Full video transcript on the Porters Neck Plantation Community Overview
Hey, everyone. Welcome back to another community spotlight. Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in the Wilmington NC area. I've been helping people relocate, to the areas for the past like 20 years. So we're gonna talk about, today's community spotlight. It's gonna be on Porter's Neck Plantation. It's a pretty cool one. So, let's just kinda dive into it real quick. Porter's Neck Plantation is located just north of the Wilmington NC area. it's considered, part of New Hanover County and it's a gorgeous golfing community with rich amenities that has access to the intracoastal, uh, waterway. It's sits right behind figure 8 island and it is a beautiful community that, has custom homes. As you can see here, driving through the neighborhood, you'll see that it has a lush landscape. And all the homes in this neighborhood are custom with custom designs and landscaping, and it looks pretty. They kept a lot of the trees here in the neighborhood as well. Closest beach is gonna be Wrightsville beach that you can access by car unless you have a pass to figure 8 island which is a island that is has a private bridge. But we'll take a look at that here. If you can see, this is the north end of Wrightsville Beach. And if you stretch your eyes in the distance, that's figure 8. downtown Wilmington here, you can see here it's about, 15 minutes away where you can reach the river walk and the restaurants and all the activities that downtown has to offer such as the, concerts and all the cool historic homes. Let's take a look at where it's located on the map. As you can see here with the star and the red arrow, it's just north of, the town or city of Wilmington in, it kinda hugs that intercoastal waterway. It's about 15 minutes, south of Hampstead to the north, but we're gonna take a look at, like I do in all my videos. This is a close snapshot of the development and as you can see here, this is a flood map zone. This kinda shows all the different zones such as a e, v e and zone x. Most of Porter's Neck that you see here is gonna be in zone x which means that you're not required to carry flood insurance on your property if you own a mortgage. some of it does touch that a e zone. There's a small little creek that kinda winds in there. So you might have, you know, a handful of houses that might fall in that area. And as you can see here over the intracoastal waterway, you get into that v e zone, that you usually see on the beaches and whatnot. Alright. Let's take a look at some of the figures here in Porter's Neck Plantation. Taxes are based on assessed value. So if you own a home that's assessed at $650,000, you'll roughly pay around $34100 in annual real estate tax. The HOA there on a single family home is gonna be around, $1,200 per year. And what that covers, it covers the, the boat dock, the boat ramp, which we'll see here in a second. It covers the gate and all the common area maintenance throughout the community and street lights. Now I will say porters neck, to join, you can be a member of the porters neck country Club and you really don't have to actually have to live in the actual neighborhood. So it is private. So the membership for a full membership, it's around $26,000 to join. And they had a sports one. They have a full golf. So there's different breakdowns of the, monthly dues so to speak. But it is private. They do sell outside memberships. But what that gives you, they have a 18 hole Tom Fazio course which is gorgeous. They have great tennis, courts, pickleball courts, tons of swimming, lots of lap lanes which is pretty unique, which we'll see some of these amenities in the second. They have a fitness center, bocce ball, and of course, dining and club, socials at the, the main clubhouse. So let's get back through it. here, this is the neighborhood. You can see here, here's some of the clubhouses. You can see how close Porter's Neck Plantation is to the Intracoastal Waterway. But they have 2 very unique spots on the waterway which we'll see here in the next clip. they have a boat ramp which is really nice. So if you own a boat, you have direct access to this area right here which is pretty neat. direct access to the intercoastal waterway. They also have another little park there, on the, the waterway. You can get to, the, you know, the inlets. You can get to the ocean pretty easily. It sits, this area sits right behind figure 8 island. Here's that other park that they had that touches the Intracoastal Waterway where you can launch canoes, kayaks and, other, watercraft from this area. But as you can see here, it's really pretty. You can canoe, kayak, paddle board, all behind these little tiny, estuaries behind the beaches and the barrier islands which makes this community really neat. It's a really cool but once you get back inside the gates of Horsnack, you'll see here. Here's some shots just driving through the golf course. It is a pretty golf course. It's a pretty community. They kept a lot of the trees, throughout the neighborhoods. And when you kinda tie that in with the custom homes, it really makes it look really gorgeous. Here is a shot of their fitness center, clubhouse. You can see the lap lanes, there with the pool and the, outdoor pool as well. There's 2 of them. And they also have, pickleball courts, tennis courts. Here's a shot of the fitness center. And this is all included in that, the dues, the membership to the country club. But this is the activity center. you can see they have tons of different tennis courts and the pickleball courts there in the distance. You can start seeing some shots of the golf course, but it's a really, if you're looking for that active lifestyle, looking for an active community, Portis Neck might be a good one for you to take a look at. Here's a shot of their main clubhouse. It's got a full restaurant. It's got dining. They do social events there, and some of the shots here of the golf course. So it's a really, really pretty community, and lots of custom homes. As far as building goes, there's a maybe a handful of lots that are still available that you can build on. But, most of these properties that you're gonna find here are gonna be, resale properties, that been, you know, you know, 10 to 15 years old so to speak.
