Hi. Welcome to a community spotlight on the sanctuary at Sunset Beach. Hi. My name is Brian Schrader. I'm with the Coastline real estate team at Blue Coast Realty Corporation. The sanctuary, as you can see, is located in Southeastern North Carolina and sits right behind Sunset Beach and Ocean Isle. It's minutes from, uh, North Myrtle Beach, and then it's about forty five minutes from Downtown Wilmington. The sanctuary is a new, uh, homes neighborhood. It's built by Bill Clark. They have a few homes that have been completed. They have a model home, which you can walk through. And as you can see here, um, this is one of the, uh, main gates to the, uh, the neighborhood. One of the key benefits of this community is that it's close to Sunset Beach. Sunset Beach is a gorgeous beach with white pretty sands and gorgeous ocean views. The community, as you can see here, is gonna be developed with sidewalks. As you can see here, there's a couple homes that have already been built. And if you look, uh, at the architecture of some of the homes, they're well appointed on the exterior as well as the interior as you can see from some of these shots here. Uh, Bill Clark Homes, they, uh, come pretty strong with a nice package. You'll see crown molding, coffered ceilings, unique designs throughout all of their models that they have to offer. Within the community itself, they have plans. They're actually already in construction, the clubhouse and future pool area. The taxes here in this area are based on assessed value. Uh, if your home is assessed at 600,000, uh, the taxes on that would be around $3,500 per year. The HOA in this neighborhood is around $23.40 per year, and that covers the clubhouse, the community pool, the common areas, sidewalks, and also includes lawn care. As you can see here, here's another one of their plans and designs, so not all the homes are designed the same way. Um, here's another shot here of some of the homes that they have on the ground. So you're more, uh, welcome to come out. They have a model home, like I said. You can walk through it and get a feel for, uh, some of the appointments. One of the biggest things that's nice about this is this neighborhood is not, uh, considered in a area flood zone. Uh, so you're not, uh, it's not a part of, um, your payment, and you're not required to carry flood insurance on your home. Another, uh, unique thing about this whole entire area in this community is that you can walk to all these different shops as you can see here. The bank, the grocery store, restaurants, coffee shops.
