Welcome. Welcome to another Community Spotlight. Today, we're gonna be talking about New Southbridge. hi. My name is Brian Schroeder with the Coastline NC Real Estate Team at Blue Coast Realty Corporation. New Southbridge is a community that's located it's close to Oak Island in Southport. it's kinda unique. It's got its own little par 3 golf course. But, here's some shots of the neighborhood. You can see the the greens on the par 3 golf course that they have scattered throughout the neighborhood. So we're gonna talk about the neighborhood, what they're building there now, some opportunities and what areas it's close to. I have a shot of the, the the the pier at Southport. It's at the mouth of the Cape Fear River where Oak Island and Bald Head meet and the Atlantic Ocean. So it's as close as town. It's about a 15 minute drive down to 11. So it's, it's pretty nice. Its closest beach is going to be Oak Island, as you can see here in the video. It's, it's pretty. It's 1 of the big advantages of being close, or in this community because you have easy access, to the ocean, to Southport and it's, it's kinda tucked in there a little bit off of 211. So, So we're gonna take a look at, the area here and, the location. You can see here on the map, that's where it's located. It's right off of 211. So it's about a 40 minute drive from downtown Wilmington. Your hub's gonna be either more south port or it's only about a 15 minute drive south to the town of Shiloh as well that has a lot of shopping and restaurants and some golf courses there as well. So you can see, close to Oak Island, close to Southport. We're gonna take a look, like I do in all my videos. Here's a shot of the flood map and you really don't see too much on here and that's because none of the area, within New South Bridge is in a flood zone. So it's all in zone x, so you're not required to carry flood insurance on your property if you have a mortgage. Looking at some of the numbers here, it taxes are based on assessed values. So if your home is assessed at 300, 000, you'll roughly pay around 20 I'm sorry, $1200 per year in annual real estate taxes. And the HOA there is around 1200 dollars a year as well. What that covers, it covers the clubhouse, the community pool, the, the golf course. They do have RV and boat storage on-site. It does they do have tennis courts and trails throughout. And it also includes, which, is pretty unique, access to the Winding River Boat Ramp off of Lockwood Folly. So here's a shot of their pool and clubhouse. Like I said, this community is not big at all. It's kinda small. So we're gonna take a look. Here here's some of the new homes. LGI is still building new in this neighborhood. they're about, I think they probably have around 10% left to go there. But here's some of the different different styles. As you drive through, you'll see some of the different architecture. You'll find some 1 story homes. You'll find 2 story homes throughout. So here's just some different angles of some different, homes throughout here. And then let's take a look at some of these real properties. Here's a shot of the pool and then we'll fly over the neighborhood to give you a good idea of kind of the layout. It it butts right up to Avalon so that's another community as well. So you have residential around you. As you can see, kinda some of the homes and as you fly here, you'll see throughout that little par 3 golf course that I'm talking about. And that's covered by the HOA. So if you're that golfer that just likes to hack around a little bit, it's a really neat, unique, feature because it's not found in any other neighborhood that I know of. Maybe there's 1 in Wilmington that's like that. But here you go. There's some shots of the homes. There's shot of the pool. I just wanna give you an idea of kinda, you know, the neighborhood and what I'll do, for you guys, like I always do. I'll post some links in the bottom of the description that'll show you everything for sale as far as the new construction, as far as, like, what they're building, with LGI and also some of the resale properties throughout the neighborhood. So you can see here, it's quaint. it's been around. There's like, an older section and a newer section. But, again, they are still building some properties in the very back of the, the neighborhood. So it's a good opportunity, uh, to get in whether you're looking for a resale property now, or if you wanna build new. Here's some shot of some of the greens on the par 3 golf course, but its, its location is pretty cool. It's, like I said, it's close to the ocean, but not only the ocean. And, it's got that nice little feel to it, as you kinda drive through the neighborhood. It's not too big and not too small.
