hey everyone welcome to another Community Spotlight hi my name is Brian Schrader I'm with the coastline NC real estate team at Blue coast and today's Community Spotlight is going to be Hanover Lakes Hanover Lakes is a community um just north of downtown wilington it was built by Bill Clark hommes um the community has well-appointed homes as you can see here in the video nice architectural Styles easy low mainten it Lawns to uh care for on the map as you can see on the left it's uh just north of downtown wimington as you can see here on the red arrow it's close to area beaches such as RV Beach and Carolina beach it's close to the airport as far as the uh flood map here's a shot of the flood map of Hanover Lakes it does uh approach and touches the Kate fere River uh but all of the homes for the most part there might be one or two uh most of the homes are outside the AE flood zone so you're not required to carry flood insurance on your property the taxes for Hanover leaks are based on assess value if your home is assessed at 380,000 you will pay roughly around $2,000 in annual real estate taxes the HOA is around $1,380 per year and what that covers is a community pool Clubhouse Picnic Area sidewalk street lights trash fire pits and and much much more we'll take a close look at that here in a second uh moving on into the community here's a shot of the clubhouse as you can see they have a beautiful pool weigh in area little splash pad it's got a little slide for the kids the area has sidewalks throughout the community they have this gorgeous uh O Lake overview with a fire pit little grilling stations picnic areas and whatnot um and this huge Lake that a lot of the homes back up to here's um another shot of some of the the homes to give you some uh architectural Styles and uh layouts and whatnot but um what I'm going to do I'm going to post a link here in the comment section so you can go and search for homes and see what things are selling for because the market does move quickly in this area um again it's Brian Shrader with the coastline NC Real Estate Group if you have any questions feel free to give me a call here at the number we're always here to help and we hope to see you guys here on the next update.
