion Hall. There's tons of restaurants and just cool things to do. Another neat thing about, the Leland area, you're about a thirty minute drive to this gorgeous beach. This is Wrightsville Beach, and you also can drive south to, Oak Island. Here's a shot of Oak Island here. But that's kinda the neat thing about the area of Leland besides the low, real estate taxes. But, the video here, we're talking about some of the best, active adult retirement communities. And this is, one that hits the list. This is Brunswick Forest. Price ranges of the homes here are gonna be anywhere from $3.60 to 1.3. It's a very active community. They have fitness centers. They have outdoor pools. They have indoor pool. They have spas, they have an 18 hole golf course, they have, about a hundred miles of walking and biking trails. So it, definitely made, the the list as far as being one of the top active adult communities. Now, Brunswick Forest is not a 55. it is not gated. they have a commercial village center upfront. It represents around 600,000 square feet of commercial. So that's where you'll find your grocery stores, pharmacies. There's a medical center up there. They got great restaurants at the front. You can ride your bike up there. You can walk up there. But Brunswick Forest is a really, neat community. A lot of good builders in here. We'll we'll dive into, some of the numbers here. Taxes here are based on assessed value. So if you own a home in Brunswick Forest that's, assessed at 450,000, you'll roughly pay around $3,400 in annual real estate tax. the HOA there, it's kinda different. if you think of Brunswick Forest, it's like a, a master plan active adult community with different sub associations, throughout the neighborhood. It's around 40 I think it's like 4,700 acres acres total there. But HOA usually runs around $3,400 per year. What that covers, it covers the they have a community garden center, the jogging paths, the walking and biking trails, the common area, the club houses, the outdoor pool area, the indoor pool, the hot tub, the tennis, the pickleball, playgrounds, and there's much, much more here. Brunswick Forest also has a section of townhomes, which that HOA is gonna be a little bit different. It's gonna be higher and it kinda varies between the different sub neighborhoods. But it's also the reason why it's higher, it covers the, insurance, so both both hazard and wind and hail. usually the exterior maintenance and lawn care is also included. So that's Brunswick Forest. We're gonna move on to another top community, and this one is Compass Point. price range in there, it ranges anywhere from 400,000 up to 1,200,000.0. they have resort style amenities. They have this is a shot of their grand grand lanai here. They have a pool, and they have a lazy river. They have a indoor pool. They have walking trails as well. It is gated. They have a full kitchen. They have a lot of different clubs. here you'll find, a lot of, that Floridian style, a lot of palm trees. It feels like more of a resort than a community. They do have an 18 hole golf course as well. So Compass Point definitely, is one to check out and put on your list. talking about the numbers at Compass Point, taxes here, it is actually outside the town of Leland, so taxes are slightly lower. so if your home in Compass Point is assessed at 450,000, you'll roughly pay around $2,300 in annual real estate tax. The HOA there on a single family home is around, $2,414 per year. And what that covers is the basketball courts, clubhouse, community pool, dog park, fitness center, the gates. There's two entrances with it's manned. they have an indoor pool that we talked about. The meeting room, sidewalks, the RV, and boat storage, pickleball, and tennis courts. So Compass Point is, is very active. also know that Compass and also Brunswick Forest, they have the golf course there. There is memberships available. They are private, so you can purchase that. And they also have, at Compass Point, another clubhouse, pool area, and restaurant to that membership. Okay. So that is Compass Point. like, again, very active. We're gonna move on up the street, to another master plan community. The The Bluffs on the Cape Fear River. The price range there is, $6.60 to 1.1. as you saw there, a shot of a beach. They have a beach club on Oak Island. They also have water access to the Cape Fear River, a little marina down there on the river with boat slips. They also have a community pool. They also have a brand new, fitness center that they just expanded. They have pickleball courts. What you're gonna find here in The Bluffs is the lots are gonna be, a little bit more private, larger lots. It's well wooded, and it's also gated as well. So here's some shots of their pool area and clubhouse, and they also have a new one there as well. But The Bluffs, definitely is active. It's definitely, for that person that wants privacy, wants some activity, but wants a little bit more space in between the homes. great group of, builders that are building in basically all of these communities. But if you take a look at the numbers here, taxes again are based on assessed value. If you have owned a home, that's assessed at $450,000 in the, Bluffstone and Cape Fear, You'll roughly pay around $1,900 in annual real estate tax. The HOA currently in there is 1,000, $200 per year. What that covers is the beach club access, the clubhouse, community pool, the maintenance in common areas, the roads, the parks, pickleball, tennis courts, and the trails throughout the community. Alright. So that's The Bluffs. another one you definitely wanna check out, if you're looking for that retirement community is Magnolia Greens. this is not 55. This is an active adult community, so there's no age restriction. the price point there is 300 to 700,000. And it's been around for a while. They have a 27 hole, golf course there on the premises. It is open, to the public. So you got, homes scattered throughout the neighborhood. in Magnolia Greens, they have, two outdoor pools. They have some tennis courts and basketball courts. Here's some shots of that. They also have a beautiful fitness center that you'll see here in the next clip. And they also have an indoor pool area as well. So the numbers here, Magnolia Greens, again, it's based on assessed value. So taxes on 600,000 are gonna be around $4,000 per year in annual real estate tax. The HOA there, on a single family home, because they do have some town homes there that covers the, you know, the maintenance and the insurance as well, which is a little bit higher. But single family home HOA is only around $750 per year. What that covers is the basketball courts, the clubhouse, community pool, fitness center, indoor pool, common areas, playgrounds, sidewalks, So it does not include the the golf course, but again, golf course is open to the, public. Okay. Right next door, next on our list is Waterford Of The Carolinas. This community is a resort style community as well. It's a sister community of Compass Pointe. And the, price range in there right now is $4.50 to $8.50. They have, a beautiful clubhouse. They have an area where you can rent out for different social events and parties. They have an outdoor pool. They have tennis courts. They have pickleball courts. They have a game room. they also have some walking trails throughout the neighborhood. They have a nice big lake in the back corner of the property. But, you'll see here that this has definitely made the list. It is active. the developer is not in control anymore, so the homeowners have full access of the, you know, deciding what goes on in the community. Here's a shot of Magnolia Greens right next door. So it's open to the public. So you have a golf course basically within walking distance. here's a shot of their clubhouse and pools. So you have lap lanes. you have a wait in area. It's salt water. So it's a really neat area. you also have bocce ball, volleyball. There's a little playground for the, kids and grandkids. And, it's just another, active adult community. Now this community is not, 55 plus. So it's a retirement, active adult community. Here's some shot of the lakes in the in the back corner of the property where you can kayak and paddle board and canoe and fish in. There's little docks, throughout, and a nice little loop around it as well. So definitely, Waterford is a really, it's a neat neighborhood to check out. It's a little bit, it's a little bit older, than, Compass Point in Brunswick Forest. But again, another nice one to put on your list if you're looking for that, you know, retirement active adult community. taxes are based again on assessed value. So if you're in a house in Waterford that's, 550,000, you'll roughly pay around $3,500 a year in annual real estate tax. The HOA there on a single family home is around $1,500 per year. And what that covers is the clubhouse, community pool, fitness center, pickleball courts, sidewalks, and tennis courts. Now, there are also some town homes and there's also some sections of Waterford, where they include lawn care. the town homes also include lawn care plus the insurance. So those HOA's are gonna be a little bit higher there. So definitely reach out if you have specific questions, on these little sub neighborhoods because, you know, a lot of these communities, they have different sections that cover. But that's just the, you know, a good average number on a single family home that does not include lawn care. Now the next clip that you're gonna see here, this is a, a new one. This is Del Webb of Mallory Creek. They're kinda just getting started. They have around, I think, about 10 houses on the ground. This is their master plan community. But as you can see here, the red square, this this photo was taking, Ariel was taken quite a few months ago. there's a lot more activity. There's a lot of homes here in this area. They have models there that you can go check out, but this is a true 55 plus. Here's a rendering of their clubhouse, pool area, pickleball courts. price point in there is $3.60 to 600 right now. Well, the homes well appointed homes, lot of features, you know, granite countertops, lot of porches, sliding doors. So it's a really, knee area. It's just starting to take off. but it's definitely one you if you're looking for a true 55 plus community, you might wanna check out Del Webb at Mallory Creek. Now I will say that they, they do have, models there that you you can check out. Taxes there are gonna be about the same. If you own a home there that's assessed at 450,000, you'll roughly pay around $3,400 a year in annual real estate tax. The HOA there is around, $3,540 per year. It covers their community pool, fitness center, and they're gonna have an indoor pool there, jogging pass, lots of activities, pickleball, sidewalks, and trails. Now, their projected idea of when their pool's gonna be done and amenities, I I I'm thinking it's probably gonna be in that two year arena. So if you buy now, you might have to wait for some of these amenities. But again, this this community is probably gonna mimic, the same type of quality in, amenities as their sister Del Webb community in Riverlight. So you can get a good idea of what it's gonna look like by taking a look at that, community, and also have a video, on that as well in another, session. Holden Beach NC - Voted Top Family Beach in America!

Welcome back everyone. Today we're gonna be talking about an a great place. one of my favorite places, Holden Beach. Holden Beach is a a neat little barrier island. It's in Brunswick County and we're gonna take a look at the island and the special features and give you all an overview of what it's like there. Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in Southeastern North Carolina. So enough of that, let's dive into it here. You'll see that Holden Beach is, it's gorgeous. It does face south which is pretty unique. So you're looking, east to west here in this clip. You can see the Causeway Bridge. A lot of people, like that bridge because when you come across it, it's got a nice little twist to it. But when you hit the top, you look over the Atlantic Ocean, it's got some really cool views. But there's the intracoastal, waterway in the background. You also have Holden Beach Marina there to the right hand side, Provision Company to the left. But Holden Beach is a really neat place. it's won tons of awards, for being one of the top rated family beaches in the country. And if you look at the island itself, it's pretty laid back. There's not a whole lot of commercial on it, which is pretty unique. you don't see a whole lot of condominiums, got high rises on it. You're gonna find a lot of beach homes, and there you you'll find people that live here all year round as well. But a lot of the homes here, you see that pools, a lot of them are vacation rentals, but, it's a really, really pretty beach. And we're gonna take a look at, where it's located here. So let's dive into the map here. As you can see here, the red air and the star, that is Holden Beach. It's faces south and it's really cool because you can actually catch some really cool sunsets even though you're on the East Coast because it faces south. Now you'll catch the majority of them in the winter time just due to the tilt of the earth, but it's another cool, feature. A lot of people like that, if you're into astronomy that, this beach faces south. So, you know, if you're looking up, you can catch some really good shots of the Milky Way without a whole lot of light pollution too. So another neat little thing about Holden Beach. But as we dive a little bit closer, you'll see that you got, Holden, Beach has Oak Island to the east and Ocean Island Beach to the west. And as you can see here, tip to tip, it's about 8 miles long. so it's a pretty long barrier island. There's only one bridge that comes across from the mainland, but it's a it's a really really really neat place because you got the Lockwood Folly River on one end and then the Shlote River on the other end. So we're gonna take a look, this is a flood map like I do in all my videos. you'll see that the majority of Holden Beach is in that AE zone. No surprise. It is a barrier island. It is prone, to flooding when we do get storms, but you'll see that a lot of it's in that, AE area and there's a small portion of it in that v e area. So, basically, there's a couple little small spots that are outside the, AE zone. So unless you're in that that little bit of light light shaded brown area on the barrier island, you're gonna be required to carry flood insurance, if you have a mortgage on your property. So let's real quick, let's talk about some numbers here. The taxes in Holden Beach, if you have a home there that is assessed at $550,000, you'll pay roughly around 21, $100 in annual real estate taxes. We talked about the beaches about 8 miles long. It's a top family beach in the United States, and it's also a sea turtle sanctuary, which is pretty cool. But let's move on to some slides here now. You know, you look at this picture here, it doesn't look like Holden Beach at all, but you can get this, this type of water in Holden Beach at certain times of the year whether, you know, sometimes when we don't have a whole lot of, rain or runoff, the water looks Caribbean blue. and then the temperatures here, it doesn't hardly ever snow here as well. But we're gonna talk about why because I'm gonna shift gears and this is a sea surface temperature map. I just, took a snapshot of it. but you'll see that that red area you see here kinda goes from it's kinda it's a gulf stream and it sits about 55 miles to 65 miles off the coast here. But what that does, that water stays in that, 77 to 80 degree, temperatures throughout the year. And what it does is it warms up the air around us, so we hardly ever get any snow or ice here in the region. And as you can see, as it moves up, it peaks out around the outer banks area, mixes with that cold water coming down from the, the arctic and along the eastern seaboard north and, kinda mix us there in the outer bags. But a lot of good fishing offshore here because you're really close to that gulf stream. Next here, we'll talk about the inlets here. This is the Lockwood Folly River inlet here if you wanna take a nice little walk. It's great to park there at the, east end of Holden Beach and you got all that extra sand. Holden Beach is known for its seashells. So if you are looking, you're exploring, you wanna get out there, that might be a good place there around the inlet. probably wanna go at low tide but another cool thing, there's an old historic, civil war blockade runner that sits, in the middle of that inlet there too which is pretty neat as well. Sometimes you could see the, stacks of the ship there at a super super low tide, but that's another neat area to check out. Now if you look at the, the the area there, on Holden Beach, there's a little private gated community called, Dunescape, uh, that's on the tip there. it's one of the 2 gated communities on Holden Beach. But we'll talk about the other end of the island. This is the west end. As you can see, another neat little place to take a walk. You can walk around the, tip of the inlet all the way to Monk Island which is, um, along the The Intracoastal Waterway. Great place to walk, get some seashells. And, this tip end of the island, this is the west end. It does have a gate, so you're gonna have to find a beach access prior to the gate of the west end of Holden Beach. So those are the 2 inlets. Another cool place to check out is the pier, at Holden Beach. You can see here at the shot and a lot of people like to go up there and just check it out. A lot of people will be fishing off the pier. It's a pretty cool spot. And again, you gotta look out for these little guys here. usually the months of I think it's May to October is the sea turtle nesting season. So you'll find that a lot of of of residents there on the island will go out and find some of these nests and they'll mark them off. You wanna definitely stay away from those nests, but sometimes, you know, some people can catch some, some hatchlings going making their way down to the ocean. So another unique thing about Holden Beach, on the back side, you get a couple areas that have these canals that have been man made. But if you're that type of person that's looking to have a boat but, you know, you also wanna have beach access, it's a really cool thing. You can hop on your boat and be out the Intracoastal Waterway, down and out the inlet within a few minutes, and then come back and park your boat right behind your house. And you can also walk across the, front street there, Ocean Boulevard, and be at the beach. So another cool thing about Holden Beach. But here again, here's some of the, aerials. What I'm gonna do, in this video, I'll post a link in the description that's got prices on all the homes for sale in, Holden Beach. So if you're looking to get some idea on what the real estate's like, you might wanna check out that page there. But what you'll find on Holden Beach, you'll find a lot of, beach rentals and, they do pretty good out there. You know, if you're looking for an investment property, I've got a couple clients out there, that, they bring in anywhere from 80 to a125 $1,000 a year in rental income. Now the peak season here is gonna be that June, July August, but some people also rent out 2 months prior and 2 months after those months. So, it's a it's a it's a place where, you know, if you got a pool in your oceanfront, that is the most sought after beach rental if you can, you know, house more than 8 people. that that's gonna bring some pretty good, rental potential income into your pocket. But anyway, just kind of flying over the island here, you'll see that it's it's it's it's not really crowded, pretty white sands, it's a really really, gorgeous beach to check out if you're vacationing too, you know. But a lot of people like the fact that you might not wanna live actually on the island. There's a lot of communities that sit right behind Holden Beach on the mainland that you might wanna check out because, you know, you could, you know, you don't have the risk of and and the cost of the flood insurance, but within a few minutes drives, you can reach the sandy shores here down at Holden Beach. So again, I'll post links to, uh, some properties, that are for sale on Holden Beach. You can also check out what things are selling for. There's a couple beach clubs on the island, seascape, at Holden Plantation has a beach club and also Winding River has a oceanfront beach club on this island as well. So it's pretty neat. Top 55+ Retirement Communities in Wilmington NC

Hey, everyone. Welcome back to another series of videos. today, we're gonna be talking about, active adult 55 retirement communities, what they mean, what they're not. And, we're gonna talk about some of the best, communities that are 55 active adult in the Wilmington, NC area. Hi. My name is Brian Schroeder. I'm with the Coastline NC real estate team at Blue Coast Realty Corporation down here in Southeastern North Carolina. 55 in active adult, they kind of get kinda mixed in between, but we're gonna break down these, 3 terms. the 55 communities, they have a strict regulation to where there's a certain age that you have to get in. 1 of the spouses has to be that age to to be able to purchase, in those communities. There's different rules for visitation for kids and whatnot. But back in the day, the 55 communities, you know, they weren't popular because of the 55 tagline. They became popular through their active adult activities So we're gonna gonna jump in here, and we're gonna talk about some of these top communities and why they're so special here in the area. But first, this is where we're located. We're about middle of the Eastern, coastline here of The United States, down here in Southeastern North Carolina. A lot of people like it here because of our gorgeous beaches. We got 4 distinct seasons here. We got a small town feel with a downtown area. We got a local university. We got good medical. We got some, airports here. And, being middle of the Eastern Seaboard, it makes it easy for friends and family to drive to or you can fly to. But here's some shots of Wrightsville Beach. all the communities that we're gonna be talking about here in this video are gonna be within a few minutes drive to this gorgeous beach here. And that's 1 of the big things is that, to the area is, along with the climate, we have really pretty, you know, pretty white sand beaches. We've got that, you know, blue, hue ocean color to it. It's gorgeous. And another neat thing about these communities that we're gonna talk about is the, access to the historic downtown riverfront, which is pretty cool. A lot of people like living near some sort of town that's got some culture to it. It's got some nightlife. It's got good restaurants. It's got, down here, a really cool walk that goes from bridge to bridge. But here's some shots of the downtown historic riverfront, which is pretty cool. But, alright, enough of that. We're gonna talk about the the differences we talked about slightly is that, you know, 55 has an actual age limit. We also have, in our area, there's only a couple true 55 communities here in the area. Most of the other ones are gonna be considered active adult. Now active adult, what what does that mean? Active adult communities is that you're gonna find a mix of retirees and, you know, younger families, professionals within these communities. But what the communities offer that a lot of times they're gonna offer multiple amenities and activities. You might find communities such as, like, golf. You might have indoor pools, swimming, walking trails, activities, bocce, volleyball, pickleball. There's a long list of active or ideas that some of these communities have. So let's talk about we're gonna talk about, the ones in the Wilmington area, just in New Hanover County for the most part. So we're gonna be, talking about other ones, such as ones in Leland, Southport, and Lower Brunswick County, and other videos. So if you wanna hit that subscribe button, definitely, hit that button up. But the first one we're gonna talk about is Porter's Neck Plantation. As you can see here, Porter's Neck Plantation, it's a golf course community. They have multiple amenities. They have, you know, pools with lap lanes. They have, a lot of different activities. As you can see here in this clip, this is located right along the Intracoastal Waterway. It sits right behind Figure 8 Island. They also have a boat ramp. They have places to canoe and kayak, which makes this community really, really cool because there's a lot of different activities, that you can do here in Porters Neck along with golf course. They also have tennis, pickleball. But as you can see here, here's a shot of their little picnic area along the Intracoastal Waterway. But Porters Neck makes the list. it's kind of, a community with a variety of different homes. I would say the, the price range in Porters Neck is gonna be anywhere from 600,000 all the way up to, over a million. So I'm gonna post a link in the description of this video. So if you wanna go to a page to see what's actively listed for sale, you can go check out those price points But here's some shots of the community. It is a gated community, so you will have to check-in at the front. but driving through the neighborhood, it's well manicured. They have some really neat, amenities. They also have a incredible clubhouse with restaurant facilities inside as well. So Porters Neck is definitely 1 of the top ones that made the list here in the Wilmington, NC area as far as the, amenities and activities go as far as master planned communities. Also, a fitness center as well. But, we're gonna talk about, some of the figures here at Porter's Neck. You can see that the taxes here, on the Porter's Neck, area. If you have own a home that's around 650,000, you'll roughly pay around $3,400 in annual real estate tax. The HOA is $1,200 per year. And what that covers, it covers the boat dock, the boat ramp, the gate, maintenance of the common areas, and also the management of the streets and street lights. Now, Porter's Neck Plantation is a private country club. So if you want to join the club, you can. The membership initiation fee is around $26,000, and they have different annual, programs that you can fall into whether it's a social, whether it's full golf, but, they do sell outside memberships. So they have an 18 hole, Tom Fazio course and along with all the other amenities that come with this private membership, you have tennis, pickleball, you have swimming, you have fitness center, bocce, the dine at the clubhouse, and social events as well. So that is the Porter's Neck Plantation area or community that made the list. Next on our list is going to be Landfall, just right down the street. Now, this community is gated. They have multiple entrances. it sits along the Intracoastal Waterway as well. Sits right behind Wrightsville Beach, which is a really pretty beach as you saw in the first clip in the very beginning of this video. But they have an incredible clubhouse. They got beautiful golf courses, and it's just a really well manicured community. Definitely tons of different activities. We're gonna talk about the tennis courts, the fitness center. They have pickleball. They have walking trails. So let's just take a look at the, the figures here. Taxes are based on assessed value. So if your home is assessed at 550,000 in Landfall, you'll roughly pay around $4,800 in annual real estate tax. The, HOA there is around $4,200 per year. What that covers, it covers the basketball courts, the maintenance of the common area, the maintenance of the grounds, and also the picnic area, playground, and street lights. So also too, Landfall is private. So the, the golf course there, they have a 4 45 holes. It's a Pete Dye and Jack Nicholas courses. It is private. The initiation fee there is 50,000 and they do sell some outside memberships. But, in Landfall, you'll find that some of the homes range anywhere from 850,000 all the way up to, $380,000,0.0 currently. But again, I'll post a link in the description of this video that'll have a page that'll have everything for sale in the Landfall area. Okay. Moving along, we're gonna talk about a true 55 plus community. This is Del Webb at Riverlights, which is also in New Hanover County, which is Wilmington. But this is 1 of the true 55 plus communities here in the area. They offer, an array of amenities, tennis courts, pickleball courts, fitness center. They also have an indoor pool. The homes come with lawn care, which is a really nice feature. But this is Wilmington's 1 of Wilmington's true 55 plus community. They have tons of different activities throughout. And, we're gonna talk about, some of the figures here. Here's some of the shots at the indoor pool. But if you look at the Del Webb, part of RiverLights now RiverLights is a, it's basically 2 communities within geographical location. So, yeah, Del Webb on 1 side, and you have we'll talk about RiverLights here in a second on the other side. But taxes here based on assessed value. So if your home is taxed at, or assessed at 300,000, you'll roughly pay around $2,500 in annual real estate real estate tax. The HOA there is, 2472 per year. And what that covers, it covers all the amenities. You got the barbecue area, the clubhouse, community pools, the indoor pools, the dog park fitness center, the, they also maintain the grounds there of your own personal property. They got pickleball, sidewalk, spa hot tubs, street lights, tennis courts, and trails. So that's a a big list. There's tons of other activities, as well within the Del Webb version of RiverLights. But we're gonna we're gonna go on to the other side. You go across the street. We're gonna go across to the other side of RiverLights, and you'll find this area here. Now this section here is considered active adult, but is not classified as a 55. You'll find a a wide range of age groups here, but they have, clubhouse, pool. They have walking trails the price points in, RiverLights, they range anywhere from, like $3.60 to 1.8. The Dell website, they range in price anywhere from $4.40 up to around $7.50. But as you can see here, tons of amenities. They got, river access. They have a really cool boardwalk and boat dock here. They also have a little cool village center, that's part of Riverlights. Now, if you live in the other section of Del Webb, you can come over to this section and take, full, utilization of the shops. they have a nice restaurant, smoke on the water down there on the Cape Fear Riverfront. But this is the other side of RiverLights. It's not 55 plus, but again, a nice area. They have lots of activities. The walking and biking trails are really big. They have different style homes throughout the whole entire neighborhood, which is really cool as well. But on this side of RiverLights, you'll see that the taxes are about the same. So let's just say, hypothetically, if the house is assessed at 500, you'll pay roughly around $4,270 per year in annual real estate tax. The HOA here is, $1,500 per year. And what that covers, it covers the boat dock, the clubhouse, community pool, fitness center, and the maintenance of the grounds and walking trails. Okay. So next up on our list is another river. It's River Bluffs. River Bluffs is another community in Wilmington. they have a really cool, architectural style homes throughout the different neighborhood, kinda nestled into a maritime forest. They have water access to the Cape Fear River, which is pretty neat. You could see here, this is the boat ramp going out to the Cape Fear River, but they have this huge dock of, you know, or a walking path that kinda goes along the Cape Fear River. They also have a, marina with boat slips down on the Cape Fear River as well. But it's a really cool, neighborhood. They have lots of activities. Like, they have a pool. They have a clubhouse. They have a fitness center. Walking trails throughout the neighborhood. And really, this river access. It sits just north of downtown, area of, Wilmington. And as you can see here, here's shots of the Cape Fear River, and there's a shot of the pool here and some of the homes within, River Bluffs. Now River Bluffs is not a 55 exactly. It's considered an active adult community. They have a lot of different, you know, activities. They have a lot of different events here throughout, at their clubhouse and pool area, a little community store, which is pretty neat fitness center. So it has definitely, made the list of definitely communities to check out. They also offer, RV and boat storage. They have a set of tennis courts as well, basketball courts. So a lot of different activities here at River Bluffs. Definitely, 1 to check out, if you're coming to Wilmington looking for an active adult community. But let's look at the numbers here at River Bluffs, the taxes. If you own a home that's 430,000, assessment, it'll be roughly around $2,200 per year in annual real estate tax. The HOA there at, River Bluffs is $2,532 per year. And what that covers is the basketball courts, the boat dock, the, slips that are not assigned, the community pool area, the fitness center, the it is a gated community so they do have a man gate at the entrance. All the common area maintenance, the RV and boat storage, the security at the front, tennis courts, and also street lights. So that is, the River Bluffs community. And, next 1 we're gonna, look into, it's, it's another active adult community. It's actually just North of Wilmington. This is River Landing. It's about forty five minutes north. It's not in New Hanover County, but I figured I would add it to the list because they have a an incredible golf course there, multiple activities. It's definitely 1 of the, top communities here in the area. But if you're looking to kinda be, outside the city limits and, you know, they have, like, a river club. They got a beautiful golf course, a nice pool area. But if you're looking to be outside the Wilmington, NC area, this is more in a Royal, region. They have a cool vineyard. Here's a shots of some of their the fitness center that they have here on-site. Here's a shot of their pool, but they have an incredible clubhouse, with restaurant, great golf course, but this is River Landing. Now the, figures here, taxes, if you have a home there that's assessed at 500,000, you'll roughly pay around $4,300, per year in annual real estate tax. The, HOA there is around $2,000 per year. That covers the basketball courts, the community garden, the jogging pass, the, maintenance in the common area, pickleball courts, and the, the actual private roads. It is a gated community as well. But, their golf course there, they have 36 holes. It's Clyde Johnson course. It's semi private. Initiation fee is, $28,000. They do sell outside, some outside memberships if you live, I think, within a 10 mile radius.
