Hey, everyone. Welcome to another community spotlight. Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in Southeastern North Carolina. Today's spotlight, we're going to be talking about an incredible waterfront community called Salters Haven. It's a really neat one. It's on the water, on the Intracoastal Waterway. It's got a marina and boat slips. So let's take a look at this incredible community that sits right behind the Intracoastal Waterway. Again, it's got water access. This one is actually right in the town just north of Wilmington called Hampstead. One of the neat things about Salters Haven is the proximity to Wilmington, the town of Hampstead, and of course the incredible water access. The town is close to everything. You've got Hampstead, you've got marinas—it is a boating community, so you have marinas right up the street. You also have Kiwanis Park right around the corner. It has pickleball, basketball, tennis, and playing fields. Your closest beach by car is going to be Topsail Beach. But since this is a boating community, you can get to Topsail Beach and also to all the little private barrier islands. Here’s a shot of Masonboro Island just south of Wrightsville Beach, which is easily accessible by boat. Also right across from Salters Haven you'll see another island called Lee Island, which is a nature preserve area that is basically left wild. A lot of people into boating will go over there to the barrier islands on the weekends. It's a great place to explore and hang out. Here’s the map. You’ll see it's kind of located near that little green island, which is Lee Island, sitting right at the south end of Topsail Island. It's about fifteen to twenty minutes north of Wilmington, which is pretty nice. Let's talk a little bit of numbers here. Taxes are based on assessed value. If a home is assessed at $400,000, you'll roughly pay around $3,900 a year in annual real estate tax. The HOA there is around $1,460 per year, and that covers the clubhouse, the community pool, sidewalks, and everything in between. I'm going to post a link in the description of this video. It will have a page you can go to with all the current prices since the market changes. It will show everything for sale on that page. Our next clip is a flood map. You'll see the blue and brown areas, which are the AE and VE zones. One thing that's pretty unique about Salters Haven is that even though it sits right along the Intracoastal Waterway, not much of the community is actually in a flood zone. It sits fairly high and dry, which is pretty unique for a marina-front community. Moving along, here's a shot of the interior of their clubhouse. It is massive with huge tall ceilings and well-appointed finishes. You can see it has a full kitchen. They host a lot of social events there along with the pool area. Getting back to the neighborhood, here’s a shot of the outside. It sits right over the marina, looking out over the Intracoastal Waterway. If you look across the water, you'll see Lee Island directly across the Intracoastal. Salters Haven is fairly new. It's probably one of the last waterfront marina-access communities here in our tri-county area. Here’s a shot looking back over the community. The homes are well appointed, and you have sidewalks throughout the neighborhood. If you like walking the dog, it's really nice to stroll along the Intracoastal Waterway and the marina. The homes feature a lot of cool southern-style architecture—Hardie board, board and batten, and shake-style finishes. Some homes have their own pools, which are allowed in the community. You can also see the sidewalks again, and in the back corner of the neighborhood there's RV and boat storage. It's a really neat community if you're into boating. Here's a shot of the inlet, showing how close it is to get out to the Atlantic Ocean. That’s the south end of Topsail Island, so it's very conveniently located if you're heading offshore. Here’s another shot looking north on the Intracoastal Waterway. You’ll find that Salters Haven has a few homes that sit right along the Intracoastal Waterway. Some of them even have their own boat docks and lifts. Again, it’s a really neat community with great water access. You can rent boat slips there, and you can also purchase boat slips. If you're into boating, it's a quick trip to Topsail, Lee Island, or even down to the restaurants at Wrightsville Beach and Wilmington. Here’s another shot looking back over the clubhouse. There are outdoor pavilions and fire pits as well. Like I mentioned earlier, I’ll post a link in the description of this video with every property currently for sale.
