Hey, everybody. welcome back. Hey. This quick clip, we're gonna talk about, the taxes, the real estate taxes here in the Greater Wilmington area. hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in Southeastern North Carolina. Been doing real estate down here for the past twenty years. So, this short clip, we're gonna be covering all these areas in here from Topsail Island all the way down to Bald Head Island and everything in between. this, this this will be the '25, taxes because '20, '26 hasn't come out yet. But, we're gonna cover all this area, Brunswick County, New Hanover, Pender County, and all the area beaches. So, enough of that. Let's take a look at this chart here. This is the, real estate taxes for New Hanover, Pender, and Brunswick County. you could see Hampstead there. You know, if you own a home, let me back up a second. If, our homes down here, the tax rate is based on assessed value. Say, for instance, if you own a home in Hampstead and it's assessed at 500,000, it might it might be selling at 600,000, but if it's assessed at 500,000, you'll roughly pay around $4,150 in annual real estate New Hanover County, if you own a house there, it's around 500,000. You'll pay around, 1,530, in annual real estate taxes. Leland, for instance there, you you get a house that's assessed at, like, $4.50, you'll pay around 2,750, 4, dollars in annual real estate taxes. But here are some of the popular towns here in our Tri County area with the calculations. Thought to make it easy for you. I get a lot of questions about, you know, how much, taxes are, and it's a big it's a big topic because a lot of people are moving from other areas, and, a lot of people like the fact that our tax rates are pretty low.
