Hey, everyone. Welcome to another feature community. Today, we're gonna talk about Meadowlands Golf Club down in the Sunset Beach, Calabash area. Meadowlands is a, uh, established community. It's got a gorgeous golf course. It's got pretty homes, um, low HOA fees, which we'll discuss here in a second, and it's close to area beaches such as Sunset and Ocean Isle Beach. Here's a shot of, uh, Ocean Isle Beach and the waterway behind it. So, uh, onto the map, um, you'll see that it's located here at the where the red arrow touches the star. It's close to that South Carolina border. It's close to Myrtle Beach. It's about fifteen minutes north of North Myrtle, and it's about an hour south of Downtown Wilmington. And about ten minutes to Sunset or Ocean Isle, you kinda have your pick there. So getting a little closer looking at the flood map, uh, you'll find that some of the area in Meadowlands, um, falls within that AE uh, flood zone. So if you have a house, uh, and have a mortgage on that property in that area, you're gonna be required to carry flood insurance, uh, if you fall in that that, like, brown area that's labeled AE on the map. Looking at some of the, uh, data and taxes and HOAs on Meadowlands, uh, the taxes are based on assessed value. So if your home's valued at 350,000, you'll roughly pay around $15.80 dollars per year in annual real estate tax. The HOA, um, is around $980 per year and what that covers, it covers the clubhouse, community pool, and maintenance in the common area, and the, uh, roads and street lights. So let's, uh, take a a look at the community. Here's some shots that, uh, we took some aerial shots so you can get a good idea of the golf course. Uh, when you ride through the community you'll see that it's well manicured. Uh, the golf course is great and in good condition. And, um, you know, if you were that type of person that's looking for, you know, low HOA fees, uh, looking for an outdoor community pool, looking for the golf, and looking for the beach, this might be a very good fit for this community or for you. Uh, as you can see, here's their clubhouse, uh, with the outdoor pool, and we're gonna get some shots to the golf course here. You'll see that the the pretty much they're pretty much done building in Meadowlands, so it's pretty well established. But it's got some great amenities at, uh, some low HOA cost. So that appeals to a lot of people that are looking to, uh, be in this area close to the beach. But, um, if you have any questions, uh, on any real estate opportunities, you'll probably most likely end up looking for a resale property in Meadowlands because it is pretty much built out.
