hey everyone welcome back to another Community Spotlight today we're going to talk about Mallory Creek over in the Leland area hi my name is Brian Schrader I am part of the coastline NC real estate team the Blue Coast Realty Corporation down here in Wilmington North Carolina so getting right to let's take a look at the location of Mallet Creek it's located around about 15 minutes from downtown the riverfront the historic district it's located around 30 minutes to 35 minutes from Southport Oak Island area and it's around 45 minutes to the South Carolina border and as you can see here uh in the community map here as you see here Mallard Creek is a neighborhood within neighborhoods it's established it's also a an area where they're building new homes New Town Homes and you can see here the community has sidewalks throughout they do offer multiple community pools throughout this neighborhood and it's close to shopping restaurants and much much more here's a shot of their one of their pools close to the entrance the main entrance there's also a back entrance that goes to Brunswick Forest as well here's a shot of the latest pool built by Stephen fine homes there's also a playground there as well so let's talk about what all these amenities cost what are the HOA so taxes are based in this area on assessed value so if your home is assessed at 270 000 you'll pay roughly around 2500 2500 dollars per year in real estate taxes the HOAs they do cover the community Clubhouse the community pools the common area maintenance the sidewalks the playgrounds and street lights now when you look at the HOAs in this neighborhood you have to kind of peel them back like like a layers of the onion the HOA on a single family homes they usually rain around range around 600 to about 1 200 per year and they also have town homes in this area now these are the uh single story one level Town Homes uh the Duets the two that are side by side they also have groups of town homes that are true two-story ones and and the HOAs in this in this area range anywhere from 3540 to around 3996 dollars currently now you may say that's a big huge difference well you know the HOAs are tricky and that's why there's a lot of different subdivisions within Mallard Creek best thing to do is call us if you have questions so we can kind of decipher which is which but those Town Homes the reason why they're higher is because they cover the wind and hail Insurance the hazard Insurance the lawn care and also things like the exterior maintenance like the roof so there's a lot that goes into it when you buy a townhouse in Mallory Creek usually we're just you just have to buy an h06 policy which is like a renter's insurance policy so one of the things about mellow Creek is a lot of the areas not in the flood zone as you can see here the brown areas marked uh AE it is in that this little section is in a flood zone which kind of is basically part of the creek itself most of the homes in herbicides are out of the zone out of this zone so you're not required to carry flood insurance in this area which is nice now getting back to the community you'll see here uh this is some shots of some of the duet Townhomes that they have here it's very they offer a very low maintenance lifestyle um there is also an existing part of Mallory Creek that's been around for a while so you might pick up or find a resale opportunity as you can see here in this clip but the overall Community it's well landscaped their sidewalks you can bike it it's also connected to Brunswick Forest which is nice because they have Trails over there that you can go and bike on and they do have a big restaurant area here's a shot of deer Horton they're building the backside new construction so you know if you have any questions about building or you might want to check out one of the resale Properties or just have general questions about hey what's covered under the HOA please feel free to give us a call again this is Brian Schrader with the coastline real estate team at Blue coast and we hope to see down here in your next visit
