Calabash Lakes Homes for Sale in Calabash, NC

Hey everybody welcome to another Community Spotlight today we're going to talk about Cal Calabash Lakes hi my name is Brian Schrader I'm with the Coastline NC Real Estate Group at Blue Coast reality Corporation Calabash Lakes is a uh Community it's close to Sunset Beach that's its nearest beach it's only a few minutes away uh the closest town is going to be Calabash where you can see here in the video this is downtown Calabash it's also close to some of the area's finest golf courses here uh in the region on the map it's located close to the South Carolina border right off of 17 um Route 17 it's uh close it's only about 15 minutes to North Myrtle Beach it's close as we talked about it to Sunset Beach and also Ocean Isle Beach but um it's really convenient because it's got all those Community factors of being close to mytle and the coastline as well but taking a closer look on the map you will find that some of the areas within Calabash Lakes do fall within that AE flood zone so if you own a property in that zone and you have a mortgage you're required to carry flood insurance but I would say roughly 85% of the whole entire neighborhood is outside that zone so taking a look at the um the figures that real estate taxes are based on assessed value so if your home at Calabash Lakes is around 350,000 assessed you will roughly pay around $1,800 in annual real estate taxes the um HOA on this on a single family home is around $2,052 uh per year and that does cover the lawn care which is nice and um just note that um there are both the Villas which the two Town H home side by side they also have the traditional town homes that HOA is different because they uh include the wind and hail insurance and the exterior maintenance of the building but the uh HOA also covers their community pool uh common areas the roads and uh tennis courts and fitness center and Clubhouse which we'll we'll take a look here in a second but checking out the um the overall Community here's a shot of the amenity Center uh we'll dive into some of the other parts of the neighborhood here in a second but they have both tennis courts and pickle ball courts which is nice so it does c Calabash lakes does have that active uh Community feel to it um inside the clubhouse we'll take a look at some of the other amenities but here's a shot of the pool area it has a Zero Entry uh weigh in area has three lap Lanes which is nice so uh it's nice to kind of you have the best of both worlds here because you're close to the beach and you're also you can come home and jump in a in a freshwater pool or saltwater pool but um here's another shot to the clubhouse we'll um take a look inside they have a um a unique little bar area Joe's Bar which is kind of nice to different groups of people can meet up there um for a drink and they also have a little area for um Sports and game room so here's the shot of that bar area we were just talking about here's the shot of the fitness center they have here and then also the uh the game room which is kind of nice so here's an aerial of the you know different homes nestled throughout all the different lakes and Views you'll see that there's the traditional um you know Town Homes you'll see the Duets the two that are side by side the nice thing about those is they offer that low maintenance lifestyle which is convenient especially when you're down here at the beach I mean he wants to worry about you know yard maintenance exterior maintenance and all that good stuff but anyway uh if you have any questions about the Calabash Lakes Community feel free to give me a call uh I'll post a link here in the comments section that will drive you to a page that's got every property and every home and town home for sale in Calabash Lakes so you can go there click on that you can see what's for sale what what and get an idea also to what things are selling for but again for any other questions give me a call here at the number again it's Brian Schrader with the Coastline NC Real Estate Group here and we hope to see you on the next update
