Hey, everyone. Welcome to another featured community. Today, we're gonna talk about Eagle Run. Eagle Run is a new homes community, uh, down in Lower Brunswick County. So, uh, we're gonna dive into this video. We're gonna take a take a look at the area and some of the homes and some of the amenities. So the nice thing about Eagles Run is that it's a new homes community built by Pulte. It's close to to area beaches. Here's a shot of Ocean Isle Beach, the pier, but it's also close to Sunset Beach as well. Uh, another nice feature about the community's location, it's close to some of the best area golf courses, uh, here in Lower Brunswick County. Um, and we're gonna take a look at some of the different homes, the features. But before we start, let's take a look at where it's located on the map. As you can see here below the red arrow arrow, that's where Eagle Run is located. That's where their building is still currently here in the area. So you can see it's about fifteen minutes north of North Myrtle Beach, about an hour south of Downtown Wilmington, and about five to eight minutes from either Sunset Beach or Ocean Isle Beach. Taking a little little bit closer at the map, you'll see that Eagle Run is not considered, uh, in an area flood zone. It's not in that, uh, that brown zone. So you're not required to carry flood insurance if you own a home, uh, in this neighborhood. The communities and the taxes in Eagles Run, um, the taxes are based off assessed value. So if you own a home that's $350,000 uh, assessed at that price point, you'll roughly pay around $17.50 dollars per year in annual real estate taxes. The HOA in this community is around $656 per year and what that covers is a community pool, pickleball courts, and common area maintenance throughout the community. Let's take a look at some of these amenities. Here's a shot of the clubhouse, the pool, and as you'll see here, some of the aerials, you'll see the pickleball courts in the background, some of the homes. Uh, here's some of the features. Uh, you can get an idea of some of the different styles. You can see that, uh, the homes are built with low maintenance in in mind. And also, the yards are easily managed, um, as far as the lawn care. They're not huge, but enough to give you some privacy from one neighbor to the next. As you can see here, some more aerials. You'll see that it backs up to Crow Creek, so you're really close to those, uh, area golf courses that we talked about. But it's a nice community. Some people, uh, will put in their own pool even though there is a community pool here in this area. Now, they are still building new in Eagle Run. So, uh, again, this is a Pulte new homes community. They do have models here that are available to walk through.
