Hey, everyone. Welcome to another community spotlight. Today, we're gonna talk about a community called Pecan Grove. It's pretty awesome. we're gonna go a little bit north today. It's, North Wilmington. It's in the Hampstead area. It's a neat one. It's got water access. It touches the Intracoastal Waterway. So, hey. My name's Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in Wilmington, North Carolina. Been doing real estate down here for the past 20 plus years. Been living here since 1996. So, enough of that. let's go ahead and take a look at, Pecan Grove. As you can see here, it's got some gates on it. It's got a gorgeous drive in. Got these gorgeous pecan trees or peking, whatever you wanna call them, that, you know, kinda funnels into this neighborhood. The lots here are large. They're larger style homes but great, great water access. it backs to the, the back side of Topsail Island. So you're really close to the waterway. You can see there's the community. There's the Intracoastal Waterway, Topsail Island, and also the Atlantic Ocean in the background. You can also see in this clip the lot sizes. They're really large. So if you're looking for that space, you're looking for that larger property, it's a good community for it. Closest beach, here's a shot of the pier at Surf City on Topsail Island. So let's take a look at the map. As you can see here, the star on the red arrow and you see where Wilmington is. It's about, it's about, you know, 35 minutes north of Wilmington. So it's in Pinder County, not New Hanover County. Sits right behind Topsail Island which you can see here. But, being, near the water, it really does not have a lot of properties that are in any kind of flood zone. You can see it there at the top. The the brown, that's the a e zone. That's kinda outside of Pecan Grove. I'm I'm pretty much, certain that none of the properties here require any kind of flood insurance. So let's take a look at some of the numbers. the taxes in Pender County are based on assessed value. So if you, own a home that's assessed at 500,000, you'll roughly pay around $49100 in annual real estate tax. The, HOA on a single family home is $2,000 per year. And, what that covers is the the boat dock, which we'll see here in a second, the clubhouse, community pool, fitness center, the gates, common area, and storage. So and the tennis courts as well. So let's take a look, here's a shot of their fitness center, that's on the property. But one of the biggest things that's cool about Pecan Grove is this, they have their own private boat ramp. So you can access this at any given time. there is a public ramp right next to it but you get space to park your trailer. You got direct access to the Intracoastal Waterway. Sits right behind Topsail Island so if you like to fish, there's also a marina right next door if you need some maintenance and repair which is pretty cool. So that's the neat thing, you know, if you really are into boating, this gives it easy access to the waterway, hop, skip and jump and, you know, you're right out the inlet, to go fishing out in the Atlantic Ocean and there's plenty of avenue to get behind the, barrier islands for fishing as well. But here's a shot of the neighborhood. Just kinda see that you got large lots, you got sidewalks throughout. Now I will say the neighborhood is broken down into 2 different sections of, of Pecan Grove. So here's a shot. You can see plenty of space between the homes. you know, well well designed, larger homes, nice architecture. It's a it's a gorgeous, gorgeous community. So there's some shots of the homes, but we're gonna go, get some aerials. Here's a shot of the the side that's closest to the Intragosa Waterway. and we'll see the other side, in the sec in in in a second. They are built, still building new in that section. But as we fly across, you'll see that you got the, community pool there. And that's the other side. That section there, there still still have lots available. still building new construction. But here's a, driving in the gate to the second entrance. You can see driving in the community. get some of the houses. You got sidewalks there. But again, even on the second side of Pecan Grove, the lots are very large, very spacious, and here's a shot of their clubhouse in community pool. You can see there's lap lanes. It's a great amenity. the little house there over on the other side. This house here is where the fitness center is. So it's got some really cool amenities. It's got a playground. It's got a playing field as well. If you got kids that are interested in sports, it's awesome. They also have tennis courts, as well right next to the clubhouse which you can see here in this clip as well. So pecangrow, it's a it's a it's a great community. I'll post a link in the description so you can, go to a page that's got everything for sale. All the lots, all the new construction and resale properties available in Pecan Grove.
