Hey, everyone. Welcome to another community spotlight. Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate team at Blue Coast Realty Corporation down here in Southeastern North Carolina. Today's topic, the community of Winding River Plantation. It's a good one. We're gonna talk about all its featured amenities, the taxes, the h o a's, the whole 9 yards. So please watch this whole entire video if you have any interest in this beach town community. enough about that. Let's dive in here and take a look at Winding River. It is a golf course community that's located just minutes away from this gorgeous beach that you see here in the background. This is Holden Beach. You got miles of white pretty sands. it is a huge asset, to Winding River being so close. They also have a beach club, which we'll get into here in a little bit in this video. that is oceanfront on Holden Beach. So, before we get started, let's take a look look at the map here. You can see here at the red arrow, that's where Winding River is located. You can see it's just minutes to Holden Beach and other islands in Brunswick County like Oak Island, Ocean Isle, and, Sunset Beach. So the proximity from Winding River to Wilmington is about 40 minutes. You can also take a short drive south to get into Myrtle Beach within about 25 minutes. So it's got a great location. It's located in that Brunswick County area. So let's take a look, a little bit closer to the community. This is a flood map. You'll see that, the Winding River, it hugs the, Lockwood Folly River. So you're gonna find a few areas in that brown shaded zone that are in that a e flood zone. So that means that you're required to carry flood insurance on the property if you have a mortgage on it. But, primarily, you can see here, I would say around 90 to 95% of all the homes in Winding River Plantation are gonna be outside that flood zone. So you're not required to carry flood insurance. That's gonna be in zone x. So let's take a look at some numbers here. taxes in Winding River, they're gonna be based on assessed value. So if you own a home in Winding River that's valued at or assessed at 600,000, you'll roughly pay around $2,650 per year in annual real estate taxes. Now the HOA there, on a single family home runs you around, 2,032 per year. And what that covers, it covers all of the amenities, which is the beach access, the beach rights, the clubhouse there, on the property, the common community garden center. They have a community pool, fitness center. They've got gates going into each sub neighborhood. the golf course, it's a separate membership, but they also listed here as being a benefit. Jogging path, the maintenance in the common areas, the roads. they also have a marina, which we'll get to here in a second, that is on the Lockwood Folly, river. In the, docks, in the boat slips, they have a party room, the meeting room, picnics picnic area. They have a ramp there. They also have restaurant on the facility as well. They have RV, and boat storage which, I think that's an extra $125 per year if I recall. Tennis courts, pickleball courts and trails throughout. The golf course, it's 27 holes. It's a Fred Couples design. It is semi private. The initiation fee to Carolina National is $4,000 and they do sell outside memberships. so if you don't if you live outside the the neighborhood, you can join this golf course. So that's enough about the numbers. Let's take a look at the golf course and what Winding River has to offer. Here's some shots of the golf course, the community outdoor pool area, the beach club there that you can see on Holden Beach, just gorgeous. Oceanfront, it's got a, you know, clubhouse and pool area as well. Here's some shots of Holden Beach. Another shot of the clubhouse there on, on Holden as well. here's a shot of the golf course, clubhouse, overlooking some of the holes on the 27 hole golf course. But they have a lot of different amenities, throughout. The neat thing about Winding River is that the golf course hugs the Lockwood Folly River. Here's a shot of some of the fitness center, equipment they have here in the neighborhood which is included in the h o a fee. And here's some shots the outdoor area around the pool. So they have a lot of different clubs and activities, throughout. Here's a shot of the marina down on the, Lockwood Folly River. So you can jump on a boat. They also have like a little, river club down there as well. But you can jump and leave from this area and take your boat all the way to the, beach over at Holden Beach. They also have a set of docks over there as well on the backside of the intracoastal waterway. But here's some shots flying over the golf course, another shot of Holden Beach there. I would say most of the homes in there are gonna be custom homes. There are some semi custom homes as well. There is one little small section of townhomes, just a few townhomes, but primarily, it's a single family, homes community.
