hey everyone welcome to another Community Spotlight today we're going to talk about title walk uh hi my name is Brian Schrader with the coastline of Real Estate Group here in Wilmington North Carolina Title walk is located in Wilmington North Carolina it's in New Hanover County it's Coast electricity here on the the red arrow it's uh located in the southern part of the county it's close to Carolina beach and it's about 15 minutes from downtown Wilmington and it is and touches the Intracoastal Waterway and also has access to it as well um looking at the map here uh title walk since it is Coastal there are some areas that are in the flood zone so some of those homes that you see uh the Rays low country style architecture you're going to find down there along the marsh front are going to be falling that that ve and AE zones so um moving into the the the the the numbers here taxes uh in title walk are based on assessed value so if you have a home that's assessed at 500 000 you'll roughly pay around twenty six hundred dollars in annual real estate taxes the HOA in title walk is around um 1756 per year and what that covers it covers they have a little beach access which we'll see here in a second the the dock the boat docks the uh the slips are a little bit different because there's not that many slips down there some are assigned and some aren't so it's more how specific in regards to the slips but it also covers the community Clubhouse the pool the fitness center it is gated in all the common area Landscaping that you see throughout sidewalks and streets so getting back into the community here's a shot of the docks and uh the pretty blue water on the Waterway you can see Masonboro Island across the uh the Intracoastal Waterway here's a shot of the pool and clubhouse as you can see um here's another shot there's they have a little Beach area down there which is nice here's a overview of kind of like flying through the neighborhood there are sidewalks so you can jump on a path and end up down there at one of the beach areas or over on the you know throw a line on the fishing dock or you know put your paddle board in and go across to uh what you see there on the other side of the Intracoastal Waterway which is Masonboro so if you're a boater I mean you could head north and go up to Wrightsville Beach this way or you can you know turn around and you could head south and you can go down to Carolina beach you can cut through the backside of Snow's cut and get into the Cape Fear River and go down the Southport or even up to the historic Riverfront of Wilmington so if you have any questions about title walk it's a it is a coastal it's a beautiful area if you like the water it's a might be a good option for you my name is Brian Schrader I'm with the coastline NC Real Estate Group here in Wilmington North Carolina feel free to call me anytime if you have questions and hopefully this has been beneficial and we hope to see you guys here on the next Community update
