Hey. Welcome back, everybody. Hi. My name is Brian Schrader. I'm with the Coastline NC real estate team at Blue Coast Realty Corporation down here in Southeastern North Carolina. Today's, community update is going to be Summer House on Efforts Bay. it's a pretty cool one. It's a neat little community that touches the Intracoastal Waterway, and, it's gated. It's actually located in, the Holly Ridge area, which is basically, like, in between Jacksonville and Wilmington, along the Intracoastal Waterway. It sits right behind Topsail Island, but it's a pretty cool community. It's gated like we talked about. It's got some pretty, unique entryway, monumentation to the community. But there you go. You get some shots, some aerial views of the, the big lake that they have in the middle, the waterway behind. another cool thing about this community, it sits right behind, Topsail Island. So, North Topsail is going to be the closest beach, to Summerhouse. So it's kinda has, like, the best of, both worlds because it's got the water access. It's got the, you know, access to, North Topsail. again, it's right there in the town of Holly Ridge and, just South of Jacksonville, North Carolina, just North of Wilmington, North Carolina. But there's a shot of the beer at Topsail, but, we're gonna take a look at, where it is located. As you can see here on the map, the red arrow, it sits right below kinda Sneads Ferry, Holly Shelter. It's like, it's right below Jacksonville. You're probably about a fifteen, twenty minute ride to Jacksonville. Probably about a forty minute ride into, Wilmington. But this let's take a look at some of the numbers here. the taxes are based on assessed value. So if your home is assessed at 500,000, you'll roughly pay around 5,000, dollars, in the annual real estate tax. The HOA there, it's around $1,760 per year, and that covers, like, all the amenities, which we'll talk about here in a second. They got basketball courts. They have a billiards room. They have a huge, clubhouse, which we'll see. The, boat dock house, community pool and fitness center, common area. They got pickleball, tennis courts, walking trails. you know, we mentioned that, it's a waterfront community. They do have, boat ramp and RV and boat storage, which is pretty neat. next clip here is the flood map. You can see here that, you know, being, on the coastal, waterway there, the ICW, you're gonna find some properties that might fall in that v e zone. just a few in that a e zone. But you can see there's a lot, of, properties that aren't gonna, require you to get flood insurance in Summerhouse. So that means that the this area here sits pretty high and dry. Again, you got some some areas on that creek on the one side, and then, obviously, the property's down, along the, Intracoastal Waterway, which is pretty typical. Going into their clubhouse, it is massive. I mean, this is a shot of, the clubhouse there walking into it. It's got these the ceilings have got to be at least 16 foot tall. It's grand. It's luxurious. It's got some really cool balconies that you can, overlook the pool area. It's got a lending library inside the clubhouse. It's got a really cool, kitchen for functions and parties Got a nice little game room, billiage room there, but, it's a really neat community. But kinda getting back to it, they do have some lots that, are still buildable. You can buy a lot and build on. There's still a little bit of new construction, but here's a shot flying over, the Grand Clubhouse that they have here. They have, like, a lazy river in tons of different pool areas. They've got a weight in zero entry, to the area to the pool. But you can see there the, Intracoastal Waterway in the background, Topsail Island in the Atlantic Ocean. Really cool spot there, on the Intracoastal Waterway. You can see they got some pickleball courts. They got some walking trails throughout the neighborhood. I I would say this this neighborhood's fairly active. You see a lot of people cruising around on their golf carts, whether they're going up to the, clubhouse or going down to the, the waterfront, which we'll, see here in a second. But, you know, if you're into boating and you're looking for a community that has a lot of amenities, Summer House might be, a cool one to put on your list. What I'll do is, since the market changes, I'll post a link in the description of this video, and it'll take you to a page that's got everything for sale. You can check out what things are selling for, comparable sales. I don't have all the data, and that that page gets updated every fifteen minutes. But here you see they got some walking trails around the lakes here. they they when you drive through the neighborhood, it's well manicured. It's got beautiful landscaping. And then when you add in that, cloak that coastal flare being close down to the, the waterway, it's a pretty, unique community. But there's the big lake, the nice walking trail around, and I think it's, I think it might be, a mile and a half around the lake there. Okay. Getting down here towards the, the the waterway, the Intracoastal Waterway, you'll see that some of the houses are built on pilings. you can see this is really cool shot here. You can see the the boat slips, the docks, some of the homes with just gorgeous views of the Intracoastal Waterway. But you'll see there, you know, a lot of the houses down there are gonna be built on pilings because you're in that AE zone. Here, you got a little bit of boat traffic on the water, but what a pretty day down there. I mean, this is great for, you know, getting the paddle board out, getting your little skiff out, your boat. you can be in and out to an inlet. You can zip on down to, you know, some on the waterway as well. But Summer House is a really unique, neighborhood.
