Hey, everybody. Welcome to another community spotlight. Today, we're gonna be talking about Sunset Ridge. Sunset Ridge is a Bill Clark Homes neighborhood down in the Sunset Beach area. Um, as you can see here, one of the key focuses on this neighborhood is its proximity to Sunset and Ocean Isle Beach. They're about five minutes to, uh, Sunset Beach and about ten minutes to Ocean Isle Beach. Here's a shot of Sunset Beach, and then also in the distance, you could see the West End of Ocean Isle Beach. Um, in this neighborhood, if you're looking for, you know, that place at the beach but don't wanna be on a barrier island, this might be a great fit for you. Um, as you can see on the map, the location, it's about, um, you know, about twenty minutes, fifteen minutes, you know, roughly from North North Myrtle Beach. It's really close to the South Carolina border. It's about forty five minutes from downtown historic Wilmington. Um, and then once we again, we we said that, um, the proximity of the Sunset Ridge to Ocean, um, Ocean Beach is about ten minutes, and it's also about five minutes to Sunset Beach. Moving into it, um, taxes in this neighborhood, um, are gonna be on assessed value. If your home is assessed at 250,000, your taxes are gonna be roughly around 1,400, um, $1,400 per year uh, real estate taxes, which is pretty nice. It's, uh, one of the reasons why people like this area and this neighborhood. The HOA on a single family home, um, is approximately around $640 per year. What does that cover? It covers the clubhouse, uh, community pool, common area maintenance, street lights, and roads as you'll see here in the next couple, uh, clips we have coming up. Another nice thing about Sunset Beach here, this map here shows, uh, no flood zones. You're not required to carry flood insurance in this neighborhood. Getting back, uh, to the neighborhood itself, you can see here, this is a shot of it's a clubhouse and community pool, and some of the clips are from the the neighborhood. You'll see that it's got a lot of palm trees throughout. It's got that tropical landscape. You can jump on a path, um, or sidewalk and walk through the clubhouse. They have a beautiful lake in the very back of the community, which is nice. Well appointed homes, um, on the exterior and also the interior. You'll see some people have their own personal pool as well, which is, uh, is doable in this neighborhood as as well. So here's some more shots of the, uh, just kinda flying through the neighborhood to give you an idea of what the homes kinda look like. Another nice thing about this neighborhood is close to area golf courses. Um, you got the Pearl. You got Sea Trail. There's Sandpiper Bay. There's the Big Cats, which is nice. So you have that. Um, you're close to fishing. You got the fishing piers on both Sunset Beach and Ocean Isle Beach. And you're also a few minutes from Downtown Calabash where they bring in the the big shrimp boats and this fresh seafood and whatnot.
