Hey, everybody. Hey. This is Brian Schrader with the Coastline NC Real Estate team at Blue Coast Realty Corporation. Today's community spotlight, we're gonna talk about the retreat at Ocean Isle Beach, which just sits right behind, as you can see, Ocean Isle Beach, which is found in the Southeastern North Carolina, uh, corner here. So getting right into it on the map here, you can see the arrow. The red arrow marks, uh, Ocean Isle Beach, and the retreat at Ocean Isle Beach is a Bill Clark's home neighborhood that sits right behind the Intracoastal Waterway. So you are literally minutes from the beach. Um, you're also close to, you know, about, uh, twenty minute drive to, uh, North Myrtle Beach and about a fifty minute drive to the historic downtown riverfront of Wilmington, North Carolina. So, we're gonna talk about the taxes and the HOAs here. Uh, the taxes are based on assessed value. So, if you have a home in there, it's, uh, it's assessed at around 275,000, you're roughly gonna pay around $2,000 in annual real estate taxes. The HOA there is around $2,200 per year, but that covers the community pool, the cabana, the sidewalks, the picnic area, the shuffleboard, but it does include lawn care. So, if you're looking for that, uh, that place at the beach that, um, you know, you don't wanna have to do a whole lot of lawn care, you'd rather spend your time at the pool or at the ocean, this might be a good fit for you. Here's the, uh, the clubhouse community pool with two lap lanes, the shuffle boards. Um, as you can see here, this is a shot of the pier at Ocean Isle Beach. This is a gorgeous beach. You're close to area restaurants. You can actually walk to the grocery store or even drive a golf cart up to, uh, some of the shops here. Here's some of the the homes that you could see here. Um, nice, quaint, little neighborhood. A lot of the homes back up to little pond areas. Some people have their own pool as well. But like I said, the the community is well manicured with the, um, landscaping that's included in the HOA, which makes it nice. But here's some shots. You can see some of the, uh, the homes here. Um, they are kinda at their final phase as far as development goes. So, uh, you know, your best opportunity might be to, uh, pick up a resale property, uh, in this neighborhood. Another, uh, nice thing to use the area is close to water, close to the waterway, close to ocean, but it's not considered in a area flood zone as you can see here on the map. Um, all this area here that's not in the light brown is considered in a zone x, so you're not required required to carry flood insurance on your property.
