Grande Palms Homes for Sale in Bolivia, NC

Hi. My name is Brian Schrader. I'm with the Coastline NC Real Estate Team at Blue Coast Realty Corporation down here in Southeastern North Carolina. Today's community spotlight is gonna be called Grand Palm. Grand Palm is a community that is down in Brunswick County, sits kinda right behind that Oak Island area, down Sunset Harbor Drive. So we're gonna talk about the community, the taxes, the HOA, and what has to offer. So here's driving to the neighborhood. You can see they have an area that has already been developed. They also have another section that is building new. Closest town here is gonna be the town of Southport that you can see here in the clip. Down here, they got a river walk, or sorry, a a water park, and it's a fishing pier. And its closest beach is gonna be Oak Island that you see here. Pretty water, pretty sands. So we're gonna take a look at where, Grand Palms are located. As you can see here on the map, the star and the arrow, you can see it's down that lower, our southern part of Brunswick County. It sits kinda between that Holden, beach and Oak Island area. It's off of Sunset Harbor Drive. One neat thing about this, community, if you drive down Sunset Harbor Drive, at the very end, there's a community boat ramp. So if you're into fishing, it's a great access point to, to get out to the intracoastal waterway and then out to the Atlantic Ocean. Here is a shot of the flood map. you can see here where this community is located. You're not required to carry flood insurance on your property. So it's out of, those AE and VE flood zones. Moving along to the, figures, taxes, or based on assessed value. So, if your home there is assessed at 250,000, you'll pay roughly around $1100 in annual real estate taxes. The HOA here is around $456 per year and that covers the, maintenance of the common area and the roads and sidewalks and street lights. So there really aren't any amenities at this community. It's why the HOA is very low. So if the if the amenities aren't important to you and you're looking for a nice community that has a a low HOA, this might be a a good community for you. Here's a overall picture of, the site map here. You can see to the right, they have an existing area and then all the areas in red, blue, and the white, are gonna be Doctor Horton where they've sold and they do have new construction back in that white section. So here's, some shots of the different styles of architecture that you might find in this community just to give you an idea of what they're building. And I'll post a link in the description so you can get an idea of, what's available, what's for sale, in Grand Palms. So here's just moving along some different idea, the different styles. But we're gonna take a look here too and get an overall view. You can see here. I'm up in the air. You can see the Intracoastal Waterway in the background. You're really close to that water, but not right up on it. So you can see just flying to the community. They all they don't have a whole lot of garages in this neighborhood. So they have basically, a, you know, a park or driveway for 2 to 4 cars depending on the the lots But you can see it's pretty small, pretty quaint. It's a cute little area down there. Some of the homes, have very large backyards. Some of them back up to little nature preserve areas. So, looking for a community that's on the newer sign that might have some woods in the back that's got a big backyard, this could be a good fit for you. Again, Doctor Horton is building new in this section right now. And I'll show you. I'll flip the camera around. You can see some of that future development that they're gonna be, building out here. But they're probably around, I would say, around 75% complete, build out in this neighborhood as we speak. So this is Grand Palms. again, I'm gonna switch it around. You could start to see there there's some of that future development. The roads are already in. Building pads look like they're ready to go. So, it won't be long till this is a finished complete community. I do think this is their last section but, you never know. They could tack on another piece of property to the side.
