Hey, everybody. Welcome to another community spotlight. Hey. My name is Brian Schrader. I'm with the Coastline NC real estate team at Blue Coast Realty corporation down here in Southeastern North Carolina. Today's update, today's community is going to be Brunswick Plantation. It's a, active adult community. it's also a vacation resort area, and we're gonna talk about, some of the benefits of the location, what it has to offer, the HOA, the taxes, the whole nine yards. But here you go. This is a shot of their main golf course clubhouse It is a golf course community with pools, clubs, activities. they offer a a variety of different real estate options, which we'll talk about in this video. But, things we're gonna talk about the closest town is gonna be Calabash, which sits about maybe ten minutes away from Brunswick Plantation. Here, you'll find fresh seafood, restaurants, things to do. It's got a cool little river walk. Closest beach is going to be Sunset Beach, which is about a ten to twelve minute drive to get this gorgeous beach here that you see in the overview. this is probably one of the best little barrier islands known to North Carolina. It's the last barrier island before you dive into the South Carolina border. But let's talk about that in a Let's take a look at the location map. Here you go on the red Arrow. That's where Brunswick Plantation sits. It's just above that South Carolina border. It's about a fifteen minute drive to North Myrtle Beach where you can get into a lot of different activities and things to do down there. Also, to the, north, it's about a forty five minute drive to Downtown Wilmington, and you're also about a fifteen minute drive to the town of Shalote, which is kinda in the middle of, Brunswick County. And as you can see here, you're just kinda surrounded by all these different barrier islands. Sunset Beach is the closest, then Ocean Island, Holden Beach, Oak Island, and, they're great great, places to visit down here. And it makes this place a special place because a lot of people, look at this area as a vacation area. A lot of people also look at this area as a great place to retire as well. Let's take a look as I do in all my community updates. this is a flood map zone. so this is where Brunswick Plantation sits. You'll see that, there are quite a few properties that are in that AE zone. So if you do own a property in that area and you have a mortgage on it, you're gonna be required to carry, flood insurance, and that premium is, based on elevation, certificate with the insurance company. So, anyway, check out one of my other videos on, on flood zones if you're interested in that topic as well. But we're gonna move on here to some of the figures here. Taxes in Brunswick Plantation are based on assessed value. So if you own a single family home, home there that's assessed at 370,000, you'll roughly pay around $1,500 in annual real estate tax. taxes on condos, let's say, you know, if a condo is assessed at $2.80, you'll pay around $11.50 per year in annual real estate tax. the HOA, on a single family home, there runs around a 100 per month. And the condos there, I guess on average, there there is a couple different variations, but you'll roughly pay around $460 per month on some of the condos there. But, again, let me know if you want me to check out a certain section because they have different areas of condominiums and some townhomes in there. And this fee is just an average. So if you wanna get real specific, give me a call. But the regular HOA on a single family home covers the pool, clubhouse, the fitness center, the gate, common areas, the ground maintenance, the master insurance, the party room, and, pickleball and sidewalks throughout. So the, HOA owned the condos are gonna cover the insurance, the master insurance on the building. So, like, things like the roof, and it'll cover exterior, features of the building and also that wind and hail policy as well. Basically, people on the condominiums would just have to get a renter's policy for their contents. Okay. Moving along. The Brunswick Plantation has around 27 holes of, golf there. It's a Willard Bird, David Johnson design. It is a semi private golf course. There's initiation fee of $400 to join, and they also do sell outside memberships there in the community. So So let's go through driving through the community. You can see that it's well manicured, meaning a lot of lush landscaping. It's been around for, you know, quite a few years. And, as you see here, we'll give you some shots of some of the amenities. but a lot of people like this community because it's got the golf, it's got the pool, it's close to the beach, and it's got a lot of other activities that go along with it. Here's a shot of the golf club straight on there that you'll see. And over to the left, we'll get some shots of the pool and clubhouse. Brunswick Plantation has different amenities throughout. So this is their main one behind the gates. They also have some exterior, other sections that are attached to Brunswick Plantation that we'll talk to here in a but anyway, here's a shot of their spa and indoor pool, tennis courts, and pickleball at the main facility. And, you know, each condominium complex there has its own pool. So you see here there's a cluster here of the condominiums with its own little private pool there for that section. But these condominiums here, a lot of people like it for rental properties. They do allow short term rentals here on the premises. Some of these areas have, a lockout room so you can, rent out one area and keep the other area to yourself. But just flying around, it's got some, really pretty, shots of the golf course here, nestled within the community. And we're gonna talk about some of these other sections. they are still building new here in Brunswick Plantation. They offer, some town homes. They have some sections across the street and other areas, which we're gonna get to here in a But just kinda flying around, give you some shots. Here's another section of some of the condominiums, that are are great short term rentals there. And if you're looking for that, you know, maybe that vacation spot where you wanna be close to the beach and also have, access to a golf course with some amenities, this might be a really good fit for you. So this is the condos here. We're gonna move on here in the next clip. We're gonna take a drive over to the other section, which has been around for the past, like, three years. Again, all these areas are gated, so you have access to either a guard house or you can get your own gate code, if you're a property owner here in the community to get access to these sections. Now flying around, this is the other section. This is one of the newer ones. You can see in the distance that they still have building pads there that they're building new. But, this section here has its own, amenity center. Now it doesn't really matter where you live within Brunswick Plantation. You're allowed to use any of the amenities as long as you're part of that HOA complex. you can see this is where, another section here they're building over there to the left. So if you're looking for that new construction with all these great amenities, this might be a good fit for you. they have their tennis courts and pickleball courts that are complete, and they're just now putting the finishing touches on their amenity center with this beautiful outdoor pool here that you can see here in this video. They also have some other sections, that are growing. I know Doctor Horton is building in here, Lennar Homes. There's a lot of, great builders. But in here, you're gonna find single family homes, condos, and townhouses throughout the neighborhood.
