Magnolia Greens Real Estate & Homes

Hey, everyone. Welcome to another community spotlight. Hi. My name is Brian Schrader. I'm the Coastline NC Real Estate team at BlueCoast Realty Corporation here in, Wilmington, North Carolina. Today's Spotlight is going to be Magnolia Greens. It is a, golf course community that is, uh, close to downtown Wilmington It, offers an active lifestyle with multiple array of different amenities, which we will cover in this video. As I said, it's close to downtown. you can see here the riverfront. The riverfront is a great place to hang out. It's got restaurants, nightlife, and things to do. one of the closest beaches to Magnolia Greens is Wrightsville Beach, which sits about 30 minutes away. As you can see, pretty Blue water, um, a lot of boat access, and then also to the south, Magnolia Greens is about 30 minutes from the historic riverfront. Of Southport as well, which southport sits right next to Oak Island. As you can see here, which is about 35 minutes. So residents of Magnoy Greens really have their choice of beach, to go to. Now looking at the map and its location, you'll see here at the the red arrow and the star. That's where Magnolia Greens is located. It's close as we said to downtown Wilmington. It's about 30 minutes of southport. But we're gonna take a a closer look at, the map. this is a flood map of Magnolia Greens. And as you can see, the brown arrow indicates in a flood zone, and none of the properties in Magnolia Greens are in a flood zone. There are a couple cretes creeks that, border magnoligreens, but you are not, required to carry flood insurance if you do not fall in that brown a e zone. So let's take a look at some of the figures of Magnolia Greens. If you, um, taxes are based on assessed value, So if you own a home that's, assessed at 600,000, you'll roughly pay around $4000 a year an annual real estate tax. The HOA on a single family home is around $750 per year And that covers the basketball courts, the clubhouse, the community pools, the fitness center, the indoor pool, the management, the playground, the sidewalks, and, we'll we'll take a look at some of those amenities here in a second. I will say there are a couple of sections in Magnolia Greens. There's a set of condos that are on the premises and townhomes that their HOA is slightly different because they do cover the, wind and hail insurance that has insurance and also the exterior maintenance on the dwelling as well. And there is a couple sections in Magnolia Greens or they do provide lawn care at a extra cost as well. So those are the only differences within, Magnolia Greens. So let's take a look. here's a shot of the exterior, one of their exterior pulls. As you can see, it's got the lap lanes and, places to lounge. Here's another shot of their tennis courts and basketball courts and their secondary, exterior pool. As you can see here, it's pretty. It's got a nice zero entry, weighting area. For people that like to, swim and do water aerobics in the wintertime and fall. They also have a indoor pool They also have a fitness center with activities, and a roebix room next door for different functions. In, um, classes. And they also have a new community center where different groups can get together and, and have functions and whatnot. So we talked a little bit, um, you know, before it's got 27 holes, it's a gorgeous community, close to Wilmington, inside the community gates, They offer custom homes, townhomes, and condos. So there are maybe a just a very a few lots left here. It's pretty much mostly build out, but, I will post a link, in this video. So, you know, it'll drive you to a page that's got everything for sale and Magnolia Greens. You can look at prices, see what things are selling for, but I'll post that link in the comments.
