Hey, everybody. Welcome to another community spotlight. Today, we're gonna talk about Devon Park. Devon Park is located in Calabash, North Carolina. Hi. My name is Brian Schrader with the Coastline Real Estate Group here in, uh, Wilmington, North Carolina. The, um, the the Devon Park area is really close to Sunset Beach, and it offers, uh, some really unique architecture. A lot of the homes, um, some of them here are nestled along the Calabash River, which makes it a really unique, uh, neighborhood, especially with the way they build the homes, the architecture, if you drive down the streetscape, which we'll talk about. But on the map here, it's located pretty much right on the South Carolina border. Um, it's minutes away from Sunset Beach. It's really close to, uh, North Myrtle Beach, about ten minutes. So, um, from Wilmington, maybe about an hour away. So it's, uh, it's it's kinda in that Southeastern part of North Carolina right before you go across the South Carolina border. So the taxes here, um, in Devon Park are based on assessed value. So if a home is assessed at $400,000, you're you're roughly gonna pay around $2,400 in real estate taxes per year. The HOA on a single family home is gonna run roughly around $1,180 per year. And what that fee covers, it covers the community pool fitness center, common areas, sidewalks, boardwalks, and street lights. So moving into it here, here's a shot of their clubhouse and outdoor pool facility. Here's a shot of the streetscape. As you can see, all the homes are well appointed. Um, you will find a lot of the alleyway styles here in Devon Park. Um, there's an an area that's, um, you know, located, like, in the maritime forest. Forest. Here's you you get a shot here of the, uh, Calabash River and some of the homes that face it, and you can see how close you are, uh, in the background to, uh, to Sunset Beach. Here's some of the alleyways. Um, a lot of detached garages. Um, it's it's a little different. A lot of, uh, architecture's kinda focused on the front of the home, big large porches, double porches, and whatnot. So you'll find those types of, uh, features in some of the homes here in Devon Park. But here's some shots of the neighborhood. Like I said, it's, um, yeah, I would say it's around 65% developed, but, uh, it's gorgeous. It's close to the the beach. It's got a lot of nice, uh, features to it. So, uh, one of the nice things is that, uh, you know, the majority of, say, around 80% of it's outside of the AE zone flood zone. The area that you see here in Brown, you're gonna find some of the homes that you because you're on the marsh front or right on the Calabash River, you're gonna fall within that AE zone, which means that if you, um, have a mortgage, you're required to carry flood insurance on your property.
