RiverLights - Del Webb Real Estate & Homes

hey everybody welcome back to another Community Spotlight today's Community Spotlight is going to be Del Webb at riverlights hi my name is Brian Trader I'm a part of the coastline real estate team at Blue Coast Realty Corporation in Wilmington North Carolina the Del Webb Community is a is a true 55 plus Community located within River Light so it has like its own subdivision within the subdivision or neighborhood of river lights it is a 55 plus Community they offer a smaller style patio homes and luxury homes throughout you can see here on the map it's located just minutes from historic downtown Wilmington it's located about 30 minutes or 20 minutes to Carolina beach and Kiri beach in about 20 minutes to Wrightsville Beach so talk about the different types of amenities Del Webb River lights offers a lot of amenities um and we'll get into that in a second the the taxes are based on assessed value so if you have a home in River lights Del Webb Community uh and it's assessed value is 300 000 you'll pay roughly around 2500 dollars per year in real estate taxes the HOA in Del Webb River lights is around 24.72 per year what that covers it covers a lot so I'm going to dive into the different things it covers the barbecue area the clubhouse the community pool the dog park the fitness center they also have a indoor pool all the common area maintenance they actually take care your own personal yard as well they have pickleball tennis courts the walking trails Hot Tubs on us so it's a it has a lot to offer which we're going to look into that here in the next clip the Community itself does have a few areas that are in zone AE but most of those are the ponds that you see here in the club Del Webb has a maintenance free type of Lifestyle it's a type of community where if you want to be 55 plus and you want zero maintenance as far as like taking care of the yard it might be a really good fit here's some shots of the indoor pool the outdoor pool it is very active it does have a fitness center they do have pickleball courts this shot here is over at the main River Light Center where they have a boat dock a restaurant and coffee shops and much much more in the commercial Village Center here of river lights that's just a walk or a bike across the way so to speak so the neighborhood itself on the macro it has a ton of different walking trails you can jump from the sidewalk or running path and end up through up a whole entire different Hood so here's some shout outs at the pickleball courts tennis courts um like I said again it's active they do have a canoe and kayak launch area so um it if you're looking for an active retirement 55 plus Community uh dealt with it River lights might be a really good fit I'm going to post a link here in the comments to an area where you can click on it and you can go see all the different homes that are for sale and see what sold the neighborhood again this is Brian Schroeder on another Spotlight Community update Del Webb at riverlights and we hope to see you here on the next update have a great day
