hey everyone welcome back to another Community Spotlight today we're going to talk about ocean ridge Plantation hi my name is Brian Schrader I'm with the coastline real estate team here at Blue Coast really Corporation ocean ridge is a um a golfer's Paradise it's a master plan Community located just outside of Sunset Beach with multiple golf courses it is uh home to the big four big cats tiger's eye panthers run Lions paw and leopards Chase it's close to Sunset Beach as you can see here on the map beautiful ocean beautiful Sandy Beach and they also have their own private beach club Oceanfront as well so talking about the location ocean ridge is located about 15 minutes north of North Myrtle Beach and is located around 50 minutes south of downtown Wilmington and it's located about five minutes to Sunset Beach in about five minutes to Ocean Isle Beach you'll see here on the red arrow that's where it's located in the Southeastern part of North Carolina now as we talked about um ocean ridge has a ton of different amenities so we're going to talk about those amenities and the HOA and what it covers also the taxes taxes real estate taxes here are based on assessed value for instance if you have a home it's assessed at 475 000 you'll pay roughly around twenty seven hundred dollars in real estate Tech taxes for that year the HOA is around two thousand three hundred and sixty dollars per year and what they cover is it covers the the clubhouses the community garden center and the community pool the indoor pool fitness center the golf course areas in between the clubhouses the restaurant Master Insurance there's multiple rooms that you can use to rent out for parties and whatnot pickleball tennis courts the spa and much much more talking about the um the different amenities here's a shot of the outdoor pool it also has a indoor facility as well along with a hot tub which is nice and then getting into the clubhouse there's a fitness center and um there's also tons and tons of different activities it's really heavy on golf like I said they have about four four golf courses there which they're all gorgeous they all have their challenges here's a shot of the tiger's eye Clubhouse here's some shots of leopards Chase so it has a lot of a lot of amenities to offer if you're a golfer it's a golfer's Paradise here's some shots uh they're talking about the homes here a lot of the homes are pretty much primarily Custom Homes and there are still home sites available to purchase and they are still building new in this community but you'll find that most of the Combs throughout are nestled in the wooded areas are on golf courses all come with their very own unique design and architecture they have a very sharp Architectural Review Board so a lot of the homes are different one from the other so you're looking for that unique neighborhood this might be a good fit for you now um if you're a golfer like I said four different golf courses to choose from wake up any day and and pick your poison so another thing we need to talk about is ocean ridge here's a shot of the flood map you'll see a little portion of it in the top upper right hand corner that's got that brown shaded ear labeled AE that's um that is a small little flood zone most of the homes are not even in that area of the majority I would say 98 of the community is outside the flood zone so you're not required to carry flood insurance on your property if you carry a mortgage now if you have any other questions about ocean ridge that the different activities amenities or just want to get some ideas of what the homes are worth and gone for in this area feel free to give me a call I'm also going to post a link to the um uh the to the content of this video if you want to go and see what's available it'll drive you right to a page you can check out prices and whatnot but again hey this is Brian Schrader with the coastline Real Estate Group at BlueCoast Realty Corporation and we hope to see you here on the next update.
