hey everybody welcome to another Community Spotlight hi my name is Brian Trader I'm with the coastline NC real estate team at Blue Coast really Corporation down here in Wilmington North Carolina today's Community is going to be called Riverside uh Riverside is a community located in Castle hanne um here's some some of the shots of the streetscape so you can get a good idea of some of the the styles of the homes and some of the architecture um Riverside is a new homes Community it was built by DR Horton they are still building new in there one of the key factors is the location of Riverside it's close to uh grocery stores shops and it's just minutes from downtown wimington on the map as you can see here the red area arrow is where Riverside is located you can see the KFI River To the Left um you can see downtown Wilmington to the South and you can see ritell Beach uh to the to to the right and to the east so one of the key things about uh Riverside is its location and we're going to talk about that here in a second diving into it uh flood map here it is close to the Kate F River but most of the homes are not considered in a AE flood zone so you're not required to carry flood insurance on your property if you have a mortgage on it diving into the the numbers here uh the taxes are based on assess value if your home is around 350,000 you can expect to pay around1 1830 uh per year in annual real estate taxes the HOA uh in the community is around $984 um per year and what that covers is the common area uh maintenance the sidewalks the roads the street lights taxes on the common area and trash removal one of the uh features of uh Riverside is that it's an HOA Community they do have natural gas in this community which is pretty unique um so a lot of the homes come with tankless hot water heaters um it's close to like area shops and restaurants downtown you're just a few minutes uh there is a public boat ramp on Kate on the kfir river so you're just minutes from the castle Hane public boat ramp there which is convenient and you're just about 20 minutes 17 minutes to uh rville Beach which which it's Riverside's closest beach so if you have any uh questions about Riverside or um you know want to see some of the homes that are for sale feel free to to either give me a call here at the number uh I'm going to post a link in the comment section of this video it it'll drive you right to uh a page that'll have every home for sale you can check out prices see if prices are going up see if prices are going down or sideways so uh if you have any questions again it's Brian shrer with the uh Coastline NC real estate team at Blue Coast feel free to call me anytime and we hope to see you guys here on the next Community update
