Hey, everybody. Welcome back to another community spotlight. Hi. My name is Brian Schrader. I'm with the Coastline NC real estate team at Blue Coast Realty Corporation down here in Southeastern North Carolina. Hey. Today's a a new one. It's a brand new community. You probably never heard of it before. They're just hitting the ground. They've got a model there, but we're gonna talk about Turtle Bay Of Southport. Again, it's brand new. It's happening right now. They've got the roads in. They got infrastructure. Here in this clip, this is Bald Head Island looking back. This is the mouth of the Cape Fear River. You're looking at Southport, Oak Island, and the Meadows here is about a few minutes from the downtown historic area that you see here where you find the pier, the restaurants, and everything that Southport has to offer in this quaint little town here. You know, you're right here on the water park. We've got all the restaurants. There's a couple right here on the Intracoastal Waterway. There's a couple on the sound side. And you're also just a few minutes from gorgeous Oak Island. You can see here pretty water, pretty sands. It's a very laid back barrier island. It's a pretty long one as well, so lots of space to go to. But let's take a look here on the map. You can see here that Southport's about forty five minutes south of Downtown Wilmington. You can see Bald Head Island and also all the barrier islands such as Caswell Beach, Oak Island, Holden Beach there on the map. But right there with that red arrow is, that's where Turtle Bay sits. We're gonna take a look here. This is their site map. They have roughly around 90, I think around 99, a 100 home sites here in this small little community. But this is the overall projected layout of the land, so to speak. They're gonna have a gazebo. They're gonna have sidewalks and a few walking trails. So this place is really not that big. If you pull it over on the satellite map here, this was taken a few months ago, but you can see here, this is what it looks like today. They do have their model right here on the corner that's open finally, but we're gonna take a look at what this community is gonna have to offer. Here is a snapshot of the flood zones here. Nothing in Turtle Bay is in a zone a e or v e flood zone, so you don't have to carry flood insurance if you have a mortgage on your property. Moving along, taxes here in Southport are based on assessed value. So if you own a house in Turtle Bay that's assessed at 650,000, you'll pay roughly around $4,238 a year in annual real estate taxes. Okay. Moving along, what does it cover? There is not gonna be a pool or clubhouse here in Turtle Bay, but the dues, there are gonna be $1.25 for a home site only. That's just the land. And on a completed house, there'll be $295 a month, and that's gonna include the common area maintenance. It's gonna also include your lawn care. So you won't have to worry about touching a mower, an edger, or trimmer, or even fertilization, weed management. It's all gonna be included in your HOA fees there. Also, in that fee, you got the gate system, which we'll see here in a second. It is a gated community and also covers cash reserves for taxes, roads, and whatnot. Now let's talk about some of the prices here. Here's a a list of their current price sheet. Now this could change weekly. So just, you know, this is being recorded 08/15/2026, but they have two different styles. They have a villa collection, and they have a island collection. The island collection is a little bit larger on a little bit larger home sites. The villa collections are around, you know, 2,300 heated square feet to 2,500 huge square feet. So you see here, here's the prices for it in here, but I will tell you within these prices, these homes, these aren't base prices. One thing, I've had a ton of homeowners who have built with this builder over the years in other neighborhoods, and they include, I would say, 9098% of what people want is already within the house. So we're gonna take a look here. Here's some shots of just, you know, just what they include in their interiors, granite countertop, beautiful cabinetry. Here's a shot of one of their masters that they did. Tile everywhere, granite everywhere, soft closed drawers. One thing that's really gonna be neat in this neighborhood, I'm gonna show you all the different plans that they're gonna be building in Turtle Bay. They're really big on this back porch living here. You got a a grand lanai with a summer kitchen in the back. So a lot of cool appointments, hardwood floors, coffered ceilings, sliding doors that go out to these grand lanai. You'll find fireplaces in some. Now definitely, you can add features to the house for sure, but this is a shot kinda at the entryway. There'll be two entrances to the community, but it is gated. Here's a shot of their model home, which is available to view anytime. But you could see here all brick construction, landscape is gonna be concluded. You're gonna have some homes with three car garages, but this is again, it's in it's an entry point type community. You know, they just have the one model that's there, but all the infrastructure is pretty much in already. You got sidewalks, you got the gate, and this is just minutes from Downtown Southport. But as you can see, just these are some live aerial shots of the neighborhood. They've got, you know, a long ways to go so to speak, but once that model's built, which it is now, people start showing up, and you'll see a lot of construction popping up here, in the turn Turtle Bay. They actually have a sister community right around the corner called the Homeplace, the Southport. It's gonna be very, very similar to that community as well. But you can see here, I think they're gonna have some interior home sites. They will have some home sites that back up to some wooded wooded areas. They'll have a little gazebo that you see there. There's a pond on the premises as well, but they're gonna have some walking trails throughout the neighborhood. So if you're looking to be kinda close to the ocean, you want a small town in your backyard like Southport, this might be a really good fit for you. You can see there the water in the background. That's how close you are to all of that access. Now here, I wanna take a dive into some of their home plans here. This is some of their villas. There's a lot of different to choose from, but one of the things that's cool, all these features, fireplace, two car garage, fire pit, cover lanai, climate controlled storage in the garage, whole house generator is also included in every single plan that they're gonna be building here at Turtle Bay. But there's different plan plans to choose from. All these different plans, they, you know, they're actually on different home sites throughout that site plan. But just gonna just go ahead and scroll through some of these pictures. And feel free to pause, if you wanna take a closer look at some of the layouts here on some of these plans. But they've got a lot of good options ranging from 2,300 heated square feet, and then their islands collection start at 2,500 heated square feet and go up from there. They have some plans that have three car garages, but they have a great portfolio of different layouts and designs here that are fit for this neighborhood. And if you look at the exterior on a lot of these plans, it's four sided brick, pretty low maintenance. You don't have to worry about, you know, any kind of wear and tear. Brick's pretty hardy here in our area. Usually, just a good power washing every other year, and you're pretty much good to go. But just scrolling through some of these plans, a lot of these plans were ported from the Florida region, but instead of having stucco on the exterior, they decided to do the low maintenance brick. But all open floor plans, most of your living areas, all on the the 1st Floor. Big, huge, grand lanais. I've had a lot of people, like I said before, have built with premier homes before in my past, and a lot of people love these style homes. They're not gonna be sitting on half acre lots. They're probably quarter to a third of an acre, you know, plot plans that you can build on. Very manageable. Again, the lawn care is already included in it. So it's gonna be a really neat neighborhood. Again, get ready to take off. If you are in the area, definitely stop by their model. These these plans and prices, you can't find on MLS right now.
