River Bluffs Real Estate & Homes

hey everyone welcome back to another Community Spotlight hi my name is Brian Schrader I'm with the coastline NC real estate team at Blue Goose Realty Corporation today we're going to talk about the gated community of River Bluffs River Bluffs is a gorgeous Community just north of downtown Wilmington that sits right along the Cape Fear River as you can see here on the map the Red Arrows where River Bluff is located it's located in Castle Hayne just north of downtown the closest area Beach is going to be Wrightsville Beach to the east if you look a little bit closer on the map even though River Bluffs is a long sits along the Cape Fear River this is a shot of the flood map so most the community is not considered in a flood zone there's only a few spots that might be it sits up on nice high elevations with Gorgeous views of the Cape Fear River looking at the numbers here the taxes are based on assessed value if your home is assessed at 430 000 you will pay roughly around twenty two hundred dollars in annual real estate taxes the HOA on a single family home in River Bluffs is around two thousand five hundred and thirty two dollars per year and what that covers it covers a lot of different amenities such as the basketball courts the boat docks the boat slips the boat ramp the community pool the fitness center the gate common area maintenance the RV boat storage that they have there on site the tennis courts pickleball courts and much much more so let's take a look at the community itself and you'll see that all the homes in River Bluffs are well appointed the majority of them are Custom Homes custom built with a lot of unique characteristics on the exterior here's a shot of the boat ramp where you can launch your boat kayak's paddleboard it goes out directly into the Cape Fear River right here and they have this they have this gorgeous Boardwalk that runs from the boat ramp all the way down to their Marina so you can see it's a very long stretch of Boardwalk for those morning walks or evening strolls um and and this is awesome for people that want to have river access or water access there's a shot in the marina down there for the boat slips you can go south and within minutes be in downtown Wilmington by boat or by car so it's a pretty unique Community here's a some of the shots of the Aerials of the community itself you'll find that River Bluffs is kind of nestled um you know within like the forest they didn't clear cut down the trees here's a shot of their amenity Center they have a gorgeous outdoor pool with a weight-in area fitness center they have lap Lanes they have a community store here's a shot of their tennis court facility they also have pickleball courts as well with basketball courts and then for people that do have that boat they have their own RV and Boat Storage here on site which is really really convenient being a waterfront community so diving into looking at some of the arrows of the community here's what I'm talking about the homes are built and nestled within the within the forest which is really nice it makes it really unique when you drive through the community they saved a lot of the trees they do have a section of town homes so if you're looking for that maintenance free easy you know lifestyle they have that available they are building new homes here as well throughout the community so if you have any questions about River Bluffs feel free to call me here at the number I'm going to post a link in the comments comment section of the video so you can go to a page that'll have every home that's for sale and you can check what check out what homes prices are selling for and everything on there but for anything that you have as far as questions about the area or maybe a different Community feel free to give me a call again it's Brian Schrader with the cosign NC Real Estate Group at Blue coast and we hope to see you guys here on the next Community update
