Hey, everyone. Welcome back to another community spotlight. Hi. My name is Brian Schrader. I'm with the Coastline NC real estate team at Blue Coast Realty Corporation down here in Southeastern North Carolina. Today's community spotlight is a small little niche community. It's called Bent Tree Plantation. It's, unique. It's down in Brunswick County. It has water access to the Intracoastal Waterway. So enough of that, let's go ahead and dive right into this. So Bent Tree here is a, it's community. It's a it's gated. It's a small little niche community. As you drive through the neighborhood, you can see it's got plenty of great, deciduous trees. You can see some of the, homes here. It touches this beautiful body of water, the, Intracoastal Waterway, which basically, sits right behind, Ocean Isle Beach. So you're minutes from the beach, you're minutes from the water. So it is a great community if you're looking for that coastal lifestyle, if you have a boat. there's, access, with canoes and kayaks and a boat ramp there. Nearest town, Shallotte, and the closest beach is gonna be this one here, Ocean Isle Beach, which is a huge draw for people that, wanna be close, to this area. So this community really appeals for someone that wants that gated community, and wants to be around some of these beautiful, golf courses here in the area, which we have tons of throughout Brunswick County. So, let's take a look here in a second. Let's take a look at the, the map here. As you can see here, it sits there down, right behind Oceania Beach. You're about maybe twenty minutes from, North Myrtle Beach. You're about forty minutes, South of Downtown Wilmington. Again, you're in Brunswick County. Ocean Isle is the second last barrier island before you get into the, South Carolina, region of Myrtle Beach. So I'm gonna next clip here, we're gonna look at the flood map there. This is the flood zones. you know, the blue area is zone v e. The brown area is a e, and anything outside of that is going to be in zone x. if you're in zone x, and you if you have a mortgage on the property, you're not required to carry flood insurance. But you'll see some of that AE zone just because you are on the Intracoastal Waterway. You do have some creeks that kinda come up within the neighborhood, but we're gonna talk about some of the the figures here, and then we'll get into the neighborhood, Talk about some of the, great amenities that Bent Tree has. So taxes, a lot of people ask me about taxes. They're based on assessed value. So if you own a home in Bent Tree, plantation that's assessed at, say, $315k, you'll pay roughly around $1275 per year in annual real estate tax. The HOA there on the single family homes are gonna be $1,300 per year. And what that covers, it covers the barbecue area, the boat dock, the clubhouse, community pool, the gate and the maintenance on the gate, common areas, the roads. they have a party room, picnic table. they have a RV, boat storage, hot tub spa. So it covers all of these amenities, within that fee. So let's get back at to it. Let's take a look at the neighborhood. Let's fly around here. This is looking back. You can see Ocean Isle Beach there, to the left across the Intracoastal Waterway. You can even see the Causeway Bridge there in the distance. But, the neat thing about venture, you'll see down here at the bottom, they have a boat ramp. the the houses here are all kinda nestled, so it's not like one of those neighborhoods where they clear cut the whole area. And as we fly over here, you'll see they have a really cool amenity. This outdoor pool area with a clubhouse, they have the, these great, porches on the clubhouse. They can sit down here and take in some of those beautiful intercoastal waterway views down here at the, the waterway. So again, here just flying around, you'll see that it's, it's an it's the community is not big at all. it's a cluster of visa, you know, a few I'll probably maybe 60 home sites in the whole entire neighborhood. You can see there, the boat ramp. Now I will say the boat ramp is great for launching canoes, kayaks, and maybe small skiffs, but, the boat ramp is not dredged for any kind of deep water access. So, that could change in the future. the HOA decides to take the expense to get that dredged out. But great little neighborhood. Again, if you, if you live here and you do have a boat, the wildlife ramp, boat ramp is just right around the corner, so it really doesn't matter. But, again, just kinda flying around here. This is a gorgeous community. definitely one if you're looking for that smaller niche type gated community and and you wanna be near, Ocean Isle Beach, this is one, to check out. They do have some condos, mostly, condos and single family homes throughout the neighborhood.
