Hey. Welcome back. Hey. It's Brian Schrader with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in the Wilmington NC area. Today, we're gonna talk about, some of Wilmington's best neighborhoods. So in this series, we're gonna talk about the neighborhoods that made the list in the Porters Neck area. So, enough of that, let's go ahead and dive right into some of the, the clips here. tag along with me, we're gonna talk about the best neighborhoods, what they have to offer, the HOA, and everything in between because Wilmington's got some nice neighborhoods. So before we get into the, the details, we're gonna talk about, what's around, like where is the Porters Neck area, number 1, And, it's closest beach. So here it is on the map. It's just north of Wilmington. It sits along the Intracoast waterway. The closest beach, that's gonna be accessible by car, it's gonna be Wrightsville Beach. Here's a shot of it. Johnny Mercer's Pier. pretty water, pretty sands. And there is another beach that's close by called figure 8 but the bridge is private. So unless you live on figure 8 island, you're not going to be able to access that particular beach. So this is a, a map that shows the different flood zones. Okay? The green area is v e, the brown area is a e, and everything else that's not shaded in those colors is gonna be in zone x, which means that, you you're not required to carry flood insurance on your house. You can if you want to but you're not required and a lot of people think that it's, you know, that zone is specific as far as not being in a flood zone. So you can see the Poorseneck area, there's a couple creeks there that touch the water, but most of the area is not going to fall within the flood zone. So our first neighborhood that made the list is Porters Neck Plantation. It's a really great one. It's got a Fazio 18 hole golf course. It's got some great amenities. It's got some, access point that touches the, Intragosa waterway. They got a a boat ramp and a kayak launch, that you can have direct access to the those backwaters that you can see there in a distance. They got a great, clubhouse, great amenities. Now the one thing that is different about Porter's Neck Plantation is that, in order to use the pool, the fitness center, and some of the other amenities, you must be a member. Another neat thing about Porters Neck Plantation, if you live in the area you can actually join this membership. You don't have to live in this community, to join to, have access to some of these amenities that you see here in these photos Like fitness center, the pool area, the tennis courts and everything. So, memberships are available. so here's a shot of some of these facilities here. It's well manicured, a lot of custom homes here in this neighborhood. What I'll do is I'll post a link of everything for sale, in all these neighborhoods in the description. So if you wanna check out homes and availability and prices, it'll be there. But let's move on to, the taxes here in the area. This gonna be about the same for everything that we talk about in this video today. So if you own a house that's valued at $450,000, that's assessed value. You'll roughly pay around $23100 in annual real estate tax. The HOA for Porters Neck Plantation is 1200 per year and that covers the kayak launch and the boat area, um, in the common area, street lights, and sidewalks. Next community that made the, the list is Blue Pointe. Blue Point's pretty special. It kinda sits out on a point. It does touch the, the the marsh which we'll talk about here in a second. But when you drive through, it's got nice landscaping, it's got pretty trees. The homes, have really nice architecture. There's, um, a section of it that sits along this gorgeous salt marsh. And you do have access to the salt marsh, mostly for canoeing, kayaking and paddle boarding. But you can go all the way out to the ocean if you want to. Here's a shot of the, the creek there to get access to the, Intracoastal Waterway. Here's another clip of the tennis courts in the outdoor pool and clubhouse. But it's a pretty community. a lot of the homes have different style architectures which we'll see some shots here in in a second. But here's just flying over the pool area. It's a nice amenity to have and, it's, one of the top ones here in, Blue Point. Now some of these homes here you'll see that are that are up high and that's for two reasons. Some of these houses might be in that a e flood zone, but also too if you build up, you can get some really good gorgeous views of the salt marsh. so a lot of these homes are built up like that. Here you go. There's a shot of the point, the kayak launch. as you can see here, if you see this little point jets out and a lot of people just leave their kayaks down there so they can have easy launch, easy access to this salt marsh. The single family home h o a for Blue Point is going to be $837 per year and that covers the clubhouse, community pool, common area maintenance and the tennis courts in the little kayak launch center. So let's take a stroll down the street to another neighborhood that made a list in the porters neck area porters crossing. Here's driving to the street. Here, we'll give you a, an idea of some of the different style homes. Now this neighborhood is not too big. It's just one cul de sac street. It's got, little bit of woods on each side so a lot of the homes have some privacy in the back which is kinda nice. They, do have a community pool and clubhouse which we'll see here in a second. But just kinda flying over. It's pretty small. It's got this little cul de sac street with a nice little amenity at the end. But it did make the list. It's in a good location. A lot of the homes have woods around it but there's a shot of the tennis courts and clubhouse. So porters, crossing the h o a there is gonna be around, 2,040 per year that covers the clubhouse, community pool, common area maintenance in the playground. Next on our list is Porter's Point. Porter's Point's pretty neat. when you drive through the neighborhood, you'll see that a lot of the homes have, garages that are rear loading or they have alleyways so it's a kind of, community has a different style architecture. A lot of front porch living which makes it unique. it's not too big, not too small but, you know, it's a it's a small community and they do have a community pool and clubhouse but as you can see here, you can see some of those alleys. You're close to, area shopping as well. But just flying out of the neighborhood, they got a little gazebo in the park area and here's a shot of their pool and clubhouse. So that's that's their clubhouse and then the h o a that covers that, it's gonna run you around $1,600 per year. And that covers the the roads in there, the pool, the maintenance, the sidewalks and the and the street lights. So let's take a look at another, newer community called Waterstone. It's a it's I've been around for the past couple years. They're still building new. It does have a section that, you know, touches the salt marsh. You can see here the the the the creek in the back and it does have a kayak launch as well. So this little neighborhood, it's kinda right right next to the Porter's Neck Elementary School, which is nice. A lot of kids just walk to school from there, ride their bikes. But it's got a nice little pool and clubhouse. So it definitely made the list. It's got some nice custom homes in this area. Some that are on the marsh, some that aren't. Lot size, it's about average. They're not they're not huge, not small But it made the list, as one of the best neighborhoods in the porters neck area. Taxes, like we said before about the same. They're gonna be around on on 450,000 assessed. It's gonna be around $23100. h o a on a single family home is gonna be about 16.80 per year, and that includes the, the community pool, jogging path, and common area maintenance. So moving on to our next community, Beaumont Oaks. it's it's a smaller neighborhood and it's divided into 2 sections. They have a section of front that has condos in, town homes that are available for lease. That section has its own community pool. So it's kinda divided and they do have some, single family homes in the back of the community as well that they have their own, clubhouse and pool area. But just kinda just flying over the, the the the area you'll see that, uh, here's some of the town homes, they're duets, they're 2 homes that are side by side and you kinda fast forward here, we get to the single family homes. this area was most of the homes were built by Logan Homes. So they have a lot of good quality appointments on the exterior and most of them are built with fiber cement and here's a shot of their community pool and clubhouse here in Beaumont Oaks. So the h o a here on the single family home is gonna be around 17.40 per year and that's gonna cover that community pool, common area maintenance, the road sidewalk and street lights. Next on our list is going to be Vineyard Plantation. Here's a nice shot of just flying down the street. You're find here, you're gonna find bigger lots. People can fence in the backyards. They can pull in the backyards here. The homes are gonna be larger square footage. They're gonna be 2 story and 3 story homes. So this one is definitely, a nice neighborhood because it's got its own clubhouse and pool area. So as you fly over here, you got, the pool clubhouse, large lots. It made the list and, we talk about their h o a. H o a is only $872 per year. Covers that community pool and common area, maintenance throughout the neighborhood. Next on the list is Bella Sierra. This is a new one or a different style community because it's maintenance free. They do have, patio homes and townhomes. those the townhomes are gonna be 2, 2 homes side by side. I call them duets. But if you're looking for maintenance free living, this is where it's at. They have their own clubhouse, community pool, they have a nice walking trail around the fishing lake. So if you're looking for community that, is maintenance free, they offer both townhouses in single family homes. Again, like I said earlier, I'll post a link to pages that has everything for sale broken down by neighborhood. So but in this one here, you're gonna see that the h o a is gonna be a little bit higher on the single family homes. It's gonna be 5,040 per year and the town houses, they're gonna be, 49.44 per year. Now you might say that's a high h o a fee but that covers the, uh, exterior maintenance on the building. It covers the wind and hail insurance, has insurance and also landscaping. So we have all that bundled up and also access to the community pool. Our next neighborhood is Plantation Landing. it's a nice one. Custom homes and they did a really good job developing this neighborhood because they saves a lot of the trees. So if you're looking for larger lot with woods, this is might be a good fit for you. It's definitely one of the more popular neighborhoods in the porters neck area And here's some shots that you have a couple club houses. Here's a shot of their clubhouse. You can run it out, for different parties and functions. They do have a community pool here. You'll see tennis courts, also some fishing lakes throughout the neighborhood. It's great. It's got some walking trails to where you can get around, you know, whether you're a runner, jogger, biker. And, here's a shot of the outdoor pool. It also has another section that is separate. So announcer pulls more of a kiddie pool and offers like some, some shallow water and a little slide and playground which we'll see here in a second. Here you go. There's the playground, the little clubhouse and the kiddie pool with the slide. So let's talk about the h o a's here. I'm gonna break it down. They do have a few town houses here as well but on a single family home, you'll roughly pay around $1200 per year in h o a fees at Plantation Landing. It covers the community pool and the, the maintenance of the common area and the roads and the play area and picnic grounds. The townhouses there are a little bit different. They include, exterior maintenance, insurance on the town homes and that fee is around, $3,480 per year. Our next neighborhood, Scotts Hill Village. Scotts Hill Village is right next door to plantation landing. They made the list. it's a newer one. They got a lot of different styles of, different homes as you can see here. Kinda ride the neighborhood. They also, have sidewalks throughout. The, lots here are large. You can fence in your yard if you have dogs. You also have your own pool. But as you can see here flying around, I would say this neighborhood's around 80% built out. So, flying around you could see different style of the homes. They're gonna be more in the larger size. They do have their own, clubhouse and community pool as well. And they do have a, some commercial upfront. It's got a medical center and also a charter school. But here just, another section on the community just driving through. You'll see that, they had sidewalks throughout, different style architecture. And as you fly over here, we're gonna see the shot of their community pool and, clubhouse as well. So Scotts Hill Village, it made the list. It's a gorgeous community and let's talk about the h o a there. It runs around $924 per year and that covers the community pool, common area maintenance in the sidewalk.
