Discover Summerwoods in Bolivia NC

Hey. Welcome back, everyone. Today, we're gonna talk about another little niche type community in the town of Bolivia in Brunswick County called Summerwoods. Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in the Greater Wilmington NC area. So let's dive into it. Let's take a look at Summer Woods. It's a little niche community. it's, you know, got 2 different sections. It has an existing section, and it's got a section that you could see there in the backside that they're newer homes. Closest towns are gonna be, Wilmington and also the town of Southport. You're kinda splitting hairs there. But here's some shots of the historic district riverfront of Wilmington. As you can see here, there's a riverwalk. This is where you'll find restaurants. Here's a shot of Southport, the water park down here. Again, really cool spot to check out. They got some great restaurants down there. Your closest beaches are going to be Wrightsville Beach and Holden Beach or Ocean Isle or Oak Island depending on which way you wanna go. So you're kinda in that area but let's take a look here in the map. You could see here the star, where the red arrow is pointing. That's where Summer Woods is. It's kinda in that middle of Brunswick County. It's right near the town of Bolivia, but you're probably about a 25 minute drive, north to the historic riverfront of downtown Wilmington and probably about a 25 minute drive southeast to the, mouth of the Cape Fear River down there in Southport. But here's a shot of the flood zone maps that I do in most of my community updates. You'll see that in Summerwoods, there is not any, any shade of brown. There's some on the, exterior there that's not within the gates of Summerwoods. So you're not required to carry any kind of flood insurance in this neighborhood if you have a mortgage, on the property. So let's take a look here at some numbers. Taxes are based on assessed value. If you have a own house in Summerwoods that's assessed at 370,000, you'll roughly pay around $1400 in annual real estate tax. The HOA there is gonna be around $840 per year. And what that covers, it covers the community clubhouse, community pool, fitness center, picnic areas, sidewalks, and tennis courts. But as you could see here, I wanna show you a couple houses. Here's, some of the styles of some of the newer ones that they've built in the last remaining section of, Summer Woods. And here's a shot of some of the architecture on some of the, older style homes there that were done, a couple years prior to. But let's get to the community. Here's a shot of the clubhouse and pool area. They do have a couple lakes. They got a little fire pit there and some tennis courts to the side as well. But as you can see, the community overall, it's not too big, not too small. It's, kind of that nice medium. But if you're looking for a nice community, more on the smaller end with some nice amenities that's kinda in between, you know, that Wilmington area and Southport area, and Shiloh, you might wanna consider Summer Woods. again, it's kinda quiet. There's not, a whole lot of, you know, like your Bolivia, the town itself is not that big so you're kinda out of the hustle and bustle. So, you know, if you're looking for that peace and quiet, you might wanna check out this community.
