hey everyone welcome back to our Channel today we're going to talk about another area in the Wilmington NC region the middle sound Loop Bayshore area it's it's in New hver County and we're going to talk about some of the benefits we're going to talk about some of the marinas where it's located what beaches are close by and talk about some of the the bigger neighborhoods within this area so it's an area that a lot of people look at if you're into boating want to be close to Wilmington but let's go ahead and take a look at it where it's located on the map you'll see here at the red arrow it's sits right behind Figure 8 Island just north of rville beach it's not considered in the city limits of Wilmington but it's also considered Wilmington if you ask Hey where's middle sound Loop where's Bayshore it's in New hord County but if we take a closer look at this area it's this circle it's a loop that kind of loops around it touches the inter Coastal Waterway as you can see here on this map here the red circle it's got two Creeks it's got how Creek to the South and it's got Pages Creek to the north so there's tons of water access but we're going to take a look at a flood map here on the next slide you'll see here the brown area that's an AE Zone that means that if you have a mortgage on your property you're going to be required to carry flood insurance if you fall within that brown shaded area the blue light green area that you'll see that's that ve Zone that you see along the inter Coastal Waterway and some of the beach fronts you don't find too many of the areas that fall into that category just in the open Creek areas so the closest beach that's going to be accessible to the public is going to be rightful Beach as you can see here it's a pretty beach Blue Water it's got Great Sands it's an awesome awesome place to be and it's about I would say around maybe a 10-minute drive to get down there from the middle sound Lou Bayshore area another unique thing is we're also close to the historic district of downtown Wilmington as you can see here or there this is Front Street lot of restaurants pubs activities they also have a nice Riverwalk down along the Kate Fair river which is pretty cool as you can see here in this next clip which is it's a neat area to have you're about 15minute drive to this area down here on the historic River Front on the Kate Fair River so let's talk about the middle sound Loop area one of the larger neighborhoods is anchors B here's the entrance kind of driving through they have wellapp appointed homes it's pretty much almost 100% complete buildout but as you drive through the neighborhood they have these little circles they have sidewalks to the neighborhood as well but you'll see some of the architecture of the homes really really unique here's a shot of some Aerials of some of the the home sites and the homes on them you'll see that the the homes are kind of home sides they're kind of narrow but they're kind of deep so you can get a backyard with plenty of playing room if you're looking for that to get a home for that larger family but again just driving through the neighborhood it's well manicured it's got great Landscaping the architecture on some of the homes most of them are built with Hardy Board brick with some metal Tin Roof accents here's a shot of their Clubhouse and pool area it's pretty neat you get some Lanes it's a great place to relax we'll talk about the these are a couple Marines here on this Loop so it's nice you get off them from the boat from the salty water being over one of the Barry Islands you can come here take a nice cool dip in the pool wash the salt off so this is another neat thing about anor's Ben but here's some Aerials looking to the north you'll see the intra Coastal Waterway there along with Figure 8 island in the background but we're going to cover and we're going to go around this whole entire Loop of this area but this is part of the area that touches the the int Coastal Waterway now back through the community again we said there were sidewalks throughout here's some areas there's some of those little roundabouts so they did do anchors Bend when they did the land plan they kept in mind that people like to walk and bike you'll see that also too some of the homes have these Alleyways that you'll see big front porches so it's a different style of living here's an aerial shot looking South down the inter coaster Waterway you can see a little bit of anchors Bend but you also there's a lot of homes that back up to House Creek and also the in coastal Waterway to where you can have you know your own private pier and Doc so a lot of people ask me about taxes HOA again we're not covering a specific neighborhood we're covering an area but taxes in this area let's just say if a house is assessed at 450,000 you'll roughly pay around $2,400 in annual real estate taxes in the middles sound Bayshore area the HOAs this is just a range it it's it's more specific to the different development but they're going to you're going to see that a lot of them range anywhere from $720 per year to $1,800 per year some of those will have just natural common areas to take care of the more expensive ones are going to have some that have community pools and maybe a tennis court but uh if you get up there in some of the other neighborhoods that include long care you might find an HOA that's around $3,000 per year and usually come comes with a community pool tennis courts and uh lawn care which means that they'll come in cut the grass do the weed management and the landscaping and pine straw around the home anchors Ben Marina this is really cool aspect it sits right at the entrance of anchors Ben but it's right off the inter Coastal Waterway and here you can purchase slips they have a boat ramp as well but it's for members only obviously but it's a really cool aspect of the middle sound Loop area because look at all these slips you can hop on a boat you can be up at one of the restaurants in a few minutes or you could go south to right will Beach there's tons of restaurants right on the Waterway there on the inter coaster Waterway so it's really neat to do that and also from here hops get and jump you can be out the inlet into the Atlantic Ocean or at one of the major hotspot barrier islands that are off the beaten path so you really have a lot of cool Freedom now this shot here you're looking North up the inter Coastal Waterway you can see that there's a lot of homes along this area multi-million dollar homes with their own pools but this is a shot of the Mason yach Club you can see it's deep water access they have little clubhouse pool area but again it's another Marina off of middle sound Loop Road which makes this area really unique to boaters but here are some shots you can see the slips the clubhouse the pool to the left there they actually have a path that goes out to the end where you can drop in they have a ramp there as well if you have a boat that's trailered and you belong to one of these clubs here you can drop it in here at this Marina so pretty neat having all of this water access and to be able to come back from a day out on the water and jump in the swimming pool chill out relax at the clubhouse it's another really cool benefit of the middle sound Loop area so here is the deep water access there's parking and at the very tip end of this you'll see the boat ramp so again let's move on we're going to continue around the loop here but just behind that Marina is Mason's Landing you'll see that the homes there are more that rais low CCH country looking home they are all on pilings the lots are pretty small but they are well-appointed beautiful homes usually Hardy Board Cedar Shake metal tin roofs accents when you drive through you'll see that this well landscaped as well and it's right there if you belong to that do Club it's just a walk down to the clubhouse pool area and again hop skip and the jump you can be on your boat on your way out the inlet so coming back out the neighborhood you we're going to drive past some of the homes here you can see lots are pretty small like I said not a whole lot of parking but again you know it's really it's really hard when you get close to the water to find large home sites so now kind of going out around the other side of middle Loop you'll see that in the the center of the loop there's a lot of existing homes in neighborhoods as well that do not have water access but what we're going to do we're going to ride up here there's another really neat place we're going to take some photos at and that's at the paches Creek Park it's a really neat Park it's open to the public here's a shot of the entrance area you could park here it's about a half mile walk to get to this area where you can launch kayaks and canoes and fish but this is the backside of pages Creek across the water you'll find the Bayshore Estates area again this area is great to kayak in Canan you also can get some smaller boats up into the creek as you can see on the far side now that's Bayshore area which we're going to talk to here in a second but again a really pretty area lots of homes on the water a lot of them have their own private dock but it's a really pretty area you can see here most of the boats in this area are going to be your boats are probably going to only draw maybe 13 Ines of water some of your Skiffs but that's the the next Community that's in the area Bayshore is Marsh Oaks Marsh Oaks is a wellestablished master plan Community you'll see and and you'll probably find here larger home sites brick Hardy Board there's an area where they do have estate home sites there's an area where they have Alleyway driveways rear entry garages but they also have their own pool Clubhouse and Tennis Courts now Marsh Oaks is kind of closer to some of the commercial closer to that 17 the Mayfair area so it's a little bit farther away from the water but has easier access to restaurants and shopping but here's a shot flying over the amenities here but you'll find that Mar's got a couple of different sections to it it has again the custom home section you know driving through the neighborhood you'll find that the homes here are well appointed well landscaped so it's another nice neighborhood here in that Bayshore area so Bay Shore is just North of that middle sound Loop area that we talked about but just flying over here's a shot of some of the state home sites here but it also has here we'll see in the second some town homes they have a section over in the front called Marmont where they find you'll find patio homes and town homes here's a shot of them now but one level Town Homes maintenance free pretty much Easy Living but this is the marsh Oaks area you know some have two car garages some have one car but I'm going to post a link in the description of this video and I'll put all the different neighborhoods in there so you can get an idea on prices see what things are selling for but if you have any questions always feel free to give me a call shoot me a text moving on to the next section this is called Koval Estates and it's a neighborhood it's a little bit closer to Beach it's a little bit closer to the Mayfair Town Center area the shopping but it's a little bit more established it's been here for a while some of the homes are a little bit older but it's another neat area here they do have different like sub neighborhoods within kille Estates but they also have a clubhouse and pool which we'll see here in a second along with some tennis courts but it's another neat area it's again it's you can see here this is a little bit more commercialized at the front again closer to shopping closer to rville beach it's about a 9 minute drive to get the rville but again you can see here in the distance the tennis courts the clubhouse and the pool but another neat area in that middle sound Bayshore
