Hey, everyone. Welcome to another community spotlight. Hi. My name is Brian Schrader. I'm the coastline NC Real Estate team here at Blue Coast Realty Corporation down in Wilmington, North Carolina. today's spotlight is going to be on the active adult community of Compass Pointe. Compass Pointe has, multiple different amenities. It's close town is going to be, Downtown Wilmington. As you can see here, you're about 15 minutes away from restaurants, nightlife, and activities. So its closest beach is going to be Wrightsville Beach about 30 minutes away, as you can see here in the, the video. the other closest beach to Compass Pointe is going to be Oak Island, to the south, and it's around it's probably about 35 minutes away. From that beach as well. But you could see these two beaches are gorgeous. They have, you know, pretty blue water, white sands. So we're gonna take a look at where Compass Pointe is on the map and get some more details about the community. So as you could see here, Compass Pointe, you see at the arrow and the star. That's where the community sits. It's about 50 minutes, away from downtown Wilmington, 30 to Wrightsville, and about 35 to Oak Island, and in about 45 to 50 minutes to, the South Carolina border in North Myrtle. So diving into the community, I always pull a flood map. You'll see that, Compass Pointe, all the properties in humbest point or outside a flood zone. So you're not required to carry flood insurance on your property. If you have a mortgage, there is a small stream or creek at front of Compass Pointe, but that kinda is outside the neighborhood boundaries. So looking at some of the figures, taxes are based on assessed value. So if you own a home in Compass Pointe that's assessed at 550,000 you'll pay roughly around $2310 per year in annual real estate tax. The HOA on a single family home in a neighborhood that does not include lawn care will be around $2414 per year And what that covers is covers all the amenities in Compass Point, like the basketball courts, the clubhouse, the fitness center, community pool dog park. the neighborhood is gated. They do have an indoor pool, a lazy river, It covers the common area, in between and all the road maintenance. It also has a, pickleball court party room playground, RV, and boat storage, sidewalks, and it does include the tennis courts and, street lights. So Let's take a look. Compass Point is a very amenity rich community. Here's a photo of their Grandland eye an activity center. Here's another shot at their basketball courts, pickleball courts, and tennis courts. They do have it on-site fitness center. I also have some treadmills here in free weights. Here's a photo of their lazy river which is pretty unique. I think it's probably the only community that does have a lazy river, in our area. They do offer an indoor pool, which is great in the fall and wintertime. If you like to swim and do water aerobics, they also offer a an amphitheater for different concerts and events. And they do have a separate membership, to the golf course and, it has its own club house, restaurant, and they do have another, outdoor pool which is associated with that membership, as you can see here in this photograph as well. So let's take a drive through the community here. You'll see that Compass Pointe offers, custom homes, town homes throughout its neighborhood. Here's a shot of the Grandland Nye again. Again, we talked about how active, the community is. They do allow golf carts in this community so you can zip around on one of them. They actually have street pass for golf course. But here's inside interior of the Grandland 9 where they host different functions and events. Here's some shots of the, the neighborhood and, the golf course. And you'll see that, you know, it is a an eighteen hole golf course. It's well manicured. as you drive through its gates, you'll see that it has a lot of the, tropical palm landscaping. So It's a really unique community. If you're looking for that golf experience, you're looking for, um, you know, that along all the different activities. It's got a full list of different activities to it. So, anyway, I'm going to, post a link like I always do my videos in the comment section of this video that it will drive you to a page. It's got every home and townhome for sale, in Compass Pointe, and also lots too. They do have some building lots available. But I'll put that in the comment section here.
