hey everyone welcome back to another Community Spotlight today we're going to talk about the Bluffs on the Cape Fear river hi my name is Brian Schrader I'm with the coastline NC Real Estate Group at BlueCoast reality Corporation the Bluffs um is a great Community it's located around 10 miles uh from this historic area downtown Riverfront of Wilmington um it's about 10 miles as I said as the crow flies it'll take you about 20 minutes to get there but it is U it is a great Community close to shops and everything but on the map here uh looking at the red era the bluff it's up in that left upper uh part of your screen as you can see it's close to Leland and and and Wilmington and your closest beach is going to be rille Beach and Oak Island um the community itself is not considered um Leland as far as a tax purposes so it's only got Bruno County taxes on the map itself it is um it does border the Kate fere River there are some areas that are in that designated AE flood zone but most of the community I would say about 95% of it is outside the flood zone so you're not required to carry flood insurance on the property looking into the numbers the taxes are based on assessed value taxes on a $450,000 home are going to be roughly around 900 I'm sorry $1,900 per year in annual real estate taxes the ho way um covers uh a lot of different amenities it runs around $1,200 per year and that covers the beach access the clubhouse the community pool the gate the maintenance in the common areas pick a ball court street lights tennis courts and all the different Trails um that they have throughout the community here's a shot of one of those Trails you can pick up a path and end up down at the river or take a stroll over to the uh the clubhouse and the pool area we talked aled about a beach club here is the shot of the beach club it's down at Oak Island um Oak Island's a gorgeous Beach I'll show you a shot of it um the Oak Island is about 13 miles long of just white pretty um sand and beach homes so you have kind of The Best of Both Worlds at the Bluffs because you have a place at the beach you also have this uh Riverfront this is the Kate Fear River so you can launch um you know paddle boards can news boats you can take a boat from here all the way down to the historic Riverfront so it's one of the main features of the Bluffs on the Cape Fear River so if you're that type of person that likes the uh the outdoors maybe looking for larger H site this might be a good uh Community for you here's a shot of the pool area uh the big fishing lake that they have on site that stock with bass and brim they also have tennis courts pickle ball courts um it is a very active community so you know they are still building new here's a shot of some of the community uh areals here they're building new here there's also um a way that you can actually purchase a home site and maybe build on later and you also maybe be able to find a resale property as well in this community so um if you have any questions about the Bluffs from the cap fi River please uh feel free to give me a call uh at the number on the screen um again this is the Bluffs on the cape F River there's also another Community called River Bluffs it's over in Wilmington so don't get these two communities uh confused but um again it's Brian Sher with Coastline NC real estate um I hope this has been educational um if you have any questions uh feel free to give me a call and I'm going to post a link to the uh content of this video so you can search for homes for sale lots for sale and we hope to see you guys here on the next update.
