Hey, everybody. Welcome back to another Community Spotlight. Today, we're gonna be talking about the farm down in Lower Brunswick County. Hi. My name is Brian Schrader with Coastline NC Real Estate Group. The farm is a great community. It's near Calabash area. The, um, the closest beach to the farm is gonna be Sunset Beach as you can see here. Um, just with a few minutes, you can hop in your car and be at this beach or in Downtown Calabash here where this is some of the the finest seafood comes in on the shrimp boats and whatnot. Uh, Calabash is home to many, many different restaurants. As you, um, look at it on the map, you can see here the red arrow, that's where the farm is located. You can see how close it is to the South Carolina border. Um, so it's, uh, minutes away from, uh, North Myrtle Beach, Minutes to Calabash, and just a few miles to Sunset Beach and Ocean Isle Beach. Looking at the map a little bit closer, you're gonna find that throughout the farm community, you'll find that there are gonna be some areas that are gonna gonna fall within that AE flood zone. So you might be required to, uh, carry, uh, flood insurance if you have a mortgage on your property in those. But I would say, like, at least 50% to 65% of the community is outside of that, uh, AE flood zone. The taxes are based on assessed value. So if you owned a home or townhouse, um, in the farm, you're gonna, um, say it's assessed at 300,000, you'll roughly pay around $1,700 per year in annual real estate taxes. The HOA on a single family home is gonna run around $1,452 per year. But just also note that a lot of the duet townhomes and regular townhomes, that HOA is gonna be higher because they include insurance, um, and exterior maintenance, uh, within that that sub association. But on a single family home and, uh, all the other, um, HOAs out there, they cover the barbecue area, the clubhouse, community pool, the fitness center, the maintenance in the common area, the playground, and the roads. So, um, diving into the community, uh, here's a shot of their, uh, fitness center that you have here at the farm. Here's a shot of the exterior pool, splash pad. They have a nice little playground for kids, which is nice. So you can see it's, uh, it's a pretty nice amenity. So it's, um, you know, the the whole community is, uh, amenity rich because it's close to golf courses. It's close to the beach, but it you know? And it's behind its gates, you have this facility, this clubhouse. There's, um, you know, sidewalks that you can walk on. There's biking in the area. Here's a shot of some of the homes. Now we we did say that they have both single family homes and also townhomes in the neighborhood. So as you can see here, here's some of the styles. Uh, the neighborhood pretty much is, uh, almost completely built out. Here's a shot of some of the townhomes that you see off in the distance. There's a, uh, Calabash Lakes off in the distance. It's one of the neighboring neighborhoods, but it's a nice community with an with an HOA. It's well kept. It's well manicured. Um, if you're looking to be, you know, right across the border in North Carolina and, uh, wanna be close to area golf courses and close to the beach, um, in a neighborhood that's well maintained and has a community pool, this might be a very good fit for you. So the homes, relatively speaking, um, are fairly new. So here's another shot of some of the aerials. Um, there's some people that put in their own pool, but just know that they do have a community pool, which is nice. And here's another shot of that amenity.
