Hey, everyone. Welcome. Welcome to another community spotlight. Today, we're gonna talk about a community called Oyster Harbor. It's located down in Brunswick County. It sits along the intracosta waterway. so it's right behind Holden Beach as you can see here in the clip. Hi. My name is Brian Schrader. I'm with the coastline and seat real estate team at Blue Coast Realty Corporation. Oyster Harbor is a very unique community because it is a a water access community. They do have amenities as well, which we'll talk about. But as you can see here, it's gorgeous. It's got the Schlot River on one side. It's got the intracosa waterway on the other, and it's a very unique property. Here's a shot of Holden Beach. So you have very close access to, that and the Schlut River as well. So let's take a look, over here on the map and, we're gonna see that right here is where this red arrow is where it's located. It sits behind that Holden Beach area. It's kinda in the middle of Brunswick County. So you're about 40 minutes south of downtown Wilmington in about 40 minutes, north of Myrtle Beach. So we're gonna take another look, a little bit closer look at the community like I always do. Here's a shot of the flood map. You could see that, around 85% of the community is not in flood zone, but you will find some zones in that brown a e zone especially properties that back up to the river, the intracosa waterway, and some of the pond areas. So, if you do have a home in that area, you're gonna be required to carry flood insurance if you have a mortgage on your property. So let's look at some of the numbers here on taxes and, they're based on assessed value. So if you have a home that's assessed at 500,000, you'll roughly pay around $23100 per year in annual real estate taxes. The HOA there is around $1500 per year. And what that covers is the, the boat dock, the boat ramp, the clubhouse, the community pool, the fitness center. it is gated. So it maintains the gate, the common areas that do have a putting green well on the premises. They have pickleball courts, picnic areas, and it also covers the street lights and tennis courts. So getting back to the community, you can see here, here's a shot of the entrance. you can punch in the keypad. It opens the gate. Like I said, it is a gated community. we're gonna talk about some of the amenities that you see here throughout Oyster Harbor. In the next clip, we're gonna show the pickleball courts and tennis courts. here's a shot of their pool and clubhouse. So it is nice that, you have these amenities. It is water access. We're gonna take a look at the boat ramp because that's one of the main features. Here's a shot of their RV and boat storage. You can keep your boat on-site. And then when you feel free, you can go here down here to the intracosa waterway. Here's a shot of the boat ramp and dump that they have. You can drop in your boat. And then in a few minutes, you can be out the inlet, into the Atlantic Ocean. This is a really great community. If you love the, you know, the water sports, the fishing, because it does have this access, which is pretty unique, to this area. Now let's take a look, some of the other amenities here to shout out the putting green getting into further in-depth with the community, you'll find that most of the homes are custom homes. they left a lot of the trees and landscaping, natural landscaping throughout the community. You got some homes that, people put in their own pool, which is allowed here in this area that do have an hour, condition review board. So if you're looking to build, which they do have building sites available, you can submit your plans through the review board. There's gonna be, in here, you're gonna find resale properties, new homes, and spec homes, and also lots for sale. So it's, it's definitely a neat community. Like I said, it's it touches that intracross to Waterway. It's close to Holden Beach and also has access to the Shilot River, which you can see in the background here.
