Hey, everyone. This is Brian Schrader with the coastline Nc real estate team at Blue Coast Realty Corporation. Serving, 20 years, helping buyers and sellers here in the Wilmington NC area. Today's community spotlight is going to be Waterford of the Carolinas you will see a Waterford is known for its lush landscape, tropical that is, throughout its gates. It has pulmenities, but, uh, first, let's take a look of what's around, Waterford. You'll find downtown Wilmington's about 15 minutes away from Waterford. There you'll find, you know, restaurants, activities, nightlife, all along the river walk down on the Cape Fear River. Here's a shot of the Intrarosa Waterway. It's close to boating. So if you like to fish It has easy access to the Atlantic Ocean. Here's a shot of its closest beach, Rightsville Beach, which is about 25 to 30 minutes away from, Waterford. So let's take a closer look on the map here. as you see here on the red arrow, you can see we're Waterford sits out on the star. It's about 15 minutes from the historic riverfront of downtown Wilmington, and its closest beaches. Rights will be each to the east in Carolina Beach, to the southeast, roughly takes about 35 minutes, to get to that beach as well. So here's a shot of the the flood map of the area. As you can see, Waterford does have a lot of, man made water ways and ponds throughout but none of the properties in Waterford are in a, flood zones. You're not required to carry flood insurance on your property. Let's look at some of the, um, information here on the values. Taxes are based on assessed value. So if you, um, own a home in Waterford that's assessed at a 550,000, you'll roughly pay around $35100 in annual real estate taxes. The HOA, in Waterford on a single family home is around $1500 per year But there are a few sections that offer townhomes and patio homes. The townhomes, the HOA is different. It includes the insurance on the dwelling, the maintenance on the dwelling, and also the landscaping. And then there are a few sections in Waterford that, do include lawn care as well. So they're slightly higher. But normally, the HOA, they cover the clubhouse community pool fitness center, pickleball courts, tennis courts, sidewalks, and much more, which we'll take a look at here into a second. So, uh, moving on, You'll see here here some shots of the tennis courts. They also did convert, a few of the courts to pick a ball. Here's some interior shots at the clubhouse. A lot of people will rent this out for different functions and different activities. It also has a full kitchen as well. It comes along with it. For those parties and, events in the spring and summertime fall. Here's a shout out there. A little, um, room that they have where they'll get together for card games. They also have an activity area with pool and fuse ball as well. But, moving throughout the clubhouse, you'll see that they have a full fitness center as well with some, machines and also some free weights. as you can see here, they got treadmills. It look overlooks the pool. they have a saltwater pool. Aerie golf course, um, Magnolia Greens is right next door. It offers 27 holes. There's beach volleyball. There's the salt water pool with, 3 lap lanes. It's got a nice zero entry, walk in. places to grill, places to kinda layout. Here's a shot just outside the pool of their, playground, offers slides for the kids and grandkids. You'll see in the tennis courts in the background as well. Here's a shot of their, bocce ball courts. So they offer bocce, volleyball. There's canoeing and kayaking, back here on the lake here. You see. this is about, 13 Acre Lake in the back, and there's a trail that walks all the way around it. So the neat thing about Waterford is you can pick up a trail if you like to, run jog or bike and, go around the whole entire community. And so It's a, it's an active community. It's close to, you know, every day, like, shopping. It's got shopping, uh, store at the front pharmacy at the front coffee shops, and it's got a mix of different style homes throughout. as you see here, here's another shot of the lake, which also is great for fishing as well.
