hey everybody this is Brian Schrader with Coastline NC real estate team at glucose World Corporation today's area Spotlight is going to be Calabash Calabash is located in the Southeastern part of North Carolina as you can see here along the Calabash River so diving right into the the location Calabash is located as you see here on the the red the red area Arrow it's about 10 minutes from North 10 minutes north of North Myrtle Beach in about 50 minutes south of downtown Wilmington it's a um it's an old historic fishing Village it's known for its Seafood so uh getting close to it diving in a little bit closer you can see here on the map on the star that's the the town of Calabash a lot of people get confused because there's Calabash there's Carolina Shores and also Sunset Beach that are all within you know a 10 mile radius so to speak on the map you'll see that you know you're close to Sunset Beach and also Ocean Isle Beach this area is Coastal so this is a flood map as you can see some of the area of course down along the Riverbanks of the Calabash River you'll find that some areas are in a AE Zone which is in a flood zone which means that you're required to carry flood insurance if you have a mortgage on the property but the majority of the town Township is out of the flood zone which is nice so we're going to take a look at some of the areas of Calabash it's a small quaint town as you can see here it's got a lot of little shops fishing Village but it's mainly known for this area right here this is downtown Calabash this is where the big uh shrimp oats come in the seafood and it is well known for its Seafood for sure there's tons of little restaurants coffee shops there's an awesome Creamery in downtown Calabash as well but here are some shots of just the small town there are um some neighborhoods that are right around the corner there's uh some of the the country's best golf courses are found just minutes uh from Calabash this is a shot of the thistle Community um as you see awesome awesome golf courses but with outside the um the gates or the town of Calabash you'll find many different little pocket communities throughout one thing that is really unique about Calabash is that it kind of sits off the coast but it is along the Calabash River but it's also near Ocean Isle Beach and Sunset Beach and also close to Myrtle Beach as well so here you got some shots of the Calabash River you see some of the communities this is Kingfish Bay in the background they have water access so if you are looking for an area that's off the beach but close to it Calabash might be a good fit for you Sunset Beach is one of the biggest advantages of being in Calabash because you can get there within about a five minutes drive as you can see here here's a shot of Sunset Beach the pier the pretty Sands so if you have any questions about the Calabash area or Carolina Shores or Sunset Beach area feel free to give me a call here at the number I'm going to post a link for some properties that might be for sale in the area to the comments of this video but uh when in doubt give me a call and we hope to see you guys here on the next update again it's Brian Schrader with the coastline real estate team at Blue Coast Realty Corporation

Welcome back, everyone. This is Brian Schraeder with the coastline in real estate team at Blue Coast Realty Corporation. Today's community spotlight is going to be Saint James Plantation. Located down in Southport, North Carolina. St. James sits along the intracoustial waterway sits right behind the barrier island of Oak Island, and it has easy access to waterways. It has multiple golf courses And it's, right there next to Historic Southport, which this area has tons of different restaurants, activities, and things to do. Moving a little bit closer, onto the map, you'll see that, uh, I got 2 red arrows that kinda shows the the range of Saint James. Saint James is a very large community. It stretches from those two arrows all the way over to 211 and all the way down to the intracostal waterway. So we'll take a closer look at St. James. Here's a map of the different, uh, flood map of the areas. You'll see that some of St. James does touch, Beaver Creek and the Intrarosa Waterway. It does have a marina on-site. So you're gonna find that some of these areas are gonna fall in that AEs zone, which, you're required to carry flood insurance if you have a mortgage, on the property. So looking at some numbers at St. James, the taxes are based on assessed value. So if you own a home in St. James, that's valued or actually assessed at $600,000, you'll roughly be paying paying around $24100 a year in annual real estate taxes. The HOAs, I'm gonna break it down, in a couple different variations just because, you know, it's a large community. There are different sections in St. James with different age ways, but this should cover the basics. So on a single family home, that doesn't have any long care that's included. the HOA is around $1050 per year. Okay? on single family homes that do include lawn care, that HOA is gonna be slightly higher. It's gonna run around $2,930 per year because it has the additional lawn care that's included. So, basically, you wouldn't have to touch anything on the exterior like your flower beds and the mulching and weed management and cutting up the lawn. Now they also have some, condos in St. James, which are very popular as well. Now the HOA on the condos are gonna run around $4800 per year. But that covers the, exterior maintenance, the pool in that area. It's not part of the membership. It's part of the, like, some of the condo units have their own private pool. So it covers that, and it does cover the exterior features in lawn care as well. Now the, the HOA on the, single family homes, they cover the, the gate, the maintenance of the common areas, and the roads and street lights. So we're gonna talk about, some other, uh, membership fees St. James, because it is slightly different than a lot of other communities because it is a private, country club. So St. James has an initiation fee of $25,000. It's a one time initiation fee for anyone that joins the community. There is an additional $5000, activation fee if the home you buy does not have an current active membership. So just note that it could be an additional fee. If you decide to purchase, you definitely wanna make sure check out to see if the seller has an active membership or not. Well, what this gives you is 81 holes of golf. They have an 18 whole die course, an 18 whole Nicholas course, an 18 whole Erwin course, and a 18 and 9 Tim Kate course. Now the clubs that that that are offered at St. James is that you have the reserve club, the founders club, the members club, players club, and seaside club. The amenities that come with all of these clubs are the bar, the grill, the wine room, the screened and dining porch, the fire pit, the pro shop, the driving range, the tennis complex, the, uh, they have multiple outdoor pools. They have a tennis pro shop. Fitness center, an indoor pool at Crocaylon, splash pad, volleyball, pickleball, and parks and trails throughout as well. So that's all included in St. James Plantation. So let's take a look at the neighborhood You'll see that, we're gonna show some of these amenities throughout, but if you're looking for that active adult lifestyle, St. James is a great option. Here's some of the tennis and pickleball courts up at the seaside club. They also have the indoor pool here. Do you see in the slide? fitness center as well. And, moving along, they have an outdoor amphitheater where they hold concerts and multiple functions. You'll see that they have a beach club down at the Oak Island. So it's a it's a great place with which also has its own pool as well. So Oak Island is a pretty gorgeous beach with, white, pretty sands. and this beach club is oceanfront, as you can see here in the clip. So you'll get back to the community here in a second. So this is all part of the membership. Now you see Saint James, is bores the intracosa waterway. So if you're a boater, they have a full service marina, which we'll see here in the second. They have dry stacks storage, remote, and also wet slip. So Saint James is kinda one of those, one stop shops. They got the golf, They have water access. they also have some these are some condos on the golf course. They offer short term rentals there as well. So if you're looking for an investment property, could be a a good opportunity for you. Throughout the rest of the community, you'll find a few town homes, but most of the homes that you're gonna find here are gonna be custom a homes. They do offer home sites for sale. So, Saint James is one of those neighborhoods. You could buy a home site you don't have to build right away, but you could build right away as well. They have a list of preferred builders that you could choose from. And it's just a, it's a really pretty neighborhood. You could find home sites that are on the course, on the water, on some ponds, on some of the nature preserves. So it's a really unique, neighborhood. It's like I said, it's gated and appeals to a a lot of different folks because there's a lot of different activities that you can you can do in St. James Plantation. But it's also a lot to digest.
