Hey, everyone. Welcome to another community spotlight. Today, we're gonna be talking about Mill Creek Cove. hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in Southeastern North Carolina. Mill Creek Cove, it's a it's a neat little community. It's off of Sunset Harbor Drive. It's got a nice entrance that you can see here as you pull through the community. It's got a little guardhouse gate there. And, as you can see, it's got curb and gutter, um, 12 landscape. But we're gonna take a look at, kinda, yeah, this community and what's around it so you can get a better understanding of, what you know, where this is located and what it has to offer. It's, uh, nearest town is, Southport. Here's a shot of Southport with the fishing pier. There's restaurants, definitely things to do. so you have Southport to the north and you also have the the town of Shalote to the south. Both both have easy access to get to. so it's, one of those communities. It's nice. It's, close to the water but not right up on the water. And, there's actually a boat ramp, down at the end of Sunset Harbor Drive as well. Your closest beach is gonna be Oak Island as you can see here in the background. so it's, the west gate or the west bridge is gonna be the easiest access to, to the beach from Mill Creek Cove. So let's take a look at on the map, as you can see here, the red area, this is where it's located. It's definitely in southeastern Brunswick County. it's close to Oak Island as you can see. also you can see Southport on the map and then just south you'll see the little town of Charlotte. It's not on this map but it's also about a 50 minute drive from that area as well. So taking a little bit closer look of the community. Mill Creek does sit on the creek, so this is a, a shot of the flood map. You'll see that some of the area does fall in that a e zone. So if you're if you have a house that's in that, brown area, you're required to carry flood insurance. But I would say around 70, I would say 80% of the homes are outside that zone. it does have some really unique, elevations there. So it does, like, you know, you drive through the community floor area, it's pretty flat. there are some hills and stuff within this little neighborhood off of that, off of Mill Creek. So looking at the numbers here, the taxes are based on assessed value. So, if your home is assessed at 300,000 in Mill Creek Cove, you'll roughly pay around $1200 in annual real estate tax. The HOA for a single family home in this neighborhood is $900 per year. What that covers, it covers the community pool, fitness center, the maintenance of common area, the roads, street sidewalks, and the tennis courts. So we're gonna take a look at some of these amenities, but first, here's a shot of their their master plan map. You can see how it's laid out. You can see where the creek is. so this is where all the different homes are. They are building new still in this neighborhood. They have a few pads left. You can see in the shaded blue areas. But taking a look, here's the shot of their pool and clubhouse. And, you know, they have that and they also have a cool little feature. This is a nice little putting green that they have up by the clubhouse as well. They also have some nice tennis courts. But as you go through the neighborhood, you'll see here's some of the shots of the new home construction, just to give you an idea of, some of the architecture here. There's some of the 2 story homes. They also have some 1 story homes that are available as well. There's a shot of those. Two different kinds there. But let's, let's take a look at let's, take a look at some of the overview of the community. Here's a shot, the clubhouse and the pool area. You can see, the the kinda creek in the background. Here's some shot of the homes. You can see there's some, you know, some there's some building pads that are still available, to build on in this area. But you can see it's a it's a nice, neighborhood. It's kinda tucked in. Here's a shot of the tennis courts. you can see some of the new construction in this shot as well. But it's nice because of the location. Um, the HOA fees are are fairly low. As you can see, you're you're close to water. Here's a shot of you got the creek and you also have the Lockwood Folly River right there. And you can also stretch your eyes and see the ocean. So you can see how close, to the ocean you are. that's Oak Island off in the distance. But, this is just some aerial shots just to give you guys an idea of the neighborhood. They didn't really clear cut this neighborhood, which is nice. So you get a lot of the trees as you as you drive through the neighborhood. It's kinda has that has some of that nice landscaping that's natural. Some of the, yards do back up to some buffered areas which kinda makes it nice. The size of the lots here, pretty pretty nice size, you know, if you're looking for something that's got little bit more of a backyard besides, some of those zero lot, communities out there. But it's a beautiful community. it's got a lot a lot of things going for it. it doesn't have that many resales properties in it yet but, what I'm gonna do is I'll post a link in the description.
