Crow Creek Condos for Sale in Calabash, NC

hey everybody welcome to another Community Spotlight today we're going to talk about Cow Creek hi my name is Brian Schrader I'm with the Coastline NC Real Estate Group at Blue Coast really Corporation cro Creek is located in lower Bruns County um the closest town is Calabash it's close to area beaches it's known for its Golf Course amenities in different style of real estate options uh cro Creek you'll find that there's condos town homes and also Custom Homes as you can see here the closest beach to Cow Creek is going to be Sunset Beach it's um we're going to pull up here on the map here in a second it's gorgeous it's got White Sands and these beaches both Sunset and Ocean Isle make cro Creek a great location if you're looking for that Beach Golf combination in a community moving on to the map you'll see here at the red arrow that's where Crow Creek is located it's about 15 minutes north of North Myrtle Beach it's about an hour south of downtown Wilmington and it's about 5 to 8 minutes to either Sunset Beach or Ocean Isle Beach we're going to take a look here uh at the flood maps that I do on all my videos as you can see here crew Creek's a little bit unique you'll see the area uh in in brown it's also labeled AE um that's the where the aome home section of C Crow Creek is so if you own a home in that section and you have a mortgage on your property you're going to be required to carry flood insurance um the other side of Hickman Road you'll also find the crow Creek neighborhood where the amenities are and also town homes and condos which we'll get to here in a second so we're going to break down and we're going to talk about some of the uh taxes and the HOAs the taxes here are based on assess value so if your home is assessed at at 500,000 in Cow Creek you're going to roughly pay around $2,200 per year in annual real estate tax the HOAs it's a little bit tricky because cro Creek has the condos town homes and also single family homes but on a single family home the HOA will be around 1404 per year and on a condo the HOA would be around $3,840 per year and in a condo and the town homes there they cover the maintenance the roofs the insurance the master insurance and wind inhale and the uh Lawn Care included and all the amenities so uh the HOA if we talk about both condos and single family homes they cover the clubhouse which is the community pool the fitness center which we'll see here in a second um the common area maintenance the grounds maintenance of your yard and also the uh the roads as well you'll see also too that Crow Creek is a gated on the custom home section and that is covered under the HOA so moving on to it this is the their Clubhouse their main Clubhouse it's an outro pool with lap Lanes it's got a little spot it's got some uh some um tennis courts in the background also here uh here's a shot of their fitness center and then when we kind of get some uh shots of the Aerials here this is the the main clubhouse as you can see so uh this Services both the custom home section uh the condos and the town houses and uh here's some more shots of it as we're flying around we're going to get a good idea of what the golf course looks like like we're going to take a look at that custom home section as well so here's the amenity Center here is the shot of the other side of cro Creek where the estate Custom Homes are you'll see that that's also where the drive-in range is as well this section is gated so that area is gated for the custom home section now if we flip over to the other side of crew Creek here's where you'll find some of the the the condos and some of the town homes and some of the other amenities that are around these uh these uh structures as well so look at it you can see the golf course is well managed it's well manicured um it's known for that it's known for the proximity to the Myrtle Beach area as well the condos you know are a good fit and also Town Homes if you're looking for that second home to where you don't want to do any maintenance you want to lock the door and go it's a great Community if you're looking for that Ultimate Golf uh master plan community and Beach Community and being close to the Myrtle Beach area but if you have any questions about the HOAs cuz they're they're a little tricky feel free to always call me here at this number I'm going to post a link in the comment section of this video that'll go to a page that's got more details on specific homes that are for sale and it also has prices of what condos town homes and single family homes have so sold for in Crow Creek but for any other questions feel uh feel free to call me at this number again it's Brian Schrader with the coastline NC real estate team and we hope to see you here on the next update
