Hey, everybody. Welcome back to another community spotlight. Today, we're going to be talking about a great master planned community called Brunswick Forest located in the Leland, NC area. As you can see on the map, it's located about fifteen minutes away from historic downtown, thirty minutes to Oak Island, forty five minutes to Sunset Beach, and about twenty five minutes to Wrightsville Beach. So, it's a pretty, popular community. So as you can see here, we're gonna talk about some of the amenities here. Brunswick Forest is a very amenity rich community. They offer, a lot of different activities. they have a a full gym actually, two gyms, indoor, outdoor pools, multiple pools throughout the entire development. So it's a pretty pretty active, community that we have here. They do aerobics classes, throughout. They have pickleball courts, tennis courts, trails throughout the whole entire development. I think, they might have about a 100 miles throughout. So it's a really it's classified as an active adult community. So here's some shots of some of the amenities throughout. Like I said, they're they're scattered throughout the different, areas of Brunswick Forest. And, you know, it's nice to be able to pick up a bike, and then, you know, pick up a trail, go around the lake here. This is Hammock Lake that you see here in the photos. They do have, a commercial area village up front, which makes it real convenient. You know, they have a grocery store, coffee shops, restaurants, bars, the whole nine yards, and much, much more. To the rear of the golf, the community, they do have Cape Fear National, which is a very popular, well known golf courses. So, to dive into it, let's, look at the, you know, the taxes. A lot of people want to get that question. What are your real estate taxes? Well, it's based on assessed value. So if your house is assessed at $450,000 in Brunswick Forest, you will pay 3,600, dollars a year roughly. Now that house houses in that assessment might be selling for, you know, $6,700,000, but that is based off assessed value. HOAs in this, community, that they're different. They're Brunswick Forest has a lot of different sub associations within Brunswick Forest. It has a master plan HOA, and it has different neighborhood HOAs throughout. Now those HOAs could cover lawn care. So, to give you a general idea, if you were in a neighborhood in Brunswick Forest, and this is an average that includes it's a single family home that includes lawn care. You'll probably pay around $3,400 a year, and they'll take care of the yard, the ground, the pine straw, flower beds, and whatnot. Now they do have some, townhomes, one level townhomes throughout the development. Inside of those HOAs, you're gonna find that it covers all of the amenities just like the single family homes, but it also includes your wind and hail, master insurance, exterior maintenance. They do take care of the lawns as well. But the main, things that the main amenities that they cover there is the clubhouse, community garden center, community pools, dog park, fitness centers, the indoor pool, common areas throughout, all the walking trails, and and and a lot, lot more. So that's the basics, on, on the HOA of Brunswick Forest. Again, this is a shot of a map, a flood map, and you can see that Brunswick Forest, there's a few areas that are in Zone A E, but I can tell you that, those are little creeks throughout, and there's no homes built in those areas. So you, for the most part, do not have to carry flood insurance in this neighborhood. The elevations are pretty high in this area for our region, and, also, it has a pretty decent elevation, for our region as well. So taking a look at just the, you know, the community itself, it offers a lot. they are still building new in certain sections. This is one of their new sections as you see in the back. this is a section they just completed about five years ago. So throughout the whole entire neighborhood, they have different style architecture. There's a little neighborhood called Shelmore around this beautiful lake. They have walking trails throughout. They have, you know, state home sites and homes built, in certain areas, definitely around the golf course. Here's a beautiful shot of some of the homes around Cape Fear National. So it's really a neighborhood that has a lot of different style homes throughout, which makes it unique, when you combine the different style architecture along with the amenities that are within the the neighborhood.
