hey everybody welcome back to another Community Spotlight hi my name is Brian Schrader I'm with the coastline NC Real Estate Group at Blue Coast reality Corporation down here in Wilmington North Carolina today's Spotlight is going to be Marsh Oaks Marsh Oaks is a gorgeous neighborhood a lot of different styles of homes throughout uh custom built homes semiCustom Homes and they do have a section of multi family town homes in it as well on the map here you can see depicted by the red arrow um Marsh Oaks is located it sits right behind Figure 8 Island it's north of just north of Wilmington it's still considered in new H County and Wilmington but it just sits in that Bayshore area it's close to the uh the ocean and close to area creeks and waterways uh on the map this is a shot of the flood map you'll see that when you get this close to the uh areas that touch the creeks and Inter Coastal Waterway you're going to find some of these areas are going to be in a dedicated AE Zone which is depicted in the the brown area the dark brown area so if you happen to have a house in that section you are going to be required to carry flood insurance on the property if you uh have a mortgage on it diving into taxes taxes are based on assessed value if you own a home in Marsh Oaks that's uh assessed at 500,000 you'll roughly pay around $2,600 per year in annual real estate taxes the um HOA on the single family home section runs around $700 per year and what that covers is the clubhouse Community pole pickle ball courts uh the lights the tennis courts and and much more now there are some town homes in this area so that uh HOA is going to be slightly different due to the uh that the insurance policies and the exterior maintenance that is covered in those properties so taking a look at the the community here are some Aerials you can see from this shot this is a shot of mar Marsh Oaks and you can see in the background you got the creek and you got the Atlantic Ocean so um you're really close to area beaches here's a shot of the closest uh Beach to access this is Wrightsville Beach as you can see pretty blue water um getting back to the neighborhood uh right outside the gates of marsh X you'll find um everyday convenience factors like restaurants pharmacies Medical Dental name it here's a shot of their tennis courts and Clubhouse the pool has lap Lanes in it um and a little splash pad for kids as you can see here there some shots of the um another shot of the clubhouse and the neighborhood and we'll take a look at some of these different sections of marsh Oaks here's a section um in Marsh Oaks a lot of these homes here they're slightly smaller in some of the estate sections but they have the uh side Alleyway driveways you'll find find that the homes in Mars are well appointed a lot of Hardy Board a lot of exterior trim features you'll see here here's a shot of some of the other sections of marsh Oaks from the air there's sidewalks throughout which makes it a nice neighborhood to where you can stroll from one end to the other walk up to the clubhouse go up to the pool here's a shot of their town home section so they have one level Town Homes which are nice um they're very well pointed they're maintenance free they're brick here's some shots of the town homes they have two car garage one car garage uh units available here in their section called Marymount so um again Marsh Oaks a lot of different styles the location is spectacular if you're looking for uh being in New hounder County close to area shopping and whatnot uh being close to the beach and looking for that you know that special community that has some amenities like the pool the tennis courts and just that nice neighborhood feel again if you you have any other questions uh feel free to give me a call uh here at the number again it's Brian Schrader with the coastline NC real estate team at Blue Co really Corporation and we hope this has been beneficial to you and we hope to see you here on the next Community update.
